Updates to Policy
We know that study plans may have changed for some students and the property has put the following in place to put your mind at rest that when you book with property, you are in safe hands.
We understand that course start dates may have been delayed due to COVID-19 and so we are offering flexible move-in dates to align with those new course start dates*
We know that there’s concern that COVID-19 could continue to cause disruptions which could impact 20/21 study plans, such as travel restrictions, so we have updated our cancellation policy. If students experience any COVID-19 related issues that prevent them from studying in the UK, they will have the option to cancel or amend their Chapter booking. For any COVID-19 related cancellations, students will receive a full refund of any payments made including their holding fee*
For any students still deciding on their 20/21 accommodation, we have extended the decision-making period to 7 days following booking.
Regular Policy
To secure your Room prior to 31st July, you must do the following within 3 days of receipt of the Tenancy Agreement (these three days is known as the Decision Making Period):
- Pay your Holding Fee (which will be deducted off your first instalment of Rent if your booking is not cancelled)
- Both the Tenant and the Guarantor must sign the Tenancy Agreement.
If you have not paid the first instalment of Rent on the date of the booking, this must be paid on or before 31 July otherwise your booking will be cancelled.
To secure your Room on or after 1st August, you must do the following within the Decision-Making Period:
- Pay your first instalment of rent.
- Both the Tenant and the Guarantor must sign the Tenancy Agreement.
A Holding Fee will not be required for bookings made on or after August 1st.
Failure to secure your Room within the required timescale may result in the cancellation of your booking.
Cancelling within the Decision-Making Period
The Holding Fee is refundable if you provide notice of your intention to cancel within the Decision Making Period. If you cancel your booking after the Decision Making Period, your Holding Fee will not be refunded, however, no Rent will be due by you. No Tenancy Agreement will then come into effect.
Taking no action throughout the Decision Making Period
If at the end of the Decision Making Period if you have taken no action, i.e. not signed and accepted your Tenancy Agreement and/or not paid your Holding Fee and/or your first instalment of Rent then your offer will be cancelled on the system and your Room will be made available for someone else to book.
Cancelling after the Decision Making Period but before 31st July
You can, but your Holding Fee will not be refundable. You will not be liable for the Rent due under the Tenancy Agreement If you have paid your first instalment of Rent prior to the cancellation of your Tenancy Agreement, this will be refunded to you within 14 days of you advising in writing of your intention to cancel.
Cancelling on or after 1 August after accepting your Tenancy Agreement and having paid your first instalment of Rent
If you need to cancel your booking on or after 31st July after accepting your Tenancy Agreement and having paid your first instalment of Rent you must meet the following criteria:
- Your visa has been declined
- You have failed to obtain your grades to study at university and as such do not have student status
- Extenuating circumstances subject to our sole discretion e.g. serious ill-health, family emergency.
If you meet the above Cancellation Policy, your request for Cancellation will be granted, your Holding Fee and the first instalment of Rent (pro-rated) will be retained by Chapter but you will not be liable for the payment of Rent for the balance of the term of the Tenancy Agreement.
If you need to cancel your booking on or after 31st July after accepting your Tenancy Agreement and having paid your first instalment of Rent but cannot meet the above Cancellation Policy you will remain liable in full for the Rent for the full term of the Tenancy Agreement.
If you need to cancel your booking after 31st July after accepting your Tenancy Agreement and having paid your first instalment of Rent but cannot meet the above Cancellation Policy, Chapter will accept a replacement tenant for your room at their sole discretion. It will be your responsibility to find a replacement tenant and they will have sole discretion on whether the new tenant passes all administrative checks.
If Chapter does agree to accept a replacement tenant you will be required to pay an administration fee of £300 to them as administration costs in carrying out the relevant checks on the replacement tenant. Once the replacement tenant has entered into a Tenancy Agreement and paid their first instalment of Rent, you will not have to pay any further Rent for the Room. Please note that no replacement tenants will be accepted for any tenancy which is terminated after 1 June and that you will be responsible for the costs of cleaning of the room once you have left.
Any decision made to release you from your Tenancy Agreement for any reason that does not fall within these criteria is made by Chapter, at their sole discretion on a case by case basis.
Q. Do i need a guarantor?
They need details for a guarantor for every lease, even if you intend to pay in 1 instalment. This is because they will take responsibility for any unpaid arrears or damage during your tenancy period.
Q.Who can be my guarantor?
Your guarantor can be anyone not currently in full time education. They do not need to be a UK resident either, unless you are applying for an 8-date instalment plan - most residents use a parent, guardian or family member. However, please note you can NOT act as your own guarantor.
Q. What's included in the price?
All your bills – water, electric, gas, internet, gym and use of all the social spaces – are included in the price. There are no hidden charges, what you see on your contract is what you pay (besides any damage to the room or fines you incur).
Q. Is there an age limit for booking accomodation with Chapter?
All Chapter residents need to be over 18 from the time of moving in. This is due to the legally binding tenancy agreement that each resident is required to sign before arrival. We have no upper age limits on our accommodation, so long as the resident is in full time education for the duration of their stay.
Q.Am i allowed to have guests to stay?
You are welcome to have guests through the daytime, and an overnight guest for a fair and reasonable length, to be decided by the team on site. Your guests will need to check in with the reception team, and you will be responsible for them throughout their stay. Please note, you will need written consent from management if you overnight guest is under 18 years of age.
Q. Can i have pets?
Unfortunately, you are not allowed to keep any pets in your room or any shared living spaces.
Q. Can i live with my friends?
They are more than happy to accommodate groups as well as individuals. Let them know who you’re planning to live with, and they will do their best to accommodate you in the same flat.
