Regular Policy

To apply for and book, a flat or bedroom at the property, you must pay £100 to reserve the room (described herein as “Reservation Rent”).

You will have 15 days from making your booking to sign the Tenancy Agreement. The Reservation Rent is fully refundable if you cancel your booking within this period.

You may be eligible to be released from your agreement if:

Your offer of a place at your preferred University/Higher Education institution is withdrawn as a result of you not achieving the required entry grades, you have surpassed your required entry grades and choose to go to a different University or you have extenuating circumstances that prevent you taking your place at University.

In order to meet the criteria you will need one of the following:

• To provide a written rejection letter from your chosen university/Higher Education Institute.

• Evidence as to why you cannot take your place.

You will be required to pay a deposit (“Deposit”) at the commencement of the Residential Period. This payment will be collected with your first rental payment.

Your Deposit will be held under a Tenancy Deposit Protection Scheme and will be used as security against any damage to the Room, the Flat or the Property (fair wear and tear excepted), any damage to the furnishings or other equipment provided (fair wear and tear excepted) and any unpaid rent or other charges incurred during the duration of your Tenancy Agreement. The balance of the Deposit will be paid to you within 28 days after the termination of the Tenancy Agreement, less any reasonable costs incurred for the breach of any obligation under the Tenancy Agreement.

It is important that you understand that when you sign your Tenancy Agreement, you are entering into a legal agreement with the Landlord, and are liable for the full rent due for the Residential Period.

Cancellation of your Booking by Property

Our terms and conditions reflect that you are required to sign your Tenancy Agreement within 15 days of completing your online booking and paying your Reservation Rent.

If you fail to sign your agreement within this timescale we may cancel your booking, giving notice by email, and you will forfeit any "reservation rent" paid if it is outside 15 days cooling-off period.

Frequently Asked Questions

Q. What’s included in the ‘inclusive rate?

All utilities – electric, gas, and water – are included in the rent on a ‘fair usage allowance’ with hot water available 24-hours per day. Heaters are controlled individually by the tenants in their rooms. High-speed internet and Wi-Fi throughout the building, including bedrooms and ethernet cable connection in bedrooms.
Contents insurance is provided through Endsleigh insurance. Upgrades are available and details will be given out with the welcome pack.

Q. Do I have to pay for a TV licence?

A flat-screen, 32 inch TV with 40 channels is provided in most of the apartment and studio. For all apartments and studios, the TV will be situated in the lounge area – you and your flatmates will be responsible for getting a TV licence. If you are in a studio, you will also be responsible for getting a TV licence. If you’ve brought your own TV, you’ll be pleased to hear that there’s a TV aerial point in your bedroom.

Q. Will I have internet in my room?

Broadband and Wi-Fi is available throughout the building, 24-hours a day.

Q. How do I access the internet?

Wi-Fi is available throughout the accommodation. Wired connections are available via an Ethernet cable, and connected to the wall socket in your room – simply open your web browser and follow the instructions. Upgrade options are also available. Internet is provided by third party companies and they have a 24-hour support line should you need it; details will be given out with the welcome pack.

Q. Are kitchen essentials, bedding and towels included in my room?

As a Collegiate resident you will need to provide your own bedding, kitchen equipment, towels etc. But you can choose one of our collections that cater for your exact requirement, from The Kitchen Collection which contains all the kitchen essentials through to The Luxury Collection which was curated for the ultimate in superior living.

Q. What do I have to pay and when?

Students will need to provide evidence of a UK based guarantor such as a family member or friend if they would like to pay in 3 instalments – the first one of which must be paid at least 10 days in advance of the start of their tenancy.
If students are unable to provide a UK based guarantor, payment will need to be paid a year in advance, in full, at least 10 days prior to tenancy start dates.

Q. What kind of students will be living here?
A wide range of students will live here, including post-graduate students and international students.

Q. How safe is the accommodation?

Q. Will my room be cleaned?

Room cleaning is generally not included in your rent (although some of our residences offer room cleaning as part of the rental package), so you will be responsible for cleaning your room. If you’re not a fan of doing the cleaning yourself, we offer a range of room cleaning services. You can choose from weekly, monthly, ad hoc and end-of-tenancy cleans.

Q. Are the fitness suites and other social spaces free to use?

Many of their student accommodation properties have their own on-site fitness suites, as well as a whole host of additional social spaces. Access to these areas is free for residents whenever you like.

Q. When can I move in?

Your accommodation will have a dedicated Move-In weekend which coincides with the start of your tenancy. Details of this will be communicated closer to the time.

Don’t worry if you are not able to move in on the dedicated Move-In weekend, you can still pick up your keys during office hours outside of this. Please just contact the helpful on-site accommodation team to let them know when to expect you and to ensure moving in is a hassle-free experience for you.

Q. What do I have to bring?

As a Collegiate resident you will need to provide your own bedding, kitchen equipment, towels etc.

If you have specific questions about what to bring, such as sizes for bedding, or whether to bring induction or standard pots and pans, please contact your on-site accommodation team.
