To secure an apartment, the resident must pay a Security Deposit equal to 4 weeks’ worth of rent, an Application Fee of $55, a Departure Cleaning Fee of $150, and the first two weeks of rent and utilities. Prices vary depending on the room type and contract length.
The security deposit is held in a trust account on behalf of the resident for the term of the tenancy and/or for any further period in which the resident may occupy the unit. The cost of repair or excessive cleaning may be deducted from the security deposit.
Rent must always be paid in advance.
Payments can be made in the following way:
a) Bank Transfer into the Bank Account.
b) Direct Deposit at the bank into the nominated Bank Account.
c) Credit card at the reception desk during business hours
Once you have entered into an offer and acceptance agreement with the property, you are legally bound by the Residential Tenancies Act and deemed to be in a leasing arrangement.
We understand that from time-to-time issues can arise with your entry into Australia.
Cancellation without penalty is possible if:
you fail to meet student status requirement;
you fail to gain lawful entry into Australia
you cannot enter Australia due to border closures or restrictions
If you are unable to arrive on your selected date due to flight cancellations, we may be able to move your lease commencement date. Depending on the length of delay, there may be some financial penalties incurred. This is handled on a case-by-case basis. If your flight is delayed, please email us
Cancellation due to:
providing false or misleading information during your application or booking process
failure to pay your bond or rent in advance
failure to sign the Residential Tenancy Agreement when required
a change of mind will result in a monetary penalty. This may include forfeiting some or all of your advance rental payment and/or bond payment and is negotiated on a case-by-case basis.

Q. Is car parking available?
ed parking available at $13.00 per vehicle, per week. Permits are provided with 24-hour access to a parking space for the duration of your agreement. Applications are approved on a “first in, first served” basis.
Q. Do I need to pay a departure clean fee?
Yes - the departure clean fee varies by room and contract length is payable in advance to secure your room. Additional cleaning fees may apply
Q. If I wanted to break my lease, what are the costs associated with this?
The resident will be charged a Early Termination Fee equal to two weeks of rent (dependent on room type) and will be responsible for finding a suitable replacement to take over the remainder of the contract.
Q. What utility costs am I responsible for?
Water and electricity are included in your utility fee.
Q. How much is the Internet / WIFI? Who is the provider and how much bandwidth do I have?
Internet access and WIFI is provided by Connectmy.net and speed and download varies by plan.
Q. Do I need a mattress protector?
Yes, you need to use a mattress protector which we will provide on your check in.
Q. Do I need to organise my own Contents Insurance?
Yes this is not included in your rent.
