iQ Hayes Wharf

Hayes Wharf, Holmes Road, Lincoln, LN1 1RF   View Map

iQ Hayes Wharf is a contemporary student accommodation on Holmes Road with scenic views of Brayford Waterfront and city centre location. Location as prime as this you can be in lectures at the University of Lincoln in under 2mins. There is a great selection of en-suite bedroom in cluster flats with shared kitchen and living area to choose from. The social space at the property is fantastic with regular social events. There is bike storage available as well.

All rooms at iQ Hayes Wharf House Lincoln come with a fully-fitted kitchen, study space, high-speed broadband in the bedroom, large bed and ample space for all your personal belongings. Come home to a relaxed evening with friends, catch up in the social spaces or throw a weekend party. If making friends is hard you feel then the management has regular social events, that is bound to help you out. Find here round the clock security and staff available to ensure that your stay is smooth and all your requests are taken care of at the earliest. There is a maintenance team on site as well, so no matter what you need changed or repaired in your room it shall be done pronto!

While at Hayes Wharf House student accommodation, you will find the best of what the city has to offer right at your doorstep. Bars, restaurants or just some shopping that has been on your mind, all of this and more just a short walk away.

You will not be disappointed here and if you are an international student in Lincoln as there is plenty here to do. You will find Lincoln Cathedral to be the finest example in the world of a gothic cathedral, the beautiful building also has a roof tour that you can take and the glass stained windows will take you back in time. Lincoln Castle is on the same grounds as that of the cathedral and you can get dual tickets to visit the two together at one time, and honestly, we recommend you do so. The castle has so much history once you walk into the castle you will get an interactive headset taking you through the history of the castle. The grounds and the architecture are just as beautiful as it was in the past as full efforts have been made to keep the castle intact.

When looking for some quality time away from books, studies and lectures you have The Electric Bar & restaurant within 5mins walk from the property. It is a great place if you are looking for a short break or if it is food that you are after. Just get together with friends for a good time here. It will also come to your rescue when you are running on a very tight schedule and have no time to squeeze in cooking. All of this comes with a great view!

Cancellations before the 31st of July
Until the 31st of July, if you have not yet taken up the occupation of your accommodation (which is deemed to occur at the time you collect the keys to the accommodation), you may cancel your booking. In this case, your Booking Fee is non-refundable and it can’t be transferred to another customer or tenancy period. However, you will no longer be liable for the contractual obligations laid out in the Tenancy Agreement.

Cancellations on or after the 31st of July
If you wish to cancel your booking on or after the 31st of July, regardless of whether you have collected your keys, you will remain liable for the contractual obligations laid out in the Tenancy Agreement unless you can offer proof you fit any of the following criteria:

  • Your UK Visa application has been denied.
  • You have failed to obtain the required qualifications to get into your first University of choice.
  • Extenuating circumstances e.g. ill-health, family circumstances.

Where proof is provided within the timescales specified below, the cancellation will be granted and you will no longer be liable for the contractual obligations laid out in the Tenancy Agreement.

Where the reason for cancellation can’t be proved in line with the above, you will remain liable for the full contractual rent, unless and until a replacement tenant is found for your accommodation. You’re responsible for finding an eligible replacement tenant, although we will assist where possible. If a replacement tenant is found, you’ll be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded to you. Your Booking Fee will be retained however.

Failed to get into your first University of choice
Should you fail to gain the required qualifications and aren’t accepted into your first choice University, then the property will cancel your Tenancy Agreement and refund your Booking Fee and rent payment, as long as you provide the following information within the timescales mentioned below:

  • Written confirmation from you that you wish to cancel your reservation due to having failed to obtain the required grades for your first choice University.
  • Supporting evidence from the University or UCAS.

This information must be provided to the property within 72 hours of your exam results being published to be eligible for a booking fee refund. Your Booking Fee and rent payment will be returned in full within four weeks.

If you fail to provide the information within 72 hours, your Booking Fee will be forfeited.

Declined a UK Visa
If you fail to obtain a UK Visa, the property will cancel your Tenancy Agreement and refund your rent payment so long as you provide the following information:

  • Written confirmation from you that you wish to cancel your reservation.
  • Supporting official evidence to show that the Visa was declined.

This supporting evidence should be supplied to within 72 hours of you receiving official confirmation. Your rent will be returned to you within 4 weeks but the Booking Fee will be retained as a cancellation fee.

Extenuating circumstances
If you are no longer able to attend University and/or live away from home due to extenuating circumstances, such as ill health or family issues, please speak to a member of our team and we shall discuss the possible options.

Cancellations after you have moved in
After key collection, your Booking Fee will become your deposit and will be registered in a Government approved Tenancy Deposit Protection scheme.
Once you have taken up the occupation of your accommodation, if you wish to be released from your Tenancy Agreement, then you must notify us in writing. You’ll remain liable for the full contractual rent, unless and until a replacement tenant is found for your accommodation. You’re responsible for finding an eligible replacement resident, although we will assist where possible.

If a replacement resident is found, the property will release you from your tenancy agreement with effect from the start date of the new tenancy agreement (please bear in mind that all tenancies commence on a Saturday; the site team will confirm your official release date). You’ll need to pay a £150 administration fee (which will be recovered by retaining all or part of your deposit and/or rent).

Can I choose who I live with in a shared flat?

When choosing your room on the portal system, you can view the age, gender, “likes and dislikes” of anyone else who has already booked into that flat. Or if you know who you want to live with already, follow the group booking procedure which you can do online.

Can I do a group booking?

Yes, for this you and your friends will have to nominate a "lead member" to first create a group. The other group members will have to join within 24 hours to complete the group booking.

Can I choose where my room is in the building?

Rooms are allocated on a first come first served basis but you can specify where you would like your room to be from those which are still available at the time that you book.

I only have a conditional offer from my university, can I still book?

Yes, you can! If you do not receive the grades to be accepted by your chosen university then your booking fee is refundable in full. However, letter from the University confirming the withdrawal of their offer to process the refund is required. It may also be possible to transfer your booking to another location at your second choice institution, though this is subject to availability. Please remember that this is the only circumstance when a reservation fee (or holding fee in Scotland) is refundable.

Is insurance included with my room?

Yes,

Can I book if I'm under 18?

You may book if you are 17, but only if you will have turned 18 before you move in. Please contact for further information.

Do you have a laundry?

Yes. All of our sites have a 24-hour laundry (charges apply), managed on our behalf by Circuit or Wash station.

Do you have a common room?

Yes. All schemes have at least one Social Hub, which is open 24 hours, with comfy seating, large screen TV with SKY TV, and a games table where space permits.

Is there somewhere I can keep my bike?

Yes, secure bike store that is free for all students in the property.

Can I have overnight guests?

Can I smoke in my room?

No, it is a non-smoking. You may smoke outside in designated smoking areas.

Do I have to be home by a certain time each night?

No. This is your home, so it’s up to you when you come in.

Will my flat be cleaned?

You are responsible for keeping your own space clean. It's our responsibility to keep the other communal areas like the Social Hub, reception and laundry clean.

Can I swap my room?

In some cases, it may be possible to swap or change your room subject to availability once you have moved in. A £50 room change fee will be applicable. To find out if it is possible for you to change room, please contact the accommodation manager at your site directly.

Are pets allowed?

Pets are not allowed

Do you provide bedding?

No, students prefer to bring their own bedding so request you to bring your own sheets, duvet, pillows etc when you move in. If this isn't possible, we can always point you in the right direction of the nearest store.

Can I move in early?

Yes, if your room is available. Contact us to find out more on this.

Can I bring my car?

We choose central locations close to the universities and social facilities so a car shouldn't really be necessary. As part of our sustainability commitment, we also promote green travel - cycling is good for the environment! All of our schemes have secure bicycle storage.

Can I move out early?

You can move out whenever you are ready but the contract you have is a Fixed Term Tenancy Agreement and you will still need to pay the full rent until the end of the agreement. In exceptional circumstances, the Operations Manager may decide to grant an early release from the tenancy.
