Security Deposit:

A bond amount equivalent to four weeks rent need to be paid, this will be kept as a damage collateral. Refunded back at the end of the tenancy with any damage charge deducted.

Rent is payable by direct debit either fortnightly, half yearly or annually from a nominated account

 The following credit/debit card surcharges will apply

• Debit Card Visa – 2.00%

Application Fees:

Application fee amount of AU$55 will be charged.

Cleaning Fees:

Cleaning Fee amount of AU$75 is applicable.

You can secure your room for 2022 and rest easy knowing that you have the peace of mind to cancel your Residential Agreement for the following reasons:

You are unable to enter Australia due to Government travel restrictions

If you are an International Student that has not yet traveled to Australia and you are not able to enter the country due to Government travel restrictions in relation to COVID-19, you may cancel your Residential Agreement up to 14 days prior to the agreement start date.

Your campus is closed due to COVID-19

If your course does not resume teaching on campus, you may cancel your Residential Agreement up to 14 days prior to the agreement start date.

Your course is now only being offered online

If your course has moved to online-only teaching, you may cancel your Residential Agreement up to 14 days prior to the agreement start date. This policy does not apply if you have the option to take your course on campus but elect to take it online only.

You do not get accepted into the University

If you are a domestic first-year student applying through UAC / VTAC / QTAC / TISC and you do not get accepted at the university you may cancel your Residential Agreement within 5 days of the UAC / VTAC / QTAC / TISC Main Round offers release date

If you are an International Student and you do not get your Visa, you may cancel your Resident Agreement within 5 days of receiving notification from the Department of Immigration and Border Protection.

You will need to provide in writing, the supporting official evidence demonstrating you meet the criteria within the timeframes outlined above. You will need to provide your supporting evidence to [email protected] including your full name, application number, email, and phone number in your email.

If you have not yet moved in, you will be refunded your security deposit and any other upfront fees. If your contract has already started, you are liable for rent up to the date of notification / moving out of the village and your security deposit will be returned to you provided you have met the move-out conditions. However, application, registration, and cleaning fees (where applicable) are non-refundable.

Q. What is first-year exemption? Am I eligible?

 If you are a domestic first-year student applying through UAC / VTAC / QTAC / TISC you may be eligible for First Year Exemption.

You are eligible if:
* You did not get accepted to the university
* Were accepted to another university
* The course is now wholly offered online (ie not being taught internally)

If your contract has not commenced you will be refunded your security deposit and cleaning fee where applicable. Please note the application fee and registration fee if applicable are non-refundable.

If your contract has started, you are liable for rent up to the date of notification / moving out of the village. 
Your security deposit and associated fees (excluding application, registration and cleaning fees where applicable) will be refunded.

Please note The First Year Exemption will not apply where you have accepted a University Offer but you elect to defer or withdraw from your studies. You must notify Village Management in writing (Resident Notification) within 5 days from the UAC / VTAC / QTAC / TISC Main Round offers release date (generally around late January – refer to the UAC / VTAC / QTAC / TISC website for actual dates).

Q. Can I live here if I am under 18?

To be eligible to live at the village, we require that you are at least turning 18 by the end of first semester to stay with us. A 'Gaurantor Form' is required to be submitted prior to room confirmation.

Q. What if I miss a rent payment?

It is important to always pay your rent on time. If you know there will not be sufficient funds in your account prior to the rent date, please make sure that you email management so that we can make arrangements for you.

If your rent is processed and there are insufficient funds, please note that a $20 late fee will occur and you will receive a breach notice from village management.

Q. What is the application fee?

Our application fee is a one-off processing payment fee which is paid before we can send you your contract. The application fee is non-refundable.

Q. How do I know my application is approved?

If you are successful, you will receive a letter of offer to stay at the village via email.

Please note, an offer can only be sent if all steps of the application process are complete, including application fee payment.

Q. Can I live at the village if I do not study at UNSW?

Unfortunately, we only accept students of the University of New South Wales (UNSW).
