Brighton uni accommodation at Stoneworks has only 51 students, along with a friendly staff team, so you’ll feel welcome and at home from the outset. The rooms are elegant and fully-furnished, with comfortable double beds and private en-suite shower rooms. Once you’re done posting and checking updates on the super-speedy Wi-Fi, make your way to the elegant community lounge to catch up with the others over tea, or to just attend one of the many fun social events that are regularly organised here. Payment Info

Property prefers to receive rent in four instalments throughout the year. Their instalment dates are aligned with the University term if you are receiving student loan support or a scholarship.

If you book for summer stays, they are limited to 10 weeks only, you will need to make a full payment up front, before you arrive at the residence. Summer stays do not require a deposit payment.

Your booking is not complete until payment is made and until payment is made the room is not secured.

Booking Info

Cancellation before you move in:

To confirm your application and booking, you need to read and sign the Assured Shorthold Tenancy Agreement (the “AST”)

An advanced rent payment of up to one week’s rent is required when booking. When you move in, this money will transfer to your rent account, provided that you have met the terms in the Agreement. 

Once you have signed your AST and paid your advanced rent payment online you are agreeing to take up your place within the accommodation and are bound to pay the AST fee in its entirety. Any subsequent request to cancel will require you to find a student to replace you, who is approved by aparto. This carries an administration fee of £100. For guidance on cancelling your booking due to travel and visa restrictions see below

Visas

If you are denied a visa, please let us know as soon as possible. We can cancel your booking if you have applied for a visa and it has been refused. Please let us know, with evidence within 5 days of your visa being refused.

If you are due to travel and experience issues obtaining a Visa we will try to hold your room for you while your Visa is being processed. Please ensure that you have the correct visa and college/university place before you arrive where necessary.  It is the student’s responsibility to maintain Visa status. If your Visa is delayed you may be responsible for the terms and conditions of the tenancy/licence.

The following is applicable to first-year undergraduate and pre sessional post graduate intakes only:

If you are not successful in obtaining your place at your chosen university/college then don’t worry.  We will release from your tenancy and refund of any advanced rent payment where you can provide proof that you did not obtain a place at a university/college which is within a reasonable distance from accommodation booked. You will need to submit your request to cancel by email along with proof within five working days of the confirmation that you have not received your place.

If you change your mind

After signing your agreement, the terms and conditions of the agreement, including all payments, are legally enforceable against the tenant. Once you have signed the tenancy agreement you must complete the advanced rent payment set forth in the rent schedule of the agreement. From signing the agreement you have 7 days to complete the guarantor information. In the event that the guarantor does not sign the agreement, the agreement will remain enforceable against the tenant.

If you sign your agreement before 1st May 2022, aparto will allow you to cancel your agreement before this date without penalty. If you sign your agreement on or after the 1st May 2022 aparto will allow a period of 48 hours for you to change your mind. You must let us know in writing by email to the residence inbox if you wish to cancel your tenancy in this timeframe.

This does not apply for bookings at The Spireworks residence in Oxford. At The Spireworks, aparto will allow you to cancel your agreement before the 1st July 2022 without penalty. For bookings at The Spireworks Oxford, if you sign your agreement on or after the 1st July 2022 aparto will allow a period of 48 hours for you to change your mind. You must let us know in writing by email to the residence inbox if you wish to cancel your tenancy in this timeframe.

For any refunds via international bank transfers a fee of £12 will be applied.

Failure to Check In

If you fail to check-in you will remain liable to pay any rent, or other fees associated with the original agreement, and we reserve the right to pursue for any sums outstanding in respect of the same.

Where possible, we may remarket your room. Until a new occupant has taken over the agreement and moved in, the tenant will be liable for the terms and conditions of the agreement.

Cancellation after you have moved in:

Once you have moved into the residence, you will only be considered for a tenancy release in exceptional circumstances.

You must have withdrawn from your University or College and provided proof in the form of a withdrawal letter, signed on headed paper from the institution. You must also have a suitable letter from the doctor or medical institution detailing the issue of why you have withdrawn from University.

Tenancy Releases for exceptional circumstances will not be granted where:

  • You are still at University and have not withdrawn from your course
  • You have chosen to defer for a year for any reason other than above
  • You have left University of your own volition for any other reason, including not attaining correct funding or loan, or suitable grades during the year
  • The University has removed the tenant from your course for , including disciplinary

Once a tenancy release decision has been made, this decision is final and any appeal of this decision will be undertaken using the framework of the aparto complaints policy.

Tenancy Takeover

You may be able to arrange a release by finding someone else to take over your tenancy. Please get in touch and we will provide details of this process. The new tenant must be a student and aparto must approve the new tenant for the tenancy takeover to be valid. 

Summer Bookings

Cancellation before you move in:

You are required to pay the full licence/tenancy fee before the commencement date of the contract – Rooms are not secured or guaranteed until a full payment has been made. Summer and Short Stay bookings require a minimum of 5 working days’ notice from the commencement date to be valid.

Bookings made before 1st June 2022

  • Summer or Short stay bookings made before 1st June 2022 can be cancelled before this date with no penalty and a full refund will be given. If a booking is cancelled after this date no refund will be given. If a booking is made after this date there will be a 7 day cooling off period in which the booking can be cancelled without penalty.
  • If a student fails to arrive for their tenancy without written notice in the required time frame, and has paid the tenancy/licence fee, then the full fee will still be charged.

Frequently Asked Questions

Q. Can I cancel my tenancy contract if I wish to leave early/go back home?

If you are leaving temporarily and coming back before the end of your contract, please email us to let us know what dates you will be away. If you are leaving for the rest of the year and are looking to cancel your tenancy agreement, please refer to our cancellation policy for 2019-20 for full details on how to proceed.

Q. Can I cancel my tenancy contract if I cannot come back to the UK/Dublin due to the travel restrictions?
We understand that this is a challenging time for our residents with many people returning home before travel bans and restrictions began and non-essential travel recommendations were made by the government and health authorities.

Q. Can I cancel my 20/21 tenancy contract if my university is only offering online courses next year

We are aware that many universities have taken these precautionary measures. However, if you are enrolled in your course and your university has not cancelled it but have moved to online classes, then you will be expected to continue with your course and therefore still need to fulfil your tenancy contract for the 2020-21 academic year.

If the situation changes and your university decide to cancel the course, please contact us and provide accompanying evidence of the course cancellation so that we can review your situation.
 

Q. Can I cancel my tenancy contract if I am worried about not being able to get back or start my course in September 2020?

We understand that there are circumstances out of your control, however, please don’t worry. We are continually monitoring the UK and Irish Government guidance on the Coronavirus (COVID-19) situation and complying with this.

As the situation changes, there will also be updated guidance on travel and your university will be able to update you closer to the time of your course start date, so please refer to them for course updates.

If you have any concerns closer to the start of your 2020-21 tenancy agreement or your course is cancelled for 2020-21 entry, please get in contact with us so that we can advise further.

Q. Can I cancel my tenancy contract if I cannot complete my A-Levels/ Leaving Certificate and my University has deferred enrolment?

We understand that these are circumstances out of your control so you may be eligible to postpone the start of your tenancy agreement to a later date.
 
Any request to cancel or defer your 2020-21 tenancy agreement must be submitted in writing, with accompanying evidence to support your request. This will be reviewed by our Regional Management team, whose decision will be final. 


Q. Can I cancel my tenancy contract if I cannot get a visa/cannot to enter to UK/Ireland?

We understand that these are circumstances out of your control so you may be eligible to postpone the start of your tenancy agreement to a later date.

Q. Can I cancel my tenancy contract if English examination centres have been closed, I cannot get the English exam results on time?

We understand that these are circumstances out of your control so you may be eligible to postpone the start of your tenancy agreement to a later date.

Q. Can I cancel my tenancy contract if I have decided to defer my University offers to next year?

If you decide to defer your university but already have a booking with us for 2020-21 the usual cancellation policy still applies.

Q. What do I need to bring with me when I arrive?

On the day you move in, you’ll need to bring along kitchen items, bedding, clothing, and any personal items to make you feel at home. Be sure to bring some form of ID with you, too.

Q. Do I have to be a student to live here?

To live here you must be a student, enrolled in a college or university, and be 18 years or older at the time of check-in.

Q. What happens if I don't pay my rent?

In some cases, legal action will be taken in order to recoup the amount.

Q. What do I do if something isn't working in my apartment?

However small the problem, be sure to contact reception and fill in a quick repair form, and our facilities will get right to it.

Q. Can I receive a post?

Sure, all of this property’s residents have their own letterbox and will be given a key to check their post at any time. If you have a parcel delivered, a reception will look after it, just be sure to bring your ID with you upon collection.

Q. What will I need to do before I move out of my room?

Pack up all your belongings and give the room a clean – it’d be lovely if you left in the same condition as you found it. Once that’s done, hand over your fob and post box key, say your goodbyes, and be sure to have a great summer.

Q. Can friends and family visit?

Of course, they’re welcome to come and see you throughout your studies. However, only one guest is allowed to stay in your room for a maximum of 3 nights a week. And, you must be with them the entire duration of their stay and sign them in on arrival.
