Abacus House is a modern student accommodation on Baker Street, Brighton. With the Brighton train station, only 10 minutes away; the University of Brighton’s Falmer campus and the University of Sussex can be reached in 6 minutes flat. It is walking distance from the University of Brighton’s Grand Parade and Moulsecoomb campuses. You can choose from a wide range of en-suite rooms in shared flats and studios. Enjoy facilities like a rooftop terrace, social hub, bike storage, study and more.

If you are looking to lead a more private uni life with a distraction-free environment or if you’re looking to have a more sociable experience; there is something for all at Abacus House student accommodation. The studios are perfect for those planning on living independently varying in sizes. Each one is furnished with a comfy bed, TV, study area, spacious wardrobe, fully fitted kitchenette and private bathroom. Those of you, who would like to make new friends, must check out the range of en-suite rooms in shared flats available at Abacus House Brighton. Each room has similar features to the studio except, you will be sharing the TV, kitchen and lounge area with your flatmates. You could cook a meal or a storm here with your friends!

Once you’re done you could go to the social hub where you could play a game of pool, try your hands at the piano or just chill out with friends. Abacus House is walking distance from all local amenities including bars, pubs and restaurants. For an evening to unwind and relax over drinks why not head to the Mitre Tavern, across the street, or The Druids Arms and Paris Café Bar, less than 5 minutes walk. If you’re too tired after the day at uni and in no mood to cook, don’t worry. There is no dearth of restaurants on Baker Street itself. We do recommend Semolina and Abyssinia.

With the Brighton train station, only 11 minutes walk from Abacus House you can get anywhere in the city with ease. The Brighton city centre is a little over 15 minute’s walk. You will have plenty to do ranging from shopping, entertainment to relaxing on the beach. We recommend shopping at Churchill Square and Brighton Marina for all brand names under a roof.  For some independent shopping head to The Lanes, or London Road. Nightlife in Brighton is second to none.  There are numerous nightclubs to let your hair down; to name a few, Poppadaddys, DONUTS and Pryzm – the largest one. Some bars that are definitely worth a mention are Hobgoblin and King and Queen’s, as they offer amazing student discounts.

Booking Info

You get 7-days ‘Decision Making Period’ (Free cancellation period) to cancel your booking after you sign the tenancy agreement. If you cancel within the 7-days period, your booking fee is refunded.

If you are outside the 7-days Decision Making Period but would like to cancel before the 31st of July 2017, you may do so. Your booking deposit will be forfeited, but you will not be liable to pay any other fees as per the contractual obligations laid out in the Tenancy Agreement.

If you are outside the Decision Making Period and would like to cancel after the 31st of July 2017, you still remain liable for the contractual obligations laid out in the Tenancy Agreement unless you are able to provide documentary proof (within 72 hours) of:
•    Your UK VISA application has been Denied
•    You having failed to obtain required grades to be able to join the University of your choice
•    Extenuating circumstances e.g. ill health, family circumstances
 Where the reason for cancellation can’t be proved in line with the above, you will remain liable for the full contractual rent, unless and until you are able to find a replacement tenant to take over your Tenancy Agreement. Once a replacement tenant is found, you will be released from your contractual obligations and any payments made towards the rent are refunded, however, Reservation Fee is retained as admin fees.
If you fail to collect your keys within 5 weeks of the tenancy start date, then the landlord reserves the right to cancel your booking. In this instance, any rent paid is retained to cover the losses.

Frequently Asked Questions

Do I need to have a UK based guarantor?

A guarantor can be anyone who is not a full-time student, and they do not need to be a UK resident. Your guarantor will take responsibility for any unpaid arrears during your tenancy period.

What happens to my deposit? Is it refundable?

When you move in, the deposit you pay is put into a Government approved tenancy deposit scheme. It is returned 10 working days after your tenancy ends, providing there aren’t any deductions for damages. Any deductions will be discussed with you during your check out inspection.

Can I pay my booking fee over the phone?

If you’re having problems booking online don’t hesitate to get in touch and we will do our best to help. If needed, payment can be made over the phone.

Can I live with my friends?

We are more than happy to accommodate groups as well as individuals, simply let us know who you’re planning to live with and providing we have the availability it shouldn’t be a problem. If you’re looking to share a studio with a friend or partner you will have to book together, but remember, dual occupancy isn’t available at all our properties so do check your chosen House before you book.

We understand that your flatmates will be a big part of your university experience, so if you are booking as an individual we’ll ask you a few questions to help us match you with the perfect flatmates.

Is there an age limit for booking accommodation with UniLodgers?

We have no upper age limits on our accommodation; however, we do need residents to be over 18 for England and Scotland, and in full-time education. This is due to the legally binding tenancy agreement that each tenant is required to sign before living with us

How secure is the accommodation?

We have CCTV in and around each property, an electronic key fob entry system for the main entrance, common areas, each flat and bedroom. There are also spy holes in each flat and bedroom door, intercom in the flat, 24/7 on-site staff and a 24/7 mobile number.

Do I have to pay council tax?

Students don’t have to pay council tax in the UK, however, payment exemption doesn’t happen automatically so you will need to inform the council that you’re a student. As your accommodation provider, we cannot do this on your behalf, you must apply for council tax exemption yourself.

Do I need a TV License?

All TV's provided have licenses. If you bring your own TV or if you want to watch or record programmes as they are being shown on any other device, such as your mobile phone, tablet or computer, you will need a TV License.

What if something in my flat breaks or isn’t working?

Let us know as soon as you can, either by email or by visiting reception. Our onsite team are here to help 24/7.

Can I have pets?

No, pets are not allowed under the terms of your tenancy agreement.

What happens if I don’t get on with my new flatmates?

We want your university experience to be a good one so if you are having any issues with flatmates please let us know. We will do our best to help resolve any problems you might be having.

Can I receive post and parcels?

Yes, your flat has its own lockable mailbox in our mailroom. You will receive your mailbox key when you arrive. If a parcel arrives for you, we’ll let you know by leaving a ‘parcel collection’ note in your mailbox. You can then collect your parcel from reception. For security, you will need to provide photo ID and give a signature to confirm collection. The post will not be given out to other residents on your behalf without written authorisation.
