Booking Fees
To start your application, you will need to pay one week’s rent (your holding deposit). This will be treated as your first rent payment once your booking is confirmed and you move in.
A bond equal to 4 weeks rent is required to be paid at the time of signing your contract to live at Iglu. This amount is then sent to the relevant state’s Rental Tenancy Bond Authority where it is held until after you vacate the property. It is then returned to you less any amounts you may owe to Iglu, such as unpaid rent or damages, at the end of your contract.
Rent payments
Your weekly rent is required to be paid fortnightly, and you are responsible for ensuring that your rent is paid a minimum of two weeks in advance at all times in accordance with your Residential Tenancy Agreement.
Mode of payment
Pay using credit card (No credit card surcharge applied when paying holding deposits online, however all further credit card payments will have a 1.8% surcharge)
Standard Cancellation Policy
Residential Agreement Cancellations
Once a Residential Agreement (“Agreement”) has been signed, the student must comply with the terms and conditions of that Agreement. Whilst the terms of the Agreement vary between different Australian States, the student is required to pay the rental due for the term of the Agreement. If the original student wants to cancel their agreement with Iglu and they or Iglu finds a replacement student to take over the balance of the Agreement, the original student will no longer be required to comply with the terms of the Agreement. This will typically incur a cancellation administration fee of between 1-2 week’s rent.
Students may also cancel an Agreement without charge as part of Iglu’s “No Visa, No Entry, No Offer, No Pay” option if they are:
The cancellation request must include supporting documents and be received prior to their lease commencement date.
* Students affected by border restrictions can defer their contract start date for up to 4 weeks after the restrictions are lifted. If students are required to complete mandatory quarantine before moving to Iglu, we will not charge them rent until they move in.
Iglu will reserve the room for a minimum period of 14 days (or longer if both parties agree) after receipt of a holding deposit, to allow the customer to review and sign a residential agreement and associated documentation. If the customer does not enter into the residential agreement within 14 days, the holding deposit will not be refunded.
After paying the holding deposit to secure the reservation, but before signing a residential agreement, the customer can only cancel the reservation for a full refund if a written letter of cancellation is sent by email to your iglu property prior to your Agreement start date for the following reasons:
Upon signing the residential agreement, the deposit will go towards the rent payable under the agreement.
Q: How much do I need to pay when booking?

We are happy to refund your holding deposit if you don’t get a place in the course you apply for at university. Please refer to our Cancellation & Refunds Policy for details.

We are happy to refund your holding deposit if your application for an Australian student visa is not successful.
