The University of East Anglia can be reached in a short 22 minutes bus ride and both campuses of Norwich University of the Arts are within 10 minutes walking distance. You can choose to live in a studio flat or in an en suite room in a shared flat and enjoy facilities such as bike storage, onsite security, laundry area, common rooms and onsite social events.
Whether you are someone who is more comfortable living independently or someone who is looking forward to living with a group of fellow students; there is something for all at Pablo Fanque House student accommodation! You can choose from two types of Studios fully furnished with a double bed, study desk, wardrobe, en suite bathroom, a well-equipped kitchenette and lounge area. If you are looking to move in a shared flat, you will have an en suite room fully furnished with the same features as the studio, only with 2 differences; you will have a single bed and the kitchen/ lounge area will be shared by you and your flatmates. This communal living space gives you the opportunity to interact with new people and also a space where you can just relax with friends.
Pablo Fanque House student accommodation Norwich has a number of facilities like onsite security and bike storage so that you don’t have to cart around your cycle to your flat. There is an onsite laundry area which will make it much more convenient for you to do your washing whatever time it suits you. Make use of the common lounge, as it is a great space for you to meet people from the diverse student community residing at Pablo Fanque House as well as to just unwind after a long day. There are social events on premises throughout the year, so you can grow your social network on such events.

You get 3-days Initial Cancellation Period to cancel your booking, if you sign and accept the Tenancy Agreement before 1st August 2018. And you get 1-day Initial Cancellation Period if you sign and accept the Tenancy Agreement after 1st August 2018. If you cancel within the initial cancellation period, your security deposit is refunded.
If you would like to cancel outside the Initial Cancellation Period, you remain liable to pay any rent as per your contractual obligations of the Tenancy Agreement, until you are able to find a replacement tenant.
If you do not meet the grades of the university you initially applied to OR fail to receive a VISA, you may be released from the contract and receive a refund of your deposit provided you provide the documents as a proof of this within 3 calendar days.

There is a medical centre on North Street, a few minutes' walk away.
Q. Where is the nearest cashpoint?
Across the road at the petrol station.
Q. Where is the nearest police station?
A 15 minute walk away at Chester Green.
Q. Where is the nearest post office?
An 8 minute walk away on Kedleston Road.
Q. Where is the nearest gym?
There are many gyms and leisure centres in the town centre.
Q. How far are the bus/train stations?
The bus station is about 20 minutes' walk away, and the train station is about 30 minutes' walk away in town. The Unibus stops at the train station.
Q. Where's the nearest bus stop?
The Unibus stops directly outside the site.
Q. What's in my room?
Your room is fully furnished with: bed (single or 3/4), desk, chair, wardrobe, shelving and noticeboard.
Q. What is included in the kitchen?
Kitchens come equipped with: cooker, microwave, fridge/freezer, kettle, ironing board, mop and bucket, and vacuum cleaner. You will need to provide your own crockery and cooking utensils. Starter packs are available to pre-order before you arrive
Q. Who cleans my flat?
You are responsible for cleaning your room. We provide a weekly cleaning service for communal areas, but you and your flatmates must ensure that the area is tidy so that it can be cleaned
Q. Can I bring a pet?
Sorry, pets are not permitted on any Derwent Students properties.
Q. Where can I do my laundry?
There is an on-site laundry room that is accessible 24 hours a day.
Q. Can I personalise my room?
A large pin board is provided in the bedroom for posters. We ask that you don't attach anything to your walls or ceilings as any damage caused will be chargeable.
Q. Can I have guests to stay?
Guests are permitted for a maximum of 2 nights in any week. Please sign them in at reception on arrival.
Q. Can I bring my car?
We have parking spaces which are allocated on a first-come first-served basis. A charge will apply. Please contact the site staff for more information.
Q. Is there anywhere I can store my bike?
There is a bike store on the site.
Q. Where do I collect my post from?
Each flat and house has postboxes in the entrance. Parcels can be accepted at reception but you need to let us know if you are expecting something.
Q. How do I report maintenance issues?
You can visit reception to inform us of the issue. You will be given a number to ring for emergency repairs out of hours.
Q. Can I change my room?
You can request to move, but this will depend on availability. Please note that there is a £50 admin fee.
Q. Do I need to have a TV Licence?
You will need to purchase a TV licence if you wish to watch or stream live TV in your flat. This can be shared with flatmates.
Q. What events do you arrange on the site?
We are working on an experience plan for the coming year. If you have any suggestions please let us know!

We can store things depending on circumstances. There is a £50 charge for storage.

Please contact the site team to check whether your room will be vacated and cleaned by the time you want to arrive. There will be an extra charge for early arrivals.

The site is covered by CCTV and the office is manned during office hours. Outside of office hours, students can ring the out of hours helpline if any assistance is needed.
