The holding deposit of £150 will reserve an apartment for you whilst we complete your application. Upon payment you will receive the relevant forms. All required paperwork such as the Tenancy Agreement must be completed and returned together with the Application Form, Tenancy Deposit payment of £500, Guarantor & Direct Debit forms (as applicable) within 15 days of receiving your holding deposit for the application process to be executed. If you are abroad we can allow documents to be progressed by e-mail. Once the Tenancy Agreement is executed, the £150 holding deposit will be administered as part payment of your first rent instalment. We do require the original Guarantor and Direct Debit forms to be completed and the original forms receipted by our office. Once the 15 days have elapsed, you are bound into a legal tenancy agreement which requires you to pay the rent for the full period of the tenancy.
For 20/21 Bookings
£150 admin deposit has now been waived off and the student directly pays £500
We now have a flexible cancellation policy which states the following:
Book for the 2021-2022 academic year and if you need to cancel before April, you’ll receive a full refund!”
Updates to Policy(COVID-19)
Book now & move in September 2021 for the 21/22 academic year and you can cancel up to one month prior to your tenancy start date.
In light of recent events, we want to assure you that our approach to lettings remains flexible and we encourage you to keep the bookings coming for the 20/21 academic year.
To ensure we support students through this difficult time, who are looking to secure their accommodation for the academic year 20/21 in the coming months, we are committing to a flexible booking and cancellation policy. We’d like to reassure that in genuine cases where students are unable to travel/obtain Confirmation of Acceptance for Study due to government-imposed Coronavirus travel restrictions, a full refund on cancellations, with satisfactory supporting evidence, will be honored.
Regular Policy
If the Agreement is not completed for reasons within the landlord’s control, the £150 holding deposit will be refunded within 15 days of taking this payment. However, if it is determined that you have no right to rent/provide misleading or false information/ withdraw from the proposed agreement / fail to execute your application within 15 days, your £150 holding deposit will be forfeited. After signing your Agreement, you are contractually bound to the tenancy and you can only be released after finding a suitable replacement tenant who will take on the full rent liability.
All cancellations must be notified in writing, verbal cancellations will not be warranted. Cancellations will only be valid when in receipt of written cancellation consent from ICONINC.
Long Stay Rate
All long stay packages are based on a minimum of 28 consecutive nights. A £500 holding fee is due upon booking to secure your apartment. This payment will be deducted from the overall cost of your stay. If you cancel within 48 hours of making your booking, we will refund you your £500 holding fee. However, full payment or termly payment is due on completion of booking. This is non-refundable, non-amendable and non-transferable if the booking is cancelled.
Q. What documents do I need to complete my tenancy?
Each tenant needs to complete an application form and provide us with photo ID, return the guarantor forms and additional supporting documents, complete a Direct Debit mandate and pay any admin fees, deposit and rent. All the documents should be shared within 7 days of first payment of booking deposit. Once this process is complete, we can issue keys to you on the day your tenancy starts.
Q. What is the 'free breakfast'?
They provide every day freshly baked pastries, cereal, and toast, as well as spreads such as jams and honey and a choice of juice is also available.
Q. Will I have a landline phone in my room?
Yes, they provide a landline number and works using the internet in the apartment.
Q. Can I stay at IconInc if I'm not a student?
No. Iconinc is student accommodation and proof of study is required before signing for a room.
Q. If I haven't been accepted on my course yet, can I still secure an apartment?
Yes, however if this does not follow through you will not receive a refund as per our refund policy terms and you will be liable for the rent until a new tenant is found as per the contract.
Q. Can couples rent an apartment at IconInc?
Yes, couples can rent an Elegance or Grande apartment for a 25% double-occupancy supplement on the base rent.
