Each shared flat will have a lounge where you and your friends can sit down and catch up with each other after a long day at university or watch TV. You can prepare your meals together in the kitchen and eat like a family in the dining area. Essentials

Booking Deposit

An amount of £250 is payable at the time of booking, which is non-refundable.

With UK Guarantor:

Pay in 3 instalments – the first one of which must be paid at least 10 days in advance of the start of the tenancy.

Without UK Guarantor:

Pay in full and in advance; at least 10 days prior to tenancy start dates.

A cooling-off period of 14 days is allowed after a booking is made and before the tenancy agreement is signed.

Cancellations raised within cooling -off period-
You may cancel your booking/reservation and get a full refund of the Booking Deposit, until-
(a) 14 days after the date you made your Reservation; or
(b) The date you actually check-in, whichever date occurs first.

Cancellations raised after 14-day period but before 1st August-

You may transfer your Agreement to a replacement tenant provided the conditions set out below are met:

You will find a suitable replacement tenant to take over the Agreement for your accommodation for the remaining period of your Agreement and the replacement tenant-

(a) Must be 18 years old or over and enrolled as a full-time student in a university or college in proximity to your accommodation; and
(b) Must enter into an agreement with us (similar to your Agreement) and pay sums due under such agreement; and
(c) If required, must provide a suitable guarantor. The guarantor must accept the terms an conditions set out in the agreement which the replacement tenant will sign, and we must give you our written consent as to the suitability of your replacement tenant (such consent which we will not withhold unreasonably) before such transfer takes place. However, If you fail to find someone to take over your tenancy, you will be responsible for paying the full rent due until the end of your contracted term at the accommodation and you and your guarantor will be required to meet the obligations set out within the Agreement.

Cancellations raised after 1st August:

The Booking Deposit will not be refunded, however, you may still be released from the agreement, under following circumstances, provided you find a replacement tenant-

(a) In case you receive a rejection letter from your chosen university/Higher Education Institute(b) a copy of the acceptance letter from your new university if you have chosen to go to another university
(b) your UK Visa application is declined if you can provide supporting official evidence to show that the UK Visa application was declined, within 72 hours of you receiving such official confirmation
(c) in the event where you are unable to attend university or the relevant Higher Education Institute due to ill health or other extenuating circumstances provided, you can provide a letter from a medical or another professional to support this.

Q. What’s included in the ‘inclusive rate’?

All utilities – electric, gas and water – are included in the rent on a ‘fair usage allowance’ with hot water available 24-hours per day.
Heaters are controlled individually by the tenants in their rooms.
High-speed internet and Wi-Fi throughout the building, including bedrooms and ethernet cable connection in bedrooms.

Q. Do I have to pay for a TV license?

A flat-screen, 32 inch TV with 40 channels is provided in every apartment and studio. For all apartments, the TV will be situated in the lounge area – you and your flatmates will be responsible for getting a TV license. If you are in a studio, you will also be responsible for getting a TV license. If you’ve brought your own TV, you’ll be pleased to hear that there’s a TV aerial point in your bedroom.

Q. I would like to be situated close to my friends in the same apartment block – is this possible?
