A non-refundable deposit payment of the first 2 weeks fees plus client's requested booking fee is required to secure a booking.
In addition to the deposit a prepayment of 4 weeks rent is required (or payment of the booking in full if the booking is less than 6 weeks in total). The prepaid rent will be credited to the final full four weeks rental of your stay, or in the case of an early departure it will be credited to the final 3 weeks of your stay and cover the early departure fee.
All Fees (except the Pre-Payment) must be paid not less than 1 week in advance by direct bank deposit. Weeks are calculated from Friday to the following Thursday inclusive. All Fees are processed weekly on a Friday in advance for the following week.
All booking fees are remitted monthly, or quarterly basis to the client, less any international transaction fees that may be incurred.
Any booking of less than 28 days will incur a one-off $50 short stay surcharge, payable with the first Fees (deposit) payment.
Students are required to provide a credit card imprint to the value of 4 full weeks rent (Pre-payment), at time of orientation in place of a bond payment, to recover any issues if a breach of contract is done.
Updates to Policy
Cancellation 14 days before arrival in the event that;
Visa denied - if a student’s visa application is rejected or the visa centre remains closed
Flight Cancellation - if the scheduled flight is cancelled
Intake delay of University/Education provider - if the start date of a course has been postponed to a later date
Travel Ban - if there is a travel ban either in the student’s country of origin or in Australia preventing students from travelling as planned
Medical Condition - in the unfortunate event that the student or close family member falls sick. Evidence will need to be provided.
This policy includes the refunds as well if the cancellation is provided 14 days prior.
Not less than 4 weeks' notice in writing is required to be given if a Student wishes to leave the premises prior to a booked departure date and upon submission of a revised departure date all rental payments, and early departure fees owing up to that revised departure date must be paid immediately in full.
An Early Departure fee equal to 1 weeks' total rental will be charged when the guest chooses to move out prior to the booked departure date, this fee is collected along with the remaining rent upon submission of the revised departure date
Cancellations must be advised prior to the student's check in date, otherwise the booking treated as being taken and the guest is liable for the standard notice period, that is 4 weeks' notice and liable for the rental fees for that period. Link2 may charge such fees to the guest's credit card as provided at time of booking
1. Are there laundary facilities available ?
Yes, on-site coin operated washing machine and dryer facilities with iron board and irons are available.
2. Are all bills included ?
All household bills are included such as water, electricity, wifi and house cleaning 3 times per week.
3. What are the kitchen facilities ?
The kitchen is also equipped with pots, fry pans, baking trays, chopping boards, grater, can opener, large cooking utensils such as stirrers & tongs etcetera. We offer all the large and small appliances you should require including oven, cook top, microwave, toaster, kettle and rice cookers. Each resident has a personal cupboard in the kitchen to store dry groceries and their own shelf in the refrigerator for perishable items.
4. How many people share a bathroom ?
If you are in a standard room with shared bathroom facilities. Building contains adequate facilities so that no more than 3-4 guests per bathroom facilities.
5. For how long my booking will be on hold ?
A booking may be made without payment, and is held by Link2 for a period of 48 hours to allow for payment of deposit fees to be made to secure the booking.
