Your deposit is £150, and will be due for payment at the time of booking your room. This secures your booking, so that you can take a little bit of time to complete your contract without worrying. Your deposit will also be used to pay any damages that may occur during your tenancy. You will receive your deposit back within 30 days of the end of your tenancy.

A guarantor commits to ensuring that the terms of the tenancy agreement are complied with.

Guarantors provide us with additional financial security in the event of a change in your circumstance. If you would like to pay in instalments throughout the year, you will need a UK guarantor.

If you cannot provide a guarantor, you will need to sign a Full Payment Contract, which means your accommodation fees will be due in one lump sum payment before you begin your tenancy with us.

We offer a ‘cooling off period’ of 7 days after you have secured your accommodation by paying a deposit or/and signing the Assured Shorthold Tenancy [AST], on condition that you have not already checked into the accommodation. In these cases, you must provide email/written confirmation to the site. You will no longer be liable for the contractual obligations as set out in the tenancy agreement, and we will refund your full deposit.

If you wish to cancel your booking after the 7-day cooling off period, you will remain liable for the contractual obligation set out in the tenancy agreement.

Exceptions to this may be considered if proof is offered under the following circumstances:

Your UK Visa application has been denied

You have failed to obtain the required qualifications to get into your first University of choice

Extenuating circumstances e.g. ill-health, family circumstances

Where proof is required, this must be emailed to site, then the request to cancel will be considered. If you have failed to obtain your grades to attend university or your UK visa has been denied, the proof must be supplied and emailed to the site within 72-hours. On receipt of the proof we will cancel your booking and refund your full deposit. You will no longer be liable for the contractual obligations in your tenancy agreement.

If you fail to send the proof within the 72-hour timescale, your deposit will be retained. If you fail to tell us until after the tenancy commencement date you will be liable for the full contract.

If you are no longer attending university or are unable to live away from home due to extenuating circumstances, then please contact the team at Abodus Student Living who can advise you further.

If you hold an AST through a university nomination, this may vary, please check with your accommodation team at site.

After you have checked in and collected your keys you lose the right to cancel your tenancy. You are liable for the full rent unless a suitable replacement is found to take over your Assured Shorthold Tenancy. Only when a suitable replacement has been found and they have completed their tenancy and paid any rent due, will you be released from your tenancy liability, and we will refund your deposit provided the room was returned in an acceptable condition.

If you have withdrawn from university due to extenuating circumstances, then please speak to our team at Abodus Student Living, who can advise you further.

If you want to change your room booking prior to the tenancy start date we will try and accommodate any changes subject to availability, please contact the site directly to discuss your booking.

If you want to move or swap rooms after your tenancy has started, we will try and accommodate your move subject to availability and your rent account being up to date. A £50 administration charge will be retained from your deposit.

Q. Can I book if I am under 18?

We require that any tenant living at our property is 18 or over. If you are still 17 and making a booking, don’t worry - just make sure you will have turned 18 before you move in.

Q. Can I find out who my flatmates are before I move in?

While we can let you know the ages and genders of your future flatmates, we cannot provide their names or any other personal information. This information is present during the self-select process online.

However, you can find your flatmates through our Facebook pages, or through your University’s social media – it’s a great way of getting to know everyone in your flat before you’ve even moved in!

Q. Can I park onsite?

We do not provide car parking at our sites.

We advise residents not to bring cars to our accommodation as parking can be long walking distance from our sites and also costly. 

Q. Can I swap rooms?

It may be possible to change your room after you have moved in - we suggest you get in touch with your accommodation team on site, over the phone or through email. Please note to be able to complete a room move, your rent account will need to be fully up to date, an inspection of your room will take place and you will incur a £50 administration fee that will need to be paid before the move can take place.
