Your reservation fee of £250  is due when you book your room. This is not a deposit, and once paid, is not refundable.

Your reservation fee secures your room once you sign the Assured Shorthold Tenancy Agreement and  your Guarantor signs the Guarantee (if required).

At the start of your tenancy, your reservation fee converts to advanced rent payment, and is either deducted from your single rent payment (if you pay for the year in advance) or from your first term’s rental payment (if you pay in stages).

If you are paying by three instalments with a UK Guarantor, then you will pay the £250 reservation fee on signing, 40% of the contract rent before you move in less the reservation fee.

Regular Policy: 

You can cancel your booking up to 14 days after you accept your offer or pay your deposit (the Initial Cancellation Period), which reduces to 7 days from 1st August ahead of the academic year being booked, providing you have not already moved in to the property and we will refund your security deposit in full. Deposits will normally be refunded within 28 working days of cancellation, however as per the legal obligation as a landlord is to secure all deposits with a third party protection scheme. In the event that your deposit has already been sent to the protection scheme by the time you cancel your booking, your refund could take up to 60 days to be refunded due to the protection scheme’s processing period and your deposit refund will come directly from them – you will need your repayment ID which will be sent to you directly by the protection scheme. If the deposit has already been sent to the deposit protection scheme, unfortunately, the property is unable to influence their processing time.

If you cancel your booking after the 14 day Initial Cancellation Period (7 days after 1st August), you will remain liable for the weekly rent (for each and every week or part week) until the property is  able to re-let the room. If the property is able to re-let the room, they  will release you from the agreement upon payment of a £50 variation of contract fee which we will recover by retaining part or all of your deposit. If you have paid a lower deposit amount, that’s the amount that will be retained.

Please be aware that once you have signed your contract to stay with the property, unless due to exceptional circumstances, you will be tied into the contract and expected to cover the cost of your room unless you are able to source an alternative resident to take over your contract.

Q. What kind of students will be living here?

All kinds of students live here, from all over the world, studying for their undergraduate and postgraduate degrees.

Q. Can I end my tenancy early?

As a tenant on a fixed term assured short hold tenancy you cannot end your tenancy early. You may find a replacement tenant for your tenancy as long as they take over the full length of your contract and pay the rent in full.

Q. Can I smoke in the accommodation?

No. Smoking in accommodation is forbidden.

Q. Can I bring my pet?

Unfortunately, the property does not allow pets.

Q. Do I have to pay for a TV licence?

The licences for the TVs in the shared spaces such as the communal rooms and your shared living room/dining rooms have been paid for.

However, if you wish to watch TV in your room you must pay for your own TV licence. You require a TV licence no matter what device you watch or record live TV.

Q. Can I rebook my room for next year?

Many of residents are returning students who just don’t want to leave!
