Lark Athens Apartments

Once this Housing Agreement is signed by Owner and Resident, Resident can terminate occupancy by providing written notice to Owner and by fully vacating the premises, provided that in all cases Resident will remain fully responsible for the Total Rent that would have accrued under this Housing Agreement, through the end of the full original Term. 

No exception can be made for financial hardship, academic changes, family matters, medical issues, roommate conflict, or any other reason. Any charges associated with damage to a bedroom space, apartment, or the Property or Resident’s failure to vacate completely upon termination, will be payable in addition to the foregoing amount. 

After such termination, the Owner will use its commercially reasonable efforts to contract with other individuals for the use of all available bedroom spaces, including the bedroom space vacated by Resident; if and when all such available bedroom spaces at the Property are fully assigned and occupied and no bedroom spaces remain vacant, Resident will receive a credit equal to the remaining charges that would have accrued under this Housing Agreement, prorated from such date through the end of the original term hereof, less a $200 cancellation/marketing fee which is in addition to all other charges provided.

909 Broad is a privately owned and professionally managed community. 

Q. Are the apartments furnished?
Lark Athens offers a furniture package in select apartments, which includes a full-size bed, a storage dresser, desk and chair in each furnished bedroom, plus a sofa, chair, coffee table, end table, entertainment stand in the living room. Availability of the furniture package is limited. To see a sample of the furniture and other finishes, please visit our model residences.

Q. Can I live with friends, or can you match me with roommates?
You can select your roommate(s), or you can apply on your own and we can match you with other students. Applicants answer a short list of lifestyle questions to help in the matching process.

Q. What are per-person contracts?
Instead of requiring all roommates to sign a joint lease, each person at Lark Athens has their own individual contract, with one person per bedroom. This means you are only responsible for paying for yourself — not your roommates. Even if a roommate moves out or other bedrooms in your apartment are empty, you only pay the rate for your bedroom.

Q. What kind of safety and security are provided?
Lark Athens is a secure-entry community with a monitored fire sprinkler system, plus [electronic apartment locks and] individually locking bedroom doors. Community courtesy patrols are provided at select times. Management staff are also on-site 24×7 and can be reached by a 24-hour phone number.

Q, What are the policies on pets, smoking and guests?
Lark Athens is pet-friendly, subject to limits on animals and breed. The community is smoke-free in all indoor areas. Guests are welcome at all times, subject to the consent of roommates and security considerations. Overnight guests are welcome, with limits on the number of days and guests.

Q. What other transportation options will I have?
Lark Athens is located just three blocks from the UGA campus and downtown Athens, within walking distance to school plus scores of local shops, restaurants and entertainment venues. Three Athens Transit bus routes also stop right across the street.
