Rent Payment
Payments are due on the first day of the month. You can pay the rent at the management office or take advantage of one of our online options.

1. Forms of Payment At our option, we can require that all money payable to us is to be paid in cashier’s check, money order, personal check, or electronic payment but we are not obligated to accept personal checks after Rent is late. We cannot accept cash in the management office.

2. Late Payment and Returned Checks If your rent payment is received after the date specified on the Lease, you will be assessed late charges as stated in the Lease. A returned check fee, plus applicable late charges will be assessed on all checks returned by a bank for any reason. Checks will not be re-deposited. Returned checks must be replaced by a money order or cashier’s check within 48 hours of notification. Late charges will be charged from the first late day. After two returned checks, we will no longer accept checks for your rent payment or any other charges owed. It is your responsibility to ensure that all rent payments and other charges are paid on a timely basis. All monies received from you will first be applied to any outstanding debts such as delinquent rent, late fees, NSFs, utilities, charges for damage repair, etc. Any remaining monies will then be applied to the current month’s rent. If any amounts are deducted to cover a balance, your current month’s rent will not be considered paid in full and late fees will be assessed.

3. After-hours Payments Payments can be made after hours by dropping off your check, money order, or cashier’s check in the night drop at the management office. Be sure to include your name and apartment number on the check, money order or cashier’s check to ensure timely processing. If late charges are applicable, they will be assessed to your account and/or the payment returned. We have the right to refuse any payment that does not pay your balance in full.

Q. Do I have to bring any furniture?
Campus crossings on brightside only offer furnished apartment homes that are designed to accommodate your specific needs.
Q. What is included in the rent?
Our apartment homes include a complete furniture package; full-kitchens with dishwashers, microwaves, full-size washer & dryer, cable tv with HBO, high-speed internet, water, sewer, and trash are included. All residents will also have access to the services provided in our 24-hour clubhouse, fitness center, computer lab as well as the shuttle bus (tiger trails) which is easy
access to louisiana state university. 
 
Q. Is the community pet-friendly?
Campus crossings on Brightside are very pet-friendly. Dogs, cats, and fish are welcome here! There are modest pet fees as well as dog breed and weight restrictions which are outlined in the pet addendum for the property. 
Q. How close is the community to campus?
Just minutes from Louisiana state university! LSU offers a shuttle (tiger trails) to get around the campus area. We have a bus stop conveniently located at the front of the property. 
Q. Is there parking available?
Yes, campus crossings on Brightside have plenty of parking available to residents and their guests. We also offer covered parking for an additional fee which is outlined in our parking addendum.  
Q. When is rent due/how do I pay rent?
Rent is due on the 1st of every month; however, there is a grace period until the 3rd.  On the 4th, rent is considered late and subject to a late fee.

For your convenience, you can pay online via the property’s website (click on pay rent under the resident's section of our website) using a debit/credit card, set up an automatic withdrawal, e-check, or pay with a check or money order at the leasing office. No cash is accepted.
Q. Do I sign my own lease or with roommates?
Each resident is only responsible for the rent on his/her bedroom – this is referred to as “by the bed” leasing rather than a “joint & several” lease. So, if one resident moves out, the remaining roommates are not responsible for that roommate's rent.
Q. What if my roommates don't get along or I have issues with my roommates?
Sometimes this happens. Great people sometimes can’t live together for whatever reason. We’ve got you covered. Residents are able to transfer, dependent on availability (a transfer fee may apply).
Q. What if I have a maintenance issue or need in my apartment?
Non-emergency service requests (choose whichever option works best for you):

• submit a service request online using the resident portal. (click maintenance under residents on the website to set up an account.) Follow the prompts to complete the service request.

• call the office and speak with a campus crossings brightside team member or leave a message if your call is after the office is closed.

For emergency situations (water leaks, and toilet back-up's, ac or heating issues during weather extremes, non-functioning refrigerators, electrical outages, gas leaks, and fire):

• call the leasing office. We have someone available 24/7.

Q. What furniture is provided and what is included in the kitchens?
We offer fully furnished apartment homes.  A typical apartment might include a lounge chair, sofa, coffee table, end table, entertainment center and dining table with seating for the number of bedrooms in the unit. Bedrooms are furnished with a desk, dresser, full-size bed and privacy lock. All apartment homes include ceiling fans in the living room and all bedrooms. Kitchens include refrigerators, stove, dishwasher, disposal, microwave, and in-unit full-size washer and dryer. Please refer to the property website under apartment amenities for details and specifics for this property. 
Q. How do I receive mail and packages?
Mail - resident mail is delivered by the US postal service to your assigned mailbox. At move-in, you will receive a mailbox key. When you move-out, if you want to have your mail forwarded, you will need to complete a change of address form with the local us post office (the community office often has these handy).

Packages - the property will accept packages and they can be retrieved during the property’s business hours with proper id – you will also receive an email each time a package is delivered.

Q. What do I need to bring to my apartment?
You should contact your roommates prior to moving-in to coordinate the common area furnishings and items such as; televisions, sound systems, trash cans, plates, silverware, cups, pots & pans, etc. For your own bedroom and personal space, you will need to bring your bath and personal products; as well as a shower curtain & hooks, bath mats, towels, linens, pillows, and whatever else will help create your home away from home. Your new community's staff members are a great resource for planning your move – don't hesitate to call them with questions or simply to feel reassured about what you've already prepared. 
Q. Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?
Residents or guest's personal property and vehicles are not insured under the apartment lease agreement. We do require that all residents provide proof of insurance against loss or damage due to fire, theft, vandalism, rain, water, criminal negligent acts of others or any other cause. You can purchase a renter's insurance policy for a modest annual fee or your parent's homeowners policy may provide coverage. Of course, you may also obtain coverage through the property’s sponsored provider. Please ask the leasing office for more information.
