Once you have entered into an offer and acceptance agreement with the property, you are legally bound by the Residential Tenancies Act and deemed to be in a leasing arrangement.

We understand that from time to time issues can arise with your entry into Australia.

Cancellation without penalty is possible if:

• you fail to meet student status requirement;

• you fail to gain lawful entry into Australia

• you cannot enter Australia due to border closures or restrictions

If you are unable to arrive on your selected date due to flight cancellations, we may be able to move your lease commencement date. Depending on the length of delay, there may be some financial penalties incurred. This is handled on a case-by-case basis. If your flight is delayed, please email us

Cancellation due to:

• providing false or misleading information during your application or booking process

• failure to pay your bond or rent in advance

• failure to sign the Residential Tenancy Agreement when required

• a change of mind will result in a monetary penalty. This may include forfeiting some or all of your advance rental payment and/or bond payment and is negotiated on a case-by-case basis.

International Under 18 Students

UniLodge is more than a property manager. We are an organisation recognised internationally for our expertise in the provision of Student Accommodation, with extensive experience in creating active communities where students can maximise their student life. Our residences are happy, safe and in comfortable environments where students can be part of an inclusive community. A key offering is our expertise in providing accommodation for students under the age of 18.

UniLodge has a deep understanding of the legislation in relation to accommodation for Under 18s and delivers a service which meets the heightened duty of care and underscores the safety and wellbeing of our of Under 18s.

To ensure that we deliver on this service, our Under 18s program is supported by a solid operating platform of processes and procedures, staff training and development, all of which underpin the delivery of this niche service offering.

Our Under 18s program includes:

• Trained staff with police checks and working with children checks

• Students are met on arrival

• Under 18s Orientation

• Strict curfew times and processes where applicable under the RTA.

• Single sex apartments

• Security and monitoring

• No tolerance policy on alcohol, smoking, drugs and gambling

• Regular communication with Parents / Guardians

• Pastoral care

• Processes for students with medical conditions and or illness

• Processes to ensure student issues are escalated and handled in a professional and caring manner

Understanding how difficult it can be for young people, especially those arriving from overseas, to meet new friends and settle into their new environment, UniLodge ensures that our Community Spirit Program (CSP) is Under 18s friendly. CSP is designed to offer a wide range of activities for our Under 18s. Our Residential Advisors are on hand to help them interact safely in their new environment and enable students to safely explore all that Australia/New Zealand has to offer.

Q1. What utility costs am I responsible for?

Water and electricity are included in your weekly rent.

Q2. Is there a cancellation fee once I have secured an apartment?

$100 Application Fee, Activity Fee: $100 for Full Year, $50 for Semester, $25 for Flexible Contract, 4 Weeks Security Deposit, Credit/Debit card charges apply

Q3. If I wanted to break my lease, what are the costs associated with this?

You will be charged an Early Termination Fee equal to two weeks of Occupancy Fees and will be responsible for finding a suitable replacement to take over the remainder of the contract.

Q4. What are your check-in times and days?

Monday to Friday 10 am to 6 pm, or as otherwise stated in your offer letter.

Q5. Do I need a mattress protector?

No, we will provide you with a mattress protector when you check in.
