Q. What’s included in the rent?
The rent includes internet, cable, and trash. We also provide electricity and water which is billed back to each resident so you can avoid the hassle of setting up an account and the headache of gathering money from your roommates!
Q. Will my apartment come furnished?
Apartments are unfurnished, but staff can recommend furniture rental companies to make the furniture selection process an easy one.
Q. What’s an individual lease?
An Individual lease means you are only responsible for your portion of rent. Although you may have roommates that share the common areas of your apartment, you are not financially responsible for them and their names are not on your lease.
Q. Do I need someone to co-sign my lease?
Only the person living in the unit needs to sign the lease; however, if you do not qualify for the credit portion of the application, you will need a guarantor to sign a Guaranty Form.
Q. What’s a guarantor?
A guarantor is someone who guarantees timely payment on the lease. In the case of student living, a guarantor is usually a parent, guardian, or someone else who is financially stable. We require a guarantor only when the person living in the unit is unable to meet the application’s credit qualifications.
Q. Is there an application fee and/or security deposit?
We do not charge a security deposit at 21 Rio. There is a $100 application fee that covers a background check on the resident and credit check on the guarantor. We also require a non-refundable redecorating fee of $100. Contact our leasing office to learn more about pricing and fees.
Q. Do you allow pets?
Pets are allowed if they meet requirements and all roommates agree to have a pet in the unit. Please contact the leasing office to discuss deposits and restrictions.
Q. Do you offer roommate matching?
Yes! If you don’t have roommates in mind (or enough to fill the units in the apartment of your choice) but want to reserve your spot to live at 21 Rio before it’s too late, we’ve got you covered. We offer a roommate matching program that gives you the freedom and control to determine who you’ll live with.
Q. What kind of security is at 21 Rio?
Safety at 21 Rio is our utmost concern, and we provide more security features than you may find anywhere else. Security features include 24-hour mobile patrol, weekend security patrols, emergency maintenance, surveillance cameras in all public access areas, and controlled community and building key fob access.
Q. But, I can have guests right?
Of course! They can be granted access through our entry directories.
Q. Is there parking?
Absolutely. 21 Rio has single spaces in our secure garage. Spaces are leased on a first come, first serve basis, so don’t wait to contact our leasing office for availability and pricing.
Q. Can anyone access the amenities?
Not at all. We ensure only you and your guests are frequenting the amazing amenities we have to offer at 21 Rio.
Q. What if I have a maintenance request?
Our on-site maintenance team is dedicated to resolving any maintenance issues quickly and conveniently. You can submit maintenance requests online or in person at our leasing office.
Q. How much is rent?
Rent varies depending on the size of the unit, the floor style preference and the number of apartments left to lease. Please contact our leasing office to learn more about pricing before your favorite floor plan sells out.
