 AXO will no longer be asking students for a deposit when they are making a booking; but instead will be asked for the student to pay 1 week’s rent to secure their booking. This will go towards their rent payment when they check-in.

Pay for the first installment (if they have a UK-based guarantor) or they will need to pay in full. We operate on a ‘NO PAY NO STAY’ rule.

Free Cancellation Until 30 April 2024

CANCELLATIONS WITHOUT OBLIGATION

Cancel at any point up to 30 April 2024 and be fully released from your 2024/25 contract at no cost or obligation.

Any student who books a room at any AXO Student Living property for the 2024/25 academic year before 30 April 2024 will be able to cancel at any point prior to this date without charge or obligation to the contract signed*

1. This promotion is supplementary to AXO Student Living’s standard cancellation policies within the tenancy agreement 2024/25, which can be found on the ‘Terms and Conditions” page on the website. The standard cancellation policies remain unaffected by this addition;

2. For the avoidance of any doubt this promotion only applies to tenancies for the 2024/25 Academic Year and not for any tenancies commencing before 1 September 2024;

3. To be eligible for this promotion the student must book a room directly with AXO Student Living (in accordance with these terms) between 01 November 2023 and 30 April 2024 and any application to cancel must be received by no later than 5pm on 30 April 2024 – After this date the standard cancellation terms apply;

4. This promotion is not valid for any students who have deferred their booking from a 2023/24 academic year to a 2024/25 academic year. For any such bookings the standard cancellation terms apply;

5. This promotion only applies to bookings made directly with AXO Student Living’s booking portal and excludes any bookings made via third parties;

6. This promotion shall apply to tenancies no less than 16 weeks in length;

7. In order to benefit from this promotion and to qualify for booking cancellation, the student is required to email [email protected] before 5pm on 30 April 2024 stating their desire to cancel. The cancellation will then be processed by AXO Student Living management. The student will then receive a cancellation confirmation email which will detail the refund process where applicable;

8. If the student qualifies for this promotion and submits a successful cancellation application then they will receive a full refund of any monies paid at the point of cancellation in relation to the cancelled 2024/25 academic year booking;

9. If the student has booked via an international agent, they must also inform them of their intention to cancel their 2024/25 contract;

10. If a student applies for this cancellation promotion then they will invalidate all other promotions including, but not limited to, the Group Booking Offer and the Refer A Friend Discount;

11. Prior to applying for this cancellation promotion, the student must not owe any rents for a previous term session or booking and must have made all outstanding payments due on their account;

12. These terms and conditions are governed by English law;

13. AXO Student Living reserves the right to withdraw or change this offer at any time;

Q. Can I view your rooms?

Nearly all properties have dedicated show flats where you can see what the rooms are like. You can arrange a viewing as well with us.

Q. Who can stay here?

Any full-time student can stay. 

Q. If I am doing an internship/placement year, am I eligible then to stay?

Yes, but only if you are still registered as a full time student and your placement is part of your degree/course.

Q. What happens if I want to cancel my booking?

If you choose to not proceed before returning the signed paperwork, You can easily cancely your booking and your deposit will be refunded. Once you have signed the contract you will be bound by our cancellation policy if the 14 day cooling off period has elapsed.

Q. Do I need a Guarantor?

The Guarantor ensures that the tenant pays their rent as well as adhering to their obligations under their Tenancy Agreement. If the tenant fails to pay their rent, then the guarantor is responsible for this debt, including any additional costs incurred as a result of a late payment or the tenant fulfilling their obligations under the Tenancy Agreement. In the unfortunate event, legal actions will be taken against the Guarantor before the tenant.

Q. Are Guests allowed to stay with me?

Yes, Guests are only allowed infrequently and to stay for one night at a time; we do not allow sub-letting, that is, the renting out of part of a room by a tenant.
