You get 14-day free cancellation period (if you haven't viewed the property) from the time you complete your booking and sign your tenancy agreement. If you cancel within the 14-day period, your booking fee is refunded.

If you make your booking fewer than 14 days before your tenancy start date, your cancellation period ends at the start of the tenancy.

If you cancel your booking after the 14-days cool off period, your booking fees is not refunded, and you are obligated to pay the rent as per the tenancy agreement. If you’d like to be released from your tenancy agreement, you are required to find a replacement tenant to take over your tenancy. You pay a £75 change of tenancy fees.

 

If you are a prospective first year student and your offer at your university is withdrawn as a result of you not achieving the required grades, you may cancel your booking provided you are able to provide a proof of this from either UCAS or the University within due course of time. You will be entitled to get a refund on your booking fees.

If you are transfer to another university in a city with another property managed by the landlord, your tenancy may be transferred. If you refuse to accept the transfer, your booking fee is forfeited.
