If you are looking for a more sociable student life experience you should opt for the en suite room in a flat shared among 7-8 students. All rooms are well furnished with a comfy bed, more than ample storage spaces, study station and your private en suite bathroom. The kitchen and living area is shared among the flatmates and is inclusive of a flat-screen TV and comfortable sofas; where you can unwind and socialize with new people. If you are a group of 3, you can go in for the 3DIO apartments, which have 3 non-en suite bedrooms, communal kitchen & living space and 2 shared bathrooms. If you like having the place to yourself you can choose from an assortment of studios. All of them have similar features to the en suite room, with the addition of a flat-screen TV and well-equipped kitchen.

There is a secure cycle storage onsite, so you won’t have to carry it to and fro from your flat. Your safety is very important; therefore, there is CCTV security round the clock. If you have a group project to work on and find it difficult to accommodate so many people in your room, utilize the study room. Mode of Payment
Pay using a debit card or a credit card (with 2% surcharge) online, over the phone or at the reception.
You may cancel your booking within 48 hours of signing your tenancy (before 31st July). In this case, your deposit payment along with any other rent payments will be refunded, after retaining an admin fee of £75.
If you have crossed the 48 hours cancellation period or your booking was confirmed after on or after the 1st of August 2019, you will not be able to cancel. Until a suitable replacement tenant is found to take over your tenancy agreement, you will be obligated to pay any rents due as outlined in the agreement. To re-let your room, the landlord will charge a small admin fee
If you are a prospective first-year student and your application at the university has been refused, you may cancel your booking provided you are able to provide a proof of this from either UCAS or the University within 7 days of your results being published.
If your Visa has not been granted and you have not collected the keys, however, the tenancy has already commenced then you will be charged for the period from the ‘Tenancy Start Date’ to the date you provide us with evidence that you have not been granted a Visa.
Change or cancellation of 58-61 week tenancy agreements
We understand that due to the current situation many students will no longer require the summer weeks in the 58-61 week tenancy agreements. This may be due to courses being taught online; being unable to access IELTS centres or already meeting the English language conditions of their university offers etc.
The policy on changing / cancelling tenancy agreements is:
-58-61 week stays can be amended to 51 week stays
-Students need to provide evidence from the university that the course has moved online / they no longer require the summer stay
-A new offer will be sent to students for the amended tenancy which students will need to accept before being released from the original agreement
-The new offer will be at the current advertised rate at the time the request to change is made
Any students who wish to cancel the full tenancy agreement can do so in line with the ‘no place, no pay guarantee’ or our standard re-let policy.
Q. Do I need to be a student?
Only full time students can live with Downing Students. You may be asked to provide proof of your student status and it is very important that you notify us immediately if this changes.
Q. Do I need to be studying at a particular University or College?
As long as you are a full time student you do not have to study at a particular university or college to live in our student accommodation.
Q. Will I need to pay a deposit?
Yes, a deposit is required and will be held with the Deposit Protection Scheme. The deposit will be refundable at the end of your tenancy providing the property is left clean, damage free and in the same condition as at the start of your tenancy and that you have provided a copy of your Council Tax Exemption Certificate or your Registration Certificate. The deposit only becomes refundable at the end of the agreed tenancy, so if the main agreement is not completed we will consider the deposit as payment in lieu of expenses incurred. However, first year applicants with a conditional offer of a place (dependent on grades) will be refunded the deposit if they can show written confirmation from the University that they have not been successful in securing a place.
Q. Do I need a Guarantor?
Yes, a Parent or legal Guardian resident in the UK must stand as Guarantor.
Q. What if I fail my end of year exams/A Levels and the University does not offer me a place for September?
If you provide written evidence from the University, within SEVEN days of your results being published and no later than 1st September (which ever date is the sooner), that you do not have a place we will release you from the contract without penalty and refund the deposit paid.
Q. What if I cannot get a Visa to study in the UK?
If you cannot get a VISA to study in the UK: Provided that you have NOT collected the keys, and you have evidence in writing that your application has been refused, we will release you from the tenancy and refund the deposit, provided that you send this evidence to us within 1 week of your notification.
If the Tenancy has already commenced, and you have NOT collected your keys, you will be charged for the period from the ‘Tenancy Start Date’ to the date you send us with evidence that you have not been granted a VISA, provided that we receive the evidence in writing within 1 week of your notification. If you have moved into the accommodation prior to your Visa application being declined you will be responsible for the rent until we can find a student to rent your room.
Q. When can I move in?
You can move in on or after the ‘Tenancy Start Date’ as specified in your tenancy agreement. We will write to you near to the time with more information about collecting your keys and our Reception opening hours.
Q. My Partner and I are both Students; can we share a room or Studio?
At Holbrook there are a limited number of Studios available for double occupancy. There is an additional charge per week for double occupancy, usually a one-off fee of £250.
Q. Can I live in a female only apartment?
We do have a number of flats where rooms are occupied by females only. If you book one of these rooms and wish to re-let it at a later date, it can only be let to a female student.
Q. Can I have visitors?
Unless otherwise stated, bedrooms are for single occupation only. Occasional overnight visitors will be allowed, at the discretion of the management, provided that no disturbance or inconvenience is caused to other occupants. You will be held fully responsible for the actions and behavior of your visitors.
