iQ The Brickworks is a stylish student accommodation nestled on Hallfield Road in Brighton. The University of York’s Heslington campus is only a short bus ride away, while the King’s Manor campus is 20 minutes walk. They offer a wide range of en suite rooms in shared flats and studios to choose from. You can enjoy a number of excellent facilities such as a gym, large social space, cinema room and garden.
You will have the flexibility to choose who you would like to live with at iQ The Brickworks student accommodation. If you would like to live alone or live with a friend, you should go in for the studios, since there is the option of dual occupancy too. Each studio is well furnished with a double bed, spacious wardrobe, study desk, private bathroom and a fully fitted kitchenette. If you are looking to make new friends, you can opt for an en suite room in a shared flat. All rooms come with the same features as the studio, but you will be sharing the kitchen and lounge area inclusive of a 42 inch TV among your flatmates. You can unwind and watch your favourite TV shows together and have cookouts to see who has the best culinary skills in the house!
There are provisions for various facilities at iQ The Brickworks York, to make your student life a more active and sociable one. You can work on those extra calories you been dying to work on, but have had no time to, at the onsite gym. There is a 24/7 staff presence, in case you need any requirements met. There is a garden within the premise, so you can take a break from long hours of studying in your room and get fresh air. If you’re in a mood to mingle with other residents and make some friends you can head to the social hub, well equipped with pool and foosball tables. If you want to watch a movie on the big screen why go far? There is a cinema room with comfy seating, all you need to do is organize the movie and snacks!
The good news is that iQ The Brickworks student accommodation York is barely a few minutes’ walks from local amenities like bars and restaurants. Try the flavours of India at The Viceroy or treat your taste buds to some Italian cuisine at Little Italy only ten minutes walk. There are many bars in the vicinity and should not take you more than 15 minutes to get to the Yorkshire Grill & bar, The Nags Head and Vahe Bar to name a few. These are ideal destinations for when you don’t want to hitch a ride all the way home! For daily needs there are 2 supermarkets just around the corner, so you can take your pick.
With York city centre only 15 minutes walk away from iQ The Brickworks, you can make the city your playground. There is much to explore in York like the largest Railway Museum in the world, medieval city walls and watching a race at the York Racecourse. For shopping, you can head to the Vangarde shopping park, Coney Street or Grape Lane. For an incredible night out start at the Dusk or Stone Roses Bar and progress on to a Flares or Kuda nightclubs. Rest assured you will have a great time, at all times in the city of York.

IQ Current Cancellation Policy
For cancellations for the 2020/21 academic year due to COVID-19, students are protected under iQ's current cancellation policy which covers extenuating circumstances – including being unable to travel and illness. In these circumstances, students who have booked for the 2020/21 academic year, or may wish to book, are eligible to cancel their booking at any time, and iQ will fully refund any fees paid. Any cancellation application would go through our usual channels and the policy and process is here.
Period before you enter into the Tenancy Agreement - Failure to complete your application and enter into the Tenancy Agreement by the DeadlineThe property reserves the right to not return the Booking Fee and cancel your booking on notice if:
you notify us after the Deadline that you have decided not to enter into the Tenancy Agreement;
we take all reasonable steps to enter into the Tenancy Agreement before the Deadline and you fail to do so, for example, if you fail to complete your application or provide guarantor details and supporting documentation in good time;
you provide us with relevant false or misleading information; and/or
we are prohibited from entering to the Tenancy Agreement because of the Immigration Act 2014 (persons disqualified by immigration status). From the date of cancellation, you will not be liable for the contractual obligations laid out in the Tenancy Agreement, irrespective of whether you have signed it.
Cancellation by You
If you have entered into the Tenancy Agreement and you wish to cancel your booking, regardless of whether you have collected your keys, you will remain liable for the contractual obligations set out in the Tenancy Agreement and you may not cancel the booking unless you can provide proof that you fit any of the following criteria:
• you notify us of your intention to cancel your booking prior to 1 August or, if your Tenancy Start Date(as defined in your Tenancy Agreement) is in any month other than September, 28 days before your Tenancy Start Date.
• you notify us of your intention to cancel within 7 days of payment of your Booking Fee.
• Your UK Visa application has been denied.
• You have failed to obtain the required qualifications to get into your first University of choice.
• Extenuating circumstances e.g. ill-health, family circumstances.
Where proof is provided in accordance with these terms and conditions and to our reasonable satisfaction, you will be entitled to cancel the booking and you will not be liable for the contractual obligations laid out in the Tenancy Agreement from the date of cancellation.
Evidence required where there is a cancellation by you
Notify us of your intention to cancel within 7 days of payment of your Booking Fee.
No further evidence is required beyond notifying us, and your Booking Fee will be returned to you.
Notify us of your intention to cancel prior to 1 August or 28 days before your Tenancy Start Date if your Tenancy Start Date is in any month other than September but more than 7 days after the payment of your Booking Fee
No further evidence is required beyond notifying us, but your Booking Fee will be retained as a cancellation fee.
Failure to get into your first university of choice
Should you fail to gain the required qualifications and are not accepted into the University you stated as your first choice, you may cancel your Tenancy Agreement and we will refund your Booking Fee and any rent payments made so long as you provide the following information within the timescales mentioned below:
• Written confirmation from you that you wish to cancel your reservation due to having failed to obtain the required grades for your first choice University; and
• Supporting evidence from the University or UCAS.
This information must be provided to us within 72 hours of your exam results being published to be eligible for a Booking Fee refund. In these circumstances, your Booking Fee and rent payments will be returned in full within four weeks. If you fail to provide the information within 72 hours of your exam results being published, your Booking Fee will be retained as a cancellation fee.
Cancellation by you – if booking before 31 March 2021
Book before 31st March 2021 for the 2021/22 academic year and you can cancel your booking before 31st March 2021 and we will refund your booking fee (the “Offer”).
‘Booking’ means a completed booking for the 2021/22 academic year by which you have signed a tenancy agreement with iQ and paid a booking fee.
Terms of offer
1. To be eligible for this Offer, you must
• be a New Customer
• have completed a Booking before 31st March 2021; and
• make a booking cancellation request by 31st March 2021. After this date, iQ’s standard cancellation policy terms apply.
2. To make a booking cancellation request, you must use our online iQ Customer Cancellation form via the ‘Cancellation module’ within the iQ portal or iQ resident app by 31st March 2021. Cancellation requests cannot be accepted by any other means of notification.
3. You will not be eligible for this Offer if you have booked your accommodation through an HEI (including via a referral) or have not entered into a tenancy agreement directly with iQ (for the avoidance of doubt this includes any circumstances where an HEI or any other third party has acted as an agent of iQ).
4. By exercising this Offer, you are waiving your right to any iQ cashback incentives relating to the 2021/22 academic year.
Is the site secured?
The site iovered by CCTV and has onsite security staff, with staff present 24 hours a day. There is also a digital entry system at the building.
Can I book if I'm under 18?
We require that all tenants living at one of our buildings in England and Wales are over the age of 18 at the time of moving in. You may book if you are 17, but only if you will have turned 18 before you move in. Exceptions to this rule are available in selected cases through prior arrangement with a university or institution.
Can I bring a TV?
If you want to bring a TV, check that your room has a TV point and don’t bring one larger than 21”. You can’t mount your TV on the wall, so make sure it’s free-standing. While all TVs provided by iQ in communal areas accessed by all residents are covered by a TV Licence, you will need to buy your own licence if you bring your own TV or if there is one already in your room or shared kitchen & living area.
Can I bring pets?
Can I choose where my room is in the building?
Yes, you can specify where you would like your room to be – from those which are still available – at the time you book.
Can I have overnight guests?
Yes. It's your home so you can have guests staying over occasionally, but we would ask you to respect your fellow residents and let your site team know. You are responsible for the behaviour of any guests you bring to your iQ site.
Can I move out early?
You can move out whenever you are ready but the contract you have is a Fixed Term Tenancy Agreement and you will still need to pay the full rent until the end of the agreement. In exceptional circumstances, the Property Manager may decide to grant an early release from the tenancy.
Can I smoke in my room?
Can I swap my room?
It may be possible to swap or change your room once you have moved in, subject to availability. A room change fee will apply.
Do I have to be home by a certain time each night?
No, it’s up to you when you come in. If returning late at night, please respect your fellow residents and keep noise to a minimum.
Do you provide bedding?
Does the building permit the use of drugs at its accommodation?
No, drugs are not permitted and prohibited items will be confiscated. The tenancy agreement gives the right to confiscate substances, including ‘legal highs’ without the consent of the resident.
How do I get my post / mail?
Your post will be delivered to a lockable post box for your flat. Larger items or those that require a signature on delivery will be retained by Reception. You will be notified if Reception receive an item for you, and you should collect it as soon as possible.
In the event of a fire, how can I trust that my accommodation is safe?
The safety and security of our residents is our number one priority. All of our sites are fully compliant with current safety standards. Our accommodation has fire alarm systems in place as well as fire prevention equipment, and we carry out regular testing and evacuation drills. Our building is also regularly audited by external, independent consultants.
Is there internet access on site?
Yes, the site is equipped with WiFi, accessible throughout the building at no extra charge. This service is provided by our internet partners, ASK4. If you have any issues with connecting, you can find their contact details in the resident handbook you will receive on arrival.
Will my flat be cleaned?
You are responsible for keeping your own space clean. It's our responsibility to keep the common areas like the social spaces, reception and laundry clean.
