Pavilion House, a modern and refurbished student accommodation situated on Ruston Way in Lincoln and is 10mins away from Lincoln’s City Centre. Find University of Lincoln less than 5mins walk away. You shall be able to enjoy regular social events here and great social spaces as well. Choose to live in a spacious, well-furnished and shared en-suite apartment with other university students or by yourself in an all-inclusive studio or one bed flat.
All studio rooms at Pavilion House Lincoln come with a fully-fitted kitchen, study space, high speed broadband in the bedroom, large bed and ample space for all your personal belongings. If you are looking for a place to share with your friends or looking to stay with other students you will love the shared apartments with communal kitchen and living space. It is great for socializing, You will find the social spaces perfect to come home and unwind with your friends. In case being in a new city with no friends is making you fret, then the management organizes great social events where you can meet new people and make friends!
While at Pavilion House student accommodation, you will find the best of what the city has to offer right at your doorstep. Bars, restaurants or just some shopping that has been on your mind, all of this and more just a short walk away.
You will not be disappointed here and if you are an international student in Lincoln as there is plenty here to do. You will find Lincoln Cathedral to be the finest example in the world of a gothic cathedral, the beautiful building also has a roof tour that you can take and the glass stained windows will take you back in time. Lincoln Castle is on the same grounds as that of the cathedral and you can get dual tickets to visit the two together at one time, and honestly we recommend you do so. The castle has so much history once you walk into the castle you will get an interactive headset taking you through the history of the castle. The grounds and the architecture is just as beautiful as it was in the past as full efforts have been made to keep the castle intact.
A long day at lectures and working on your submissions after can leave you exhausted. So why not grab your friends and walk over to Chimichanga, which will not only guarantee good food but also a well-deserved break so you can go back to your studies refreshed. International Bank Transfer
Until the 31st of July, if you have not yet moved in you may cancel your booking. In this case, your booking deposit is non-refundable and it can’t be transferred to another customer or tenancy period. However you will no longer be liable for the entire contract.
If you wish to cancel your booking on or after the 31st of July, regardless of whether you have collected your keys, you will remain liable for the contractual obligations laid out in the Tenancy Agreement unless you can offer proof you fit any of the following criteria:
• Your UK Visa application has been denied.
• You have failed to obtain the required qualifications to get into your first University of choice.
• Extenuating circumstances e.g. ill-health, family circumstances.
Where proof is provided within 72 hours, the cancellation will be granted and you will no longer be liable for the contractual obligations laid out in the Tenancy Agreement.
Where the reason for cancellation can’t be proved in line with the above, you will remain liable for the full contractual rent, unless and until a replacement tenant is found for your accommodation. Once a replacement tenant is found, you will be released from your contractual obligations and any payments made towards the rent are refunded, however, Reservation Fee is retained as admin fees.
If you wish to be released from your Tenancy Agreement after moving in, you will remain liable for the full contractual rent, unless and until a replacement tenant is found for your accommodation.
Can I choose who I live with in a shared flat?
When choosing your room on the portal system, you can view the age, gender, “likes and dislikes” of anyone else who has already booked into that flat. Or if you know who you want to live with already, follow the group booking procedure which you can do online.
Can I do a group booking?
Yes, for this you and your friends will have to nominate a "lead member" to first create a group. The other group members will have to join within 24 hours to complete the group booking.
Can I choose where my room is in the building?
Rooms are allocated on a first come first served basis but you can specify where you would like your room to be from those which are still available at the time that you book.
I only have a conditional offer from my university, can I still book?
Yes, you can! If you do not receive the grades to be accepted by your chosen university then your booking fee is refundable in full. However, letter from the University confirming the withdrawal of their offer to process the refund is required. It may also be possible to transfer your booking to another location at your second choice institution, though this is subject to availability. Please remember that this is the only circumstance when a reservation fee (or holding fee in Scotland) is refundable.
Is insurance included with my room?
Can I book if I'm under 18?
You may book if you are 17, but only if you will have turned 18 before you move in. Please contact for further information.
Do you have a laundry?
Yes. All of our sites have a 24-hour laundry (charges apply), managed on our behalf by Circuit or Wash station.
Do you have a common room?
Yes. All schemes have at least one Social Hub, which is open 24 hours, with comfy seating, large screen TV with SKY TV, and a games table where space permits.
Is there somewhere I can keep my bike?
Yes, secure bike store that is free for all students in the property.
Can I have overnight guests?
Yes, It's your home so you can have guests staying over occasionally, but we would ask you to respect your fellow residents and let the accommodation staff know. You cannot sublet your room to another person.
Can I smoke in my room?
No, it is a non-smoking. You may smoke outside in designated smoking areas.
Do I have to be home by a certain time each night?
No. This is your home, so it’s up to you when you come in.
Will my flat be cleaned?
You are responsible for keeping your own space clean. It's our responsibility to keep the other communal areas like the Social Hub, reception and laundry clean.
Can I swap my room?
In some cases, it may be possible to swap or change your room subject to availability once you have moved in. A £50 room change fee will be applicable. To find out if it is possible for you to change room, please contact the accommodation manager at your site directly.
Are pets allowed?
Pets are not allowed
Do you provide bedding?
No, students prefer to bring their own bedding so request you to bring your own sheets, duvet, pillows etc when you move in. If this isn't possible, we can always point you in the right direction of the nearest store.
Can I move in early?

Can I bring my car?
We choose central locations close to the universities and social facilities so a car shouldn't really be necessary. As part of our sustainability commitment, we also promote green travel - cycling is good for the environment! All of our schemes have secure bicycle storage.
Can I move out early?
You can move out whenever you are ready but the contract you have is a Fixed Term Tenancy Agreement and you will still need to pay the full rent until the end of the agreement. In exceptional circumstances, the Operations Manager may decide to grant an early release from the tenancy.
