Bond payment: The bond is equivalent to 4 weeks rent and must be paid by the time the student check in.

Holding fee: An initial holding fee of one weeks’ rent has to be made to secure the room. This payment is non-refundable and forms a part of the rent when the student checks in.

Rent payment: You can either pay fortnighly by setting up direct debit prior or upon check in or pay in 2 equal instalments, one due prior to check in and the second half way through your stay as specified on your payment schedule (only applicable to 52 week bookings).

Updates to Policy

For the 2020/21 academic year starting this September, property now offers a flexible start date in line with when your university reopens its doors. This means that if your university decides to postpone the start of your 2020/21 year, property will amend the start of your tenancy without any penalties or additional costs.

How does it work?

  • Book your room as normal for the 2020/21 academic year starting in September.

  • If your university postpones its academic starting date, simply let us know.

  • Property will agree a new start date for your tenancy in line with when your university academic year begins. You'll only pay when your new tenancy starts!

What we need from you?

All you'll need to do is tell us if your university has delayed the start of your 2020/21 academic year to 12th October 2020 or later*. You'll need to provide proof of some sort, such as an official email or statement from your respective institution.

Once verified, we can then agree on a new start date with you for when you'd like to move into the Property..

Who's eligible?

Anyone looking to stay for the academic year starting September 2020 is eligible. Those who have already booked a room with us are also eligible and would just need to notify us of any changes to their university starting date.

No Visa. No Pay: if the student doesn’t get his/her visa to come and study in the UK, the student must email the visa application rejection letter within 7 days of receiving it and property will cancel the booking and refund the money to the student.

Travel Restriction Policy: If you secure your accommodation and then Government imposed travel restrictions prevent you from travelling to the UK to take up your place at university, official written evidence from the University confirming that you have cancelled your studies and will not be enrolled as a student at the University for the 2020/21 academic year must be sent before the tenancy start date.
If sufficient evidence is provided, you will be eligible for release from the tenancy agreement and the full deposit will be returned. Alternatively, you may request that the start of your tenancy be put back to the first day of the month in which the restrictions are lifted and you are able to travel to the UK. Please submit your request to the Property Team before the tenancy start date. If sufficient evidence is provided, we will change your tenancy start date to the first day of the month in which the travel restrictions are lifted.
Property will send you written confirmation of your new tenancy start date. Property will also apply a credit to your account for the accommodation fees for the period from your original tenancy start date to the new tenancy start date. The maximum date in which a booking could delayed until due to travel restrictions would be the 4th January 2021.

Note : Past the 12th September 2020, Clauses Above will not be applicable and Property reserves the right to revert to the standard cancellation policy therefore the No Visa No Pay and Travel Restriction policies will not apply.

Regular Policy

You get 14-days cool off period from the time you book your room to cancel your booking. If you cancel within the 14-days period, you will get a full refund on any rent paid.

If you are outside the 14-days cool off period, you may cancel, but are required to find a replacement tenant. Until a suitable replacement is found, you may not be released from the tenancy agreement and are liable to pay the rent. Any deposit or rent paid is refunded after the deduction of a £250 admin fee when the replacement is found.


  • You may cancel your Reservation by notifying us in writing by email to the Location email address as set out in the Details List at any time within the Cooling-Off Period.
  • If your Start Date is in advance of the Cooling-Off Period ending, you agree that the Cooling-Off Period cancellation rights will cease on the Start Date.
  • If you submit a Late Reservation and you will be checking in before the Cooling-Off Period has expired, you agree that the Cooling-Off Period cancellation rights will end on the Check-In Date.
  • If you make a cancellation in accordance with above, you will be entitled to a refund of any payments made in accordance with our Refund Policy.
  • We may at our option cancel your Reservation and bring these Booking Terms and Conditions to an end if either of the following occur:

-the information you provide as part of the Reservation process turns out to be false; or
-you fail to comply with your obligations.

  • Property will notify you by email if they choose to cancel your Reservation in accordance with Clause.
  • These Booking Terms and Conditions (other than the Refund Policy) will end and cease to have legal force and effect from the date we send you this email notification. This right of cancellation is separate from the right of termination contained in the Residence Agreement. Please see our Refund Policy for any refunds you may be entitled to.

It is refundable at the end of your stay with us as long as there are no damages, your room is left clean and there is no outstanding rent. You will receive an email when your bond is ready to be returned.
