You get 3-days Initial Cancellation Period (Free cancellation period) to cancel your booking, if you sign and accept the Tenancy Agreement before 1st August 2018. And you get 1-day Initial Cancellation Period if you sign and accept the Tenancy Agreement after 1st August 2018. If you cancel within the initial cancellation period, your security deposit is refunded.
If you would like to cancel outside the Initial Cancellation Period, you remain liable to pay any rent as per your contractual obligations of the Tenancy Agreement, until you are able to find a replacement tenant.
If you do not meet the grades of the university you initially applied to, you may be released from the contract and receive a refund of your deposit provided you provide a proof of this from the university or UCASwithin 7 days of receiving your results.
If you do not meet the grades of the university you initially applied to OR fail to receive a VISA, you may be released from the contract and receive a refund of your deposit provided you provide the documents as a proof of this within 3 calendar days.

A - Jubilee Campus is a 5-10 minute walk away. University Park Campus is a 15-20 minute walk, or residents can catch the free University hopper bus from Jubilee Campus.

A - A 25 minute walk or 5-10 minute bus ride. The Pink line buses are £1 with a student card.
Q - Where is the nearest supermarket?
A - There is a Lidl across the road and a Tesco Express about 2 minutes' walk away.
Q - Is there a medical centre nearby?
A - There is a health centre on University Park Campus and a doctor's surgery 10 minutes' walk away on Ilkeston Road.
Q - Where is the nearest cashpoint?
A - At the local Tesco Express.
Q - Where is the nearest police station?
A - A 15 minute walk away at Canning Circus.
Q - Where is the nearest post office?
A - A 10 minute walk away on Ilkeston Road.
Q - Where is the nearest gym?
A - Across the road behind Lidl.
Q - How far are the bus/train stations?
A - Bus 2 goes directly from Ilkeston Road to Victoria Bus Station. The Indigo bus goes directly to Broadmarsh Bus Station from Derby Road. The train station is a 3 minute walk from Broadmarsh Bus Station.
Q - Where's the nearest bus stop?
A - On Ilkeston Road, 2 minutes' walk away.
Q - What's in my room?
A - Your room is fully furnished with: bed, bedside table, desk, chair, wardrobe, chest of drawers, shelves and noticeboard.
Q - What is included in the kitchen?
A - Kitchens come equipped with: cooker, microwave, fridge/freezer and kettle. You will need to provide your own crockery and cooking utensils.
Q - Who cleans my flat?
A - Our on-site cleaning team will clean the communal areas of your flat weekly. We recommend that residents create a rota to ensure these areas are kept tidy so they can be cleaned. Residents are responsible for cleaning their own bedrooms and en-suites.
Q - Can I bring a pet?
A - Sorry, pets are not permitted.
Q - Where can I do my laundry?
A - Each court has its own laundry room with 5 or more washers and dryers. We use a top-up card system.
Q - Can I personalise my room?
A - You can personalise your room using accessories and bedding, which you need to provide yourself. We ask that you don't put posters on your walls as any damage caused will be chargeable.
Q - Can I have guests to stay?
A - Guests are permitted for a maximum of 2 consecutive nights. Please sign them in at reception on arrival.
Q - Can I bring my car?
A - We have car parking available for an additional fee. Please contact reception to find out more.
Q - Is there anywhere I can store my bike?
A - Yes, we have secure bike storage across the site. We recommend that you bring a bike lock.
Q - Where do I collect my post from?
A - All letters and deliveries will be delivered directly to your flat. We do not accept parcels or post in reception, so please ensure that you are available to collect deliveries.
Q - How do I report maintenance issues?
A - You can visit reception and fill out a repair form or call us directly to report the issue. If it is a leak or an emergency issue, please let us know as soon as possible to prevent any damage in your flat.
Q - Can I change my room?
A - We allow transfers from around mid-October each year. If we can find you a suitable transfer we will move you as soon as you are ready. Please note that there is an administration fee of £50. Please speak with the team for further information.
Q - Do I need to have a TV Licence?
A - You will need to purchase a TV licence if you wish to watch or stream live TV in your flat. We recommend that you get a TV for your communal area and share the cost between you and your flatmates.
Q - What events do you arrange on the site?
A - The JCR committee, supported by the Student's Union, organise events on and off-site throughout the year. The Resident Tutor team organise events such as exam de-stress workshops, Personal Safety Awareness courses, and Winter Wonderlands! The on-site team also organise welcome BBQs, charity fundraising events and an end of year carnival.
Q - What facilities are there on site?
A - Quiet room; ball court; common room with 50" LCD TV and Sky.
Q - Can I store my possessions in the summer?
A - If you are returning for the following year and are staying in the same room, you may be able to leave your items. Please speak to the team for further information.
Q - Can I book for summer?
A - We offer summer stay lets every year from the end of our 44 week contracts in July until mid-September. Please contact the team for further information.
Q - Can I arrive early?
A - Due to essential works on the site throughout the summer, we unfortunately cannot permit residents to move in earlier than the start of their contract in September.
Q - What about safety and security on site?
A - The on-site team are available during office hours. Outside of these times a Security Guard is on site. CCTV cameras are positioned around the scheme. We have recently installed new block doors and a gate entry system to one of the main courts. Our residents' safety is important to us, and we display and email advice to them throughout the year. Our Resident Tutor team are also available out of hours for welfare support and advice.
