A security deposit equivalent to four (4) weeks rent is required. Also, an application fee of AU$118 has to be paid, a semester fee (AU$105 Activity Fees, AU$65 Facilities Fund) and an AU$107 Departure Clean Fund to secure the accommodation.
Rent must always be paid in advance.
Payments can be made in the following way:
a) Bank Transfer into the Bank Account.
b) Direct Deposit at the bank into the nominated Bank Account.
c) Credit card at the reception desk during business hours
Updates to Policy
For all off-shore applications made to UniLodge, the property will be waitlisting these applications until such time as an announcement that the borders are opening.
So effectively, the property will not be offering contract leases, requesting security deposits or bonds or any advanced rent.
Property will be filing all applications in date order and when it's announced that international travel will begin again, the property will proactively reach out to all applicants and progress their applications to bookings.
Where a Resident believes that they cannot stay in the unit or continue to pay the rent, they must notify the management in writing as soon as possible - two weeks’ notice is the minimum time. When considering prematurely terminating your Tenancy Agreement, it is your responsibility to either continue to pay rent as per the agreement until the unit is re-let or find another suitable person to take over your unit so there is a continuation of payments to the unit owner.
Q. Can I move out at any time?
When you move into your apartment, you sign a Residential Agreement. This is a legally binding document that means you have committed to paying rent from the start date on your contract until the end date of your contract. However, if you have no choice but to move out, you can break your lease. This means that you will need to give a minimum of 28 notice in writing, pay an early termination fee equivalent of 4 weeks rent, and continue to pay rent until someone else takes over your contract or until your contract expires, whichever comes first.
Q. What do I do if I have a visitor?
As this is a secure student accommodation building, all residents are required to meet their guests at the entrance door as this door is only accessible by a resident swipe card/key.
Q. What do I need before I move in?
Your apartment is furnished with a bed, study desk and chair, wardrobe, TV, fridge, microwave and oven. You will need to supply all your own linen & kitchen equipment.
Q. Do you have car parking facilities?
Limited reserved car parking is provided for UniLodge @ Curtin residents.
Q. What happens when I vacate my room?
The student needs to leave their apartment clean and tidy, and ensure all personal items have been removed, report any damage that may have been caused during the tenancy.
