Warehouse Two is a spectacular student accommodation located on Granby Row in Manchester. You will be well located from the city centre, only a few minutes away and Manchester Metropolitan University and University of Manchester are both just within a short walk. Choose from a range of One Bedroom and Cluster Flats. The property has great facilities to offer such as Karaoke and Gaming Room, Brand New Gym, Cinema Room and plenty more.
All rooms at Warehouse Two are well furnished and offer the best of student living experience. You can choose to live with your friends in a cluster apartment and it is brilliant even if you are looking to live with new people and make friends. You will have a private room in the house with a personal bed, study space and ample storage space for all your belongings. Each apartment has communal lounge and a fully fitted kitchen as well. You will be able to come home and relax with your flatmates. Watch a movie on your laptop or catch up on each other over a cup of coffee. The fully fitted kitchen is perfect for cooking together, learn new recipes and cooking wouldn’t feel like a chore either. You can choose from the range of one bedroom houses as well if you are looking to have a more independent set up or if you are a post-graduate student looking to focus solely on studies. You will have a personal room complete with a bed, study space, ample space for all your belongings and a private shower too. The apartment also features a private kitchen and living area. So you will have the entire place to yourself and at the same time you will be able to enjoy the community feeling as well. There are great social spaces at the property where you can unwind and relax with your friends. The fun space here will ensure that you have a great time living here. Sing your favourite songs silly in the karaoke room with your friends or play a game of table football in the games room. There is a brand new gym at the property as well, which is perfect for helping you work an appetite and also to keep you healthy through your busy schedule. If you are a football match then watch your favourite teams battle it out in the cinema room or you can also watch a movie of your choice and enjoy with your friends right here at home right in your pyjamas.
There is plenty for international students in Manchester to do and explore in the city. Manchester has something for everyone, the city offers a stellar night life and equal opportunities for satisfying your cultural thirst. The art lovers will love the Manchester Art Gallery and The Lowry, they both feature great art pieces and you might also catch a glimpse of the work of artist of the likes of Andy Warhol and Cornelia Parker.
If you are not in the mood to go out then why not just explore what is closer to home. There are plenty of good restaurants all around the property so that whenever you do not feel like cooking you can always head out and pick from one of the places here. Wagamama is one of our favourites. Great place to enjoy with your friend and have a well cooked meal. For weekends too you have a great number of clubs to pick from, we suggest Fight Nightclub. Not only is it good but it is literally outside your door. So in case if you end up having one too many drinks you can be back home in no time and safe in bed.
Booking Deposit:
£150 - £350 (depending on the room type) to confirm your booking.
Deposit is converted to Security Deposit at the start of tenancy and refunded at the end of the tenancy (minus any damage caused)
Rent Payments:
Pay in Full - Payment needs to be made on or before the 1st August
Pay in 4 Instalments due on 1st Aug 2018, 26th Sep 2018, 9th Jan 2019 and 24th April 2019
Mode of Payment:
Pay through Direct Debit, Debit Card or Credit Card (Cards accepted - Visa, Visa Debit, Mastercard and Maestro)

Until the 31st of July, if you have not yet moved in you may cancel your booking. In this case, your booking deposit is non-refundable and it can’t be transferred to another customer or tenancy period. However you will no longer be liable for the entire contract.
If you wish to cancel your booking on or after the 31st of July, regardless of whether you have collected your keys, you will remain liable for the contractual obligations laid out in the Tenancy Agreement unless you can offer proof you fit any of the following criteria:
• Your UK Visa application has been denied.
• You have failed to obtain the required qualifications to get into your first University of choice.
• Extenuating circumstances e.g. ill-health, family circumstances.
Where proof is provided within 72 hours, the cancellation will be granted and you will no longer be liable for the contractual obligations laid out in the Tenancy Agreement.
Where the reason for cancellation can’t be proved in line with the above, you will remain liable for the full contractual rent, unless and until a replacement tenant is found for your accommodation. Once a replacement tenant is found, you will be released from your contractual obligations and any payments made towards the rent are refunded, however, Reservation Fee is retained as admin fees.
If you wish to be released from your Tenancy Agreement after moving in, you will remain liable for the full contractual rent, unless and until a replacement tenant is found for your accommodation.
Can I choose who I live with in a shared flat?
When choosing your room on the portal system, you can view the age, gender, “likes and dislikes” of anyone else who has already booked into that flat. Or if you know who you want to live with already, follow the group booking procedure which you can do online.
Can I do a group booking?
Yes, for this you and your friends will have to nominate a "lead member" to first create a group. The other group members will have to join within 24 hours to complete the group booking.
Can I choose where my room is in the building?
Rooms are allocated on a first come first served basis but you can specify where you would like your room to be from those which are still available at the time that you book.
I only have a conditional offer from my university, can I still book?
Yes, you can! If you do not receive the grades to be accepted by your chosen university then your booking fee is refundable in full. However, letter from the University confirming the withdrawal of their offer to process the refund is required. It may also be possible to transfer your booking to another location at your second choice institution, though this is subject to availability. Please remember that this is the only circumstance when a reservation fee (or holding fee in Scotland) is refundable.

Can I book if I'm under 18?
You may book if you are 17, but only if you will have turned 18 before you move in. Please contact for further information.
Do you have a laundry?
Yes. All of our sites have a 24-hour laundry (charges apply), managed on our behalf by Circuit or Wash station.
Do you have a common room?
Yes. All schemes have at least one Social Hub, which is open 24 hours, with comfy seating, large screen TV with SKY TV, and a games table where space permits.
Is there somewhere I can keep my bike?
Yes, secure bike store that is free for all students in the property.
Can I have overnight guests?
Yes, It's your home so you can have guests staying over occasionally, but we would ask you to respect your fellow residents and let the accommodation staff know. You cannot sublet your room to another person.
Can I smoke in my room?
No, it is a non-smoking. You may smoke outside in designated smoking areas.
Do I have to be home by a certain time each night?
No. This is your home, so it’s up to you when you come in.
Will my flat be cleaned?
You are responsible for keeping your own space clean. It's our responsibility to keep the other communal areas like the Social Hub, reception and laundry clean.
Can I swap my room?
In some cases, it may be possible to swap or change your room subject to availability once you have moved in. A £50 room change fee will be applicable. To find out if it is possible for you to change room, please contact the accommodation manager at your site directly.
Are pets allowed?
Pets are not allowed
Do you provide bedding?
No, students prefer to bring their own bedding so request you to bring your own sheets, duvet, pillows etc when you move in. If this isn't possible, we can always point you in the right direction of the nearest store.
Can I move in early?
Yes, if your room is available. Contact us to find out more on this.
Can I bring my car?
We choose central locations close to the universities and social facilities so a car shouldn't really be necessary. As part of our sustainability commitment, we also promote green travel - cycling is good for the environment! All of our schemes have secure bicycle storage.
Can I move out early?
You can move out whenever you are ready but the contract you have is a Fixed Term Tenancy Agreement and you will still need to pay the full rent until the end of the agreement. In exceptional circumstances, the Operations Manager may decide to grant an early release from the tenancy.
