You get 14-day cool off period (Free cancellation period) to cancel your booking after you sign the tenancy agreement. If you cancel within the 14-day period, your booking fee is refunded.
If you make your booking fewer than 14 days before your tenancy start date, you may cancel your booking until the 14-days after you sign your tenancy or the date you check-in, whichever is earlier.
If you cancel your booking after the 14-days cool off period, your booking fees is not refunded, and if reasonable, you are obligated to pay the rent as per the tenancy agreement.
If you would like to cancel after having moved in, you are required to find a suitable replacement student to take over your tenancy agreement. Once the replacement tenant pays the rent due, your deposit and any paid rent is refunded to you. And if you fail to find a replacement, you are responsible for meeting the conditions of the tenancy agreement and pay the rent.
What will be included in my rent?
This year, because the New Era Square complex is not yet complete, our rents will start from as little as £145 per week and only go up to £175 per week.
Utility bills and high speed internet
All utility bills including electricity, gas and water will be included in your rent. Your rent will also include high speed broadband with WiFi, with as much as 600Mbps download speed.
Kitchen facilities
Everything you need to cook a meal will be provided for you in your studio. All kitchen areas will include cupboard space, a two-ring hob, combination microwave oven, fridge with a freezer compartment, toaster and kettle. There will also be a dining table with two chairs or stools.
To make life easy for you, we will also provide a kitchen pack with all your crockery and cutlery essentials.
Bedding
All our studios opening in September 2017 will have a bedding pack ready and waiting for you, so you won't need to go rushing out to buy a duvet when you arrive. At New Era Square we want to give you all the space you need, so your studio will have a UK full-size double bed, which is 137cm wide x 190cm long.
TV
Every studio will have a TV.
Please note, we do not include a TV licence. UK law states that if you plug in to watch or record live TV on any channel, or if you intend to use BBC iPlayer, you will need to purchase a TV licence. You can find out more and pay for a TV licence at: www.tvlicensing.co.uk/student-tv-licence.
What else is included?
Every studio has a two seater sofa, a bedside cabinet, and most studios have a coffee table too. Some studios also include an additional one seater sofa and an additional bedside cabinet.
Will there be laundry facilities?
Yes - there will be a launderette on site for all students to use. You will have access to an app with a Laundry View function, so that you can check how many washing machines are available from the comfort of your studio.
Will there be somebody on site to help me during the day?
Yes, at New Era Square we want to help you stay carefree while you concentrate on your studies. That is why our receptionist will be here during the day to greet you, answer any questions or worries and accept parcels on your behalf.
There will be 24 hour on site security via CCTV and key fob access to the building, so you can rest assured you are being well taken care of.
Can I live here while on an internship/work placement year?
We welcome all registered students to come and live at New Era Square, whether you are studying this year or completing your work placement year as part of your degree.
Are there shorter contracts available for Study Abroad / ERASMUS students?
There are shorter contracts available for students who won't need accommodation until January 2018, perfect if you will be coming to Sheffield for Semester Two of the 2017-18 academic year.
Are the studios suitable for couples?
Because of the exceptional size of our studios, our larger options are ideal for a student couple to live in. There is a £20 per week increase in rent for couples, to cover things like the additional water and electricity usage, wear and tear of the studio.
