Mannequin House, a brand new student accommodation less than 20mins from London’s city centre and well placed for London’s university campuses as well. You can choose from a range of spacious En-suite Rooms or Studios if you like. You will find great Indoor and Outdoor Social Spaces, Quiet Study Areas, Regular Social Events and a Vending Machine for all your late night cravings.

Set in the heart of East London’s historic art and manufacturing centre, Mannequin House used to be a tailoring factory now converted to student homes. Reminiscences of this past can be seen in the décor with sewing machine tables and thread spools dotted across the common areas. Mannequin House has 527 bedrooms including 485 cluster ensuites and 42 studios. With Coop on the doorstep and Tesco express just 3 mins walk away, residents do not have to travel far to get their essentials! It is also just 10 mins away Walthamstow Market (Europe’s largest urban market) and Walthamstow Wetlands which is a collection of 9 reservoirs. When it comes to recreation, our residents can make use of local gyms, rock climbing centre, HIIT training, yoga studios or join the local football & rugby clubs. The neighbourhood also offers a variety of restaurants, coffee shops and street food options. Mannequin House is 30 secs away from Blackhorse Road station making it possible to reach most central London universities within 30mins. Our ensuites are spacious with fully fitted kitchens and our studios are larger than the average studios in London. Building amenities include a spacious lobby, games room, a study room, laundry, bike store and a bright outdoor courtyard in the middle of the building.

Essentials

Booking Fees has to be paid to confirm the booking. The booking fee is converted into a damage deposit at the start of your tenancy agreement.

Rent Payments:

Pay in Full before the tenancy start date, get a discount of 2%

If you decide to cancel your booking following the 7-day cooling off period, the below procedures will apply depending on your circumstances:

Cancellations following tenancy start date

If you book your accommodation on or after the tenancy start date, there will be no cooling off period. Should you wish to cancel, the below procedures will take place depending on your circumstances.

If you are granted a tenancy release, your deposit will be returned to you (minus any deductions relating to the condition of the Property upon your departure).

Bookings made before 6th November 2018

Cancellations before 1st August

You can cancel your booking in writing or by sending an email directly to the Property Team at any time, prior to 1st August before your tenancy start date. Any customers who decide to cancel their accommodation booking prior to 1st August will receive a full refund of their booking fee. No fees, no fuss.  

Cancellations after 1st August

If you book your accommodation after 1st August, you will be given a 24 hour ‘cooling off period’. If you cancel your booking within these 24 hours, your full booking fee will be returned. Should you wish to cancel after these 24 hours, the below procedures will take place depending on your circumstances.

Failure to receive grades (all academic years)
Failure to obtain VISA (all academic years)
Studying in an alternative city

If you secure your accommodation and then for the above reasons are no longer able to attend the affiliated University, official written evidence from the University (and/or UCAS/relevant VISA authorities) must be sent directly to the Property Team within 3 calendar days of the results or decision being published. If sufficient evidence is provided, you will be eligible for release from the tenancy agreement and the full booking fee will be returned.

The following procedure applies to the below:

Change of mind
Booking different accommodation
Accepted onto a placement

If you do not wish to live for the above reasons, you will be required to find a replacement person to take over your tenancy. The replacement person must be a student and match the preferences of the accommodation (e.g. female only flat). The replacement person must sign a contract for the entire length of your tenancy and secure this with payment of the booking fee. If a replacement is found, you will be released from your tenancy agreement and we will return your booking fee in full. Please note that your booking fee will be retained, and you will remain liable for all accommodation fees until a replacement person is found.  

Cancellations following tenancy start date

If a replacement is found, you will be released from your tenancy agreement and we will return your booking fee in full. Please note that your booking fee will be retained, and you will remain liable for all accommodation fees until a replacement person is found.  

Illness/Extenuating Circumstances

If you wish to leave the accommodation due to illness or any extenuating circumstances, this will be assessed on a case-by-case basis. The request to cancel must be made in writing or via email and any accompanying documentation must also be provided. Cases may be escalated to the Tenancy Release Panel who will confirm their decision within 5 working days. Until a formal decision has been made, you will remain liable for all accommodation fees. If a tenancy release is not granted, you will be required to find a replacement person before you are released from your tenancy. Q. When can I move in?

A few weeks before arrival, you will be invited to book a move-in slot by your accommodation team.

Q. What is the cancellation policy?

Book online until the end of 31st July, without seeing the accommodation first, and we run a 72-hour cooling-off period, allowing you to cancel your booking within 72 hours of paying your booking fee. Bookings made from 1st August for the forthcoming academic year have a 24-hour cooling off period. To cancel, email us.

Q. How do I book?

Q. What deposit do I need?

To secure the room, you only need to make the booking until the cooling off period of 24 hours. Post that you can make the booking by paying the booking fee. The booking fee is non-refundable but the good thing is that you'll get it back if nothing's owing for damage or outstanding rent at the end of your tenancy. Deposits are fully secured by 'Tenancy Deposit Scheme' in England and Wales or the 'My Deposits' scheme in Scotland.

Q. Can I have pets?

Sorry, pets of any shape and sizes are not allowed.

Q. Do I need a TV license?

Whether we supply the TV or you bring your own or watching it through 4TV or BBC iPlayer, you'll need to have a valid TV licence unless we tell you we're covering it. 

Q. Am I allowed to have guests over?

We're all grown ups here, so of course, occasional overnight guests are allowed. Please don't invite someone to live more than three consecutive nights through, and always check with your flatmates first that they're okay with extra house guests.

Q. Will my student flat be cleaned?

Your student room and any shared areas within your apartment will be spotlessly cleaned when you arrive, and some of our tenancies include complimentary cleaning throughout your time with us.

Q. Can I smoke inside my accommodation?

The property is smoke-free and this includes all types of E-cigarettes. Smoking is not allowed in any private and communal areas. Designated smoking areas can be found outside of the building.

Q. How do I setup my internet connection?

You'll have a broadband, covering the whole building.

Q. Are my possessions insured?

Rest assured that every single booking comes with free content insurance with Endsleigh Insurance. To upgrade your insurance, contact Endsleigh directly.

Q. Is parking available for visitors?

It is located centrally, close to good public transport links and other facilities, so you should be able to get around easily without a car.

Q. How do I collect my post?

The post can be delivered directly to your door by Royal Mail or collected from on-site post boxes. Larger parcel deliveries are accepted at the reception, but we accept no liability for losses or damages.

Q. Is there laundry on the site?

Yes, so please don't bring any portable washing machines with you! There is on-site laundry.

Q. Is there a charge for using Debit/Credit card?

International Students paying with a credit card or Non - EU debit card will have a 2% charge on the total amount being paid. However, there is no charge for payments using a UK or EU debit card.

Q. Can I stay in my room over the summer holidays?

We will try and accommodate requests for summer student accommodation extensions when possible. 

Q. Do I need to move out over the Christmas & Easter holidays?

No, your room is yours for the duration of your tenancy. You only need to move out of the room at the end of the agreement.

Q. Will my room be inspected?

Your room/apartment will be fully inspected at least three times during your tenancy. During these inspections, we check for cleanliness, damage and for missing items.

At each inspection, you will be told if there is to be a charge for putting anything right. You will be invoiced immediately for recharges for the first two inspections and on the final inspection, a deduction will be made from your deposit.

Q. What if my student loan is late?

If your student loan is late, contact the accommodation team at the property as they will be able to advise you.
