Greencoat House, a modern located on Clarence Street in Kingston. Be not more than 1min away from the city centre and less than 7mins away from Kingston University. You can choose from a mix of all-inclusive studios and enjoy a communal lounge, games room and a study room as well.
All rooms at Greencoat House student accommodation are well furnished and thoughtfully designed. Each studio has a private bathroom and kitchen. The bright and airy studios are great to have complete privacy whilst enjoying the community feel at the same time. Once you're back home you can sit down in the common lounge with your friends and watch your show on the TV or play a game of pool in the games room. For your group study sessions there is a study room as well, where you can sit and work on your assignments without any distractions. Another good part about living here is that you will be conveniently located from Central London as well, so weekend can be dedicated to exploring the famous city and its secrets.
Since Greencoat House Kingston is so close to the city centre you will have shopping, entertainment and restaurants on your doorstep. You will not have to travel far for anything unless you really want to. However, international students in Kingston must visit the ‘Out of Order’ by David Mach. It is a photo that you need to collect and have in your memories. It is the fallen on top of one another unused Red Telephone boxes that you might have seen a lot on the internet.
If not feeling like exploring and are looking for a mid week break then you can always head over to Charter Quay for drinks with your friends. Nothing rejuvenates like good conversation laced with wine. Busaba Eathai is just around the corner if cooking does not make it to your agendas for the day. Or you can get a takeaway from Five Guys, which is only across the road. This way you save time and are back in time for you next study session too.

You get 7-days cool off period (Free cancellation period) from the time you book your room to cancel your booking. If you cancel within the 7-days period, you will get a full refund of your deposit.
If you are outside the 7-days cool off period, you may cancel, but are required to find a replacement tenant. Until a suitable replacement is found, you may not be released from the tenancy agreement and are liable to pay the rent.
You may also cancel and get a refund on your booking deposit, if your VISA to the UK is denied, provided you are able to provide documentary proof of the same.
Q. Who can live here?
We provide accommodation for students of all genders and nationalities who are enrolled on a higher education course in the UK, and who are a minimum of 18 years of age at the time of check-in.
Note: you can book a room when you are 17 years of age or over, but can only move-in if you are 18 years or over.
Q. What is the contract length?
The standard contract length is 51 weeks. For shorter term lets and summer lets please contact us regarding availability.
Q. What all is included in the rent?
The rent is all- inclusive and covers your water, gas and electricity bills, super fast internet access and contents insurance. The rent does not include any TV licenses for private television sets.
Q. What do I need to pay before I arrive?
A refundable deposit is payable at the time you book a room. For Greencoat House this is £250. In addition to the refundable deposit, your first instalment of rent is payable prior to your check-in date.
Q. What other charges can I expect?
You would be expected to pay for your use of the laundry, phone calls, your TV licence, and any items purchased from available vending machines.
Q. What is the check in and check out time?
Check-out time is 12noon on the date of your move-out.
Standard check-in times are from 10 am to 4 pm. However, during busy periods, the property manager will pre-arrange a convenient date and time for your check-in with you.
Q. Are there any social events organised for the residents?
There are a number of social events organised throughout the year to provide our residents to get to know each other. We would be delighted to see you at our events.
Q. Is there a member of staff available at all times?
Our office hours are between 9:00 am – 6:00 pm and out-of-office hours are supported by our community ambassadors.
Q. What if my arrival time to be before 8 am or after 5 pm?
We understand that sometimes students need to arrive outside of office hours. As long as we are made aware of the confirmed arrival time at least 4 working days prior to the date, we will have our staff attend at the time the student arrives at check-in.
Q. Will my room have internet?
Yes of course, and it is included in your rent. We have fast wi-fi access at 40mbps at Greencoat House. You can also bring an ethernet cable to connect to the internet in your bedroom via cable if you prefer to do so.
Q. Will my room is cleaned?
The housekeeping teams on-site clean all communal areas on a daily basis. Students are expected to keep their own bedrooms and ensuites clean. However, you are free to make a direct arrangement for room cleaning with our housekeeping team for direct payment to them.
Q. Will I have a TV in my room?
Our bedrooms do not have TVs in them. However, you are welcome to bring your own. Just so that you know, in the UK, a TV licence must be purchased by the owner of a TV set before they can view terrestrial or cable TV.
Q. What happens if I need any maintenance in my room?
Our on-site staff are there to help you resolve any maintenance issue that may occur. Please report it to the office or reception either in person or via an email as soon as you notice the problem.
Q. Do you have laundry services available?
Yes, both buildings have laundry rooms with a number of washers and dryers which you can use 24/7.
Q. Do you provide bedding?
Students provide their own bedding.
Q. Can I smoke in my room?
No, smoking is strictly prohibited on all our properties in all areas except areas that are specifically designated as smoking areas and have a sign that says so.
Q. Am I allowed to have guests overnight?
Guests are allowed to visit, however, please speak to your Property Manager if you expect that your guest will need to stay over.
Q. I have booked a room but failed to obtain a visa, can I cancel the booking?
You are entitled to cancel your booking in the event that your visa does not come through in time. However, we would ask you for proof of your visa being refused.
Q. Can I cancel my booking?
Upon receipt of the email confirming your booking, there is a 7 day cooling off period whereby you may cancel your booking by sending notice to the site via email.
You may cancel your booking by sending an email to the relevant Accommodation Manager. The property will refund your deposit/booking fee within 14 calendar days of cancellation. If you cancel your booking after the 7 calendar day cools off period, you will not get your deposit/booking fee returned to you. You and your guarantor if reasonable will be required to meet the obligations set out within the Tenancy Agreement.
