IQ Twerton Mill is a modern student accommodation located on Lower Bristol Road in Bath. The property is well placed for both Bath Spa University and University of Bath. You can choose from a range of en suite rooms in shared apartments or self-contained studios. If you are a post-graduate student or someone who is looking for a more personal space then a studio will be great for you. However if you are looking for a more social environment then you can also choose from the shared apartments. You will have your very own room and bathroom here however you will have a shared lounge and kitchen. The comfortably furnished lounge is perfect to host parties and you can also come back after a long day in lectures and spend time with your flatmates. Cook together or watch a show together, either ways it is a great way to unwind. When not studying you can hang out with the other residents in the social spaces at the property. Sit down in the common room and enjoy a movie on the TV or you can also challenge your friends to a friendly game in the games room. There is bike storage at the property as well, should you be thinking of brining your bike with you.

There is plenty to do around the property as well so if you feel like stepping out for a meal with your friends then all you have to do is walk down to Raphael Restaurant and enjoy French cuisine with a British twist. If you are looking for a quick drink with your friends then Victoria Pub is just a short walk away and perfect enjoying a drink with lively music.

Bath has been designated a UNESCO heritage site and has an almost untouched charm to offer. If you have had a long week then a soak in the rooftop spa pool right in the middle of the city centre is all you need. For a calm and quiet Sunday you and your friends can take a walk around Bath’s park and gardens. You will love the Prior as it offers lovely landscaped gardens and the best view of the city. Cancellations before the 31st of July
Until the 31st of July, if you have not yet taken up the occupation of your accommodation (which is deemed to occur at the time you collect the keys to the accommodation), you may cancel your booking. In this case, your Booking Fee is non-refundable and it can’t be transferred to another customer or tenancy period. However, you will no longer be liable for the contractual obligations laid out in the Tenancy Agreement.

Cancellations on or after the 31st of July
If you wish to cancel your booking on or after the 31st of July, regardless of whether you have collected your keys, you will remain liable for the contractual obligations laid out in the Tenancy Agreement unless you can offer proof you fit any of the following criteria:

  • Your UK Visa application has been denied.
  • You have failed to obtain the required qualifications to get into your first University of choice.
  • Extenuating circumstances e.g. ill-health, family circumstances.

Where proof is provided within the timescales specified below, the cancellation will be granted and you will no longer be liable for the contractual obligations laid out in the Tenancy Agreement.

Where the reason for cancellation can’t be proved in line with the above, you will remain liable for the full contractual rent, unless and until a replacement tenant is found for your accommodation. You’re responsible for finding an eligible replacement tenant, although we will assist where possible. If a replacement tenant is found, you’ll be released from the contractual obligations laid out in the Tenancy Agreement and any rent money will be refunded to you. Your Booking Fee will be retained however.

Failed to get into your first University of choice
Should you fail to gain the required qualifications and aren’t accepted into your first choice University, then the property will cancel your Tenancy Agreement and refund your Booking Fee and rent payment, as long as you provide the following information within the timescales mentioned below:

  • Written confirmation from you that you wish to cancel your reservation due to having failed to obtain the required grades for your first choice University.
  • Supporting evidence from the University or UCAS.

This information must be provided to the property within 72 hours of your exam results being published to be eligible for a booking fee refund. Your Booking Fee and rent payment will be returned in full within four weeks.

If you fail to provide the information within 72 hours, your Booking Fee will be forfeited.

Declined a UK Visa
If you fail to obtain a UK Visa, property will cancel your Tenancy Agreement and refund your rent payment so long as you provide the following information:

  • Written confirmation from you that you wish to cancel your reservation.
  • Supporting official evidence to show that the Visa was declined.

This supporting evidence should be supplied to within 72 hours of you receiving official confirmation. Your rent will be returned to you within 4 weeks but the Booking Fee will be retained as a cancellation fee.


Extenuating circumstances
If you are no longer able to attend University and/or live away from home due to extenuating circumstances, such as ill health or family issues, please speak to a member of our team and we shall discuss the possible options.


Cancellations after you have moved in
After key collection, your Booking Fee will become your deposit and will be registered in a Government approved Tenancy Deposit Protection scheme.
Once you have taken up occupation of your accommodation, if you wish to be released from your Tenancy Agreement, then you must notify us in writing. You’ll remain liable for the full contractual rent, unless and until a replacement tenant is found for your accommodation. You’re responsible for finding an eligible replacement resident, although we will assist where possible.

If a replacement resident is found, property will release you from your tenancy agreement with effect from the start date of the new tenancy agreement (please bear in mind that all tenancies commence on a Saturday; the site team will confirm your official release date). You’ll need to pay a £150 administration fee (which will be recovered by retaining all or part of your deposit and/or rent).

Who can live at the property?

Any full-time student (minimum 16 hours per week) enrolled in a university or college, who is 18 years of age or older on the date they submit the application form.

What is included in the room rate?

All utility bills (water, lights, and electricity), 100Mb internet access, 24 hour security and contents insurance.

Can I choose my room in the building?

Normally rooms are allocated on a first come first served basis. You can specify any special requests at the time of your booking and we will do our best to accommodate you in that room.

What is your cancellation policy?

Upon receipt of the email confirming your booking ('the acceptance email'), there is a 14 day cooling off period whereby you may cancel your booking by sending notice to the site via email.

Is there somewhere to store my bike?

Yes, we have secure bike storage available free to residents.

What furniture is in my room?

Our rooms are all standardised and have the same high-quality furniture throughout.

Is there a curfew?

No, you can come and go as you please. 24-hour security will be available to welcome you at the front door.

Can I smoke in my room?

No, the accommodation is non-smoking. You may smoke outside in designated smoking areas.

Is contents insurance provided?

Yes, we have partnered with the best provider of student contents insurance in the UK; Endsleigh Insurance. Policy detail will be provided to you on check-in.

Will I have a phone in-room?

Phones are not provided in-room, however Ask4 have provided VOIP telecoms which is available using your laptop and allows residents to call home at discounted rates.

Will I have a TV in-room?

No, however flat screen TV’s are provided in all communal areas and IPTV is available to stream on your laptop.

Will my room be cleaned?

We have a housekeeping team on-site, they will clean all communal areas in the residence. This does not include your room, however you can arrange a room clean with them directly at additional cost.

What if something in my room breaks?

We have a maintenance team on-site, they maintain the residence and make sure that it is always in the best order for students living in the building. Should you have a problem with anything in your room; say your fridge stops working or a lightbulb needs replacing, they will fix it as soon as possible for you.

Are there accessible facilities throughout the buildings?

The property features accessible rooms alongside wheelchair and mobility access throughout.

Is there a laundry?

Yes, we have enlisted the help of laundry specialists Circuit to manage our laundry facilities within the residence.

What about my Post?

Our frontdesk and security staff will take collections for you and sort your mail. Each resident has a secure mailbox which they share with around 4/5 students living in the building.

Do you provide bedding?

No. It is up to students to purchase their own bedding.

What time is my check in/check out?

The on-site team will email you closer to your contract start date to advise the check-in time, this will either be from 10am or 3pm. The check-out time is 10am on your contract end date

What documents are required for me to check-in at a Pure residence?

We require a copy of your passport, visa, photo and proof of address. These documents must be uploaded to the Student Portal within 10 days of receiving your accommodation offer. Failure to do this will mean that your check-in could be severely delayed and could possibly result in you not being able to check in.

What is the normal payment structure?

You need to pay a booking fee of £250 at the time of making your booking. If you have a UK guarantor you can pay in three installments; the first due 10 days before arrival, the second in January and the last in April. Alternatively the full payment is due 10 days before arrival.

What is my booking fee?

Once you check in your booking fee will be converted to a refundable damage deposit.

Do I need a television licence?

Yes, if you watch television in your bedroom. All homes in the UK require a television licence and your room is treated as a home under the licensing authority's definition. There is a large screen television with Sky in the Social Hub which has a television licence associated with it. However, for IPTV provided by Ask4 and viewed in your room, you will need a licence.

What other charges can I expect?

You will have to pay for laundry, phone calls, your TV licence, upgrade of insurance or internet packages, and any items purchased from the vending machine.

Can I pay by Bank Transfer?

It is possible to pay by bank transfer, however please be aware that it can take up to 5 working days to reach us and the payment must be showing in your account before you would be able to check-in to the residence.
