Payment Info

Deposit: Upon application, the applicant pays the holding deposit. This is equal to the amount of 2 weeks rent. If the applicant decides to withdraw, the holding fee is not refundable.

Rent Payment:

  • Upon check-in, a security bond equal to 3 or 4 week’s rent  (depending on the property) must be paid before tenants may enter the property.
  • Rental payments are due every Monday after the tenant moves in.
  • Valid photo identification is required to check-in.
  • Weekly rent payment can be made via credit card or EFTPOS, over the telephone or at your local post office using a PayWay card provided at check-in.
  • Please note that all amounts shown by Furnished Property Group on our confirmation and registration card are in Australian Dollars.
  • They accept Master Card and Visa.

Updates To Policy

Due to the ongoing COVID-19 pandemic, Furnished Property & UKO will offer a ‘Stress Free’ Cancellation Policy. Cancellations will be accepted up to 14 days prior to check in date for the following reasons.

1. VISA DENIED – If a student’s visa is rejected or the visa center remains closed.
2. FLIGHT CANCELLATION – If the scheduled flight is cancelled due to border closures.
3. INTAKE DELAY OF UNIVERSITY / EDUCATION PROVIDER – If the start date of the course has been postponed to a later date.
4. TRAVEL BAN – If there is a travel ban either in the student’s country of origin or in Australia preventing the student from travelling as planned.
5. MEDICAL CONDITION – In the unfortunate event that the student or close family member falls sick.

If the student’s circumstances fall into the above categories. We will cancel your leasing agreement and refund your holding deposit so long as you provide the following information:

• Written confirmation from you that you wish to cancel your booking agreement with Furnished Property & UKO.
• Supporting official evidence from relevant authorities.

The supporting evidence should be supplied to Furnished Property & UKO up to 14 days prior to arrival date.

Cancellation requests should be sent to [email protected]. The team will then review and consider your request for cancellation and will notify you via email whether your request has been accepted.

Your holding deposit (2 weeks rent) and any advanced rent payment made to Furnished Property & UKO will be returned to you within 4 weeks.

Please note: If the request is not provided on time, Furnished Property & UKO will assume a Cancellation of Agreement – General Policy, and the fees as outlined below will be applied.

CANCELLATION OF AN AGREEMENT POLICY

They understand that applying for student accommodation is a big step, especially for school leavers and international students. For your peace of mind, Furnished Property & UKO provides a Cancellation of Agreement Policy due to no visa or no university placement. 

CANCELLATION OF AGREEMENT – GENERAL POLICY

Cancellation of agreement BEFORE the lease commencement date. 

If a cancellation is requested less than 14 days before the agreement start date, the student will be responsible for rent until a replacement tenant has been found.

Cancellation of a booking during lease:  Furnished Property & UKO reserves the right to charge the student, the costs incurred as a consequence of the student’s early vacation of the room/apartment including (but is not limited to) the reasonable costs of the re-letting the room, cleaning, loss of rent.

CANCELLATION OF AGREEMENT – DUE TO NO VISA

INTERNATIONAL STUDENTS
If you are an international student (students coming from overseas) planning to study in an Australian educational provider, Furnished Property & UKO will release any qualifying international students:

CANCELLATION OF AGREEMENT BEFORE THE LEASE COMMENCEMENT DATE
A student can cancel an agreement without penalty if they do not receive a visa to study in Australia prior to their lease commencing.

CANCELLATION OF AGREEMENT AFTER THE LEASE COMMENCEMENT DATE
A student can cancel an agreement without penalty if they do not receive their visa to study in Australia up to and including the first 14 days of their lease agreement.
After this time, Furnished Property & UKO reserves the right to recover reasonable costs for agreement cancellation and early termination from advanced rent or bond payments (including but not limited to cleaning, advertising, administration costs and loss of rent) until the room is re-let.

WHAT SHOULD I DO IF I AM DECLINED A VISA?
If you fail to obtain a visa, we will cancel your leasing agreement and refund your holding deposit so long as you provide the following information:
• Written confirmation from you that you wish to cancel your booking agreement with Furnished Property & UKO.
• Supporting official evidence from The Department of Immigration and Border Protection (DIBP) showing that your visa application declined
The supporting evidence should be supplied to Furnished Property & UKO within 72 hours of you receiving official confirmation that your Visa was declined by the DIBP.
Cancellation requests should be sent to [email protected]. The team will then review and consider your request for cancellation and will notify you via email whether your request has been accepted.

Your holding deposit (2 weeks rent) and any advanced rent payment made to Furnished Property & UKO will be returned to you within 4 weeks.

CHANGE OF DATES DUE TO VISA PROCESSING DELAYS

Students can defer their leasing agreement with Furnished Property & UKO due to late provision of their visa, resulting to a deferral of the commencement date of their university studies in Australia.
Furnished Property & UKO will change the student’s lease agreement start date. The booking agreement, including all special terms, room type and location, will be held as previously stated in the original agreement.

A written request to change the lease commencement date should be sent to [email protected].

Please note: If the request is not provided on time, Furnished Property & UKO will assume a Cancellation of Agreement – General Policy, and the fees as outlined above will be applied.

Frequently Asked Questions

Q. Are utilities included in the rent?

Yes, Water, gas and electricity are included in the rent.

Q. When and how do I get my Bond back?

Your bond payment will be refunded to you within 14-21 days from your vacate date. When you vacate, you will be asked to provide us with one Australian Bank account for the bond to be refunded to. Please note that if you have paid your bond by credit card, we can only refund the bond to this credit card.

Q. Will the price of my rent increase?

Your rent will not increase during the term of your agreement however if you request to extend your stay the rent may be adjusted at that time.

Q. Can I have friends over to visit me?

Yes, you are allowed to have friends visit you but ask that you consider housemates and neighbors and ensure that your guests do not cause any disruption or damage to the property. As the person named on the agreement you will be held responsible should there be any issues caused by your guests which in turn could affect your bond. 

Q. Do I need to bring towels and bed linen with me?

You will need to bring your own towels however bed linen is provided.
