UniLodge on Twelfth Avenue is different to the rest of Brisbane's Student Accommodation - with 2x houses each offering rooming accommodation of four ensuited studio bedrooms with great shared facilities, including a large kitchen and living areas, making it a perfect home away from home. A security deposit equivalent to four (4) weeks rent is required. The security deposit is held in a trust account on behalf of the resident for the term of the tenancy and/or for any further period in which the resident may occupy the unit. The cost of repair or excessive cleaning may be deducted from the security deposit

Rent must always be paid in advance. 

Payments can be made in the following way: 
a) Bank Transfer into the Bank Account. 
b) Direct Deposit at the bank into the nominated Bank Account. 
c) Credit card at the reception desk during business hours

Updates to Policy

  • For all off-shore applications made to UniLodge, the property will be waitlisting these applications until such time as an announcement that the borders are opening. 

  • So effectively, the property will not be offering contract leases, requesting security deposits or bonds or any advanced rent. 

  • Property will be filing all applications in date order and when it's announced that international travel will begin again, the property will proactively  reach out to all applicants and progress their applications to bookings.

Regular Policy

Where a Resident believes that they cannot stay in the unit or continue to pay the rent, they must notify the management in writing as soon as possible - two weeks’ notice is the minimum time. When considering prematurely terminating your Tenancy Agreement, it is your responsibility to either continue to pay rent as per the agreement until the unit is re-let or find another suitable person to take over your unit so there is a continuation of payments to the unit owner. 

FAQs

Q. What do I do if I have a visitor?
As this is a secure building, all residents are required to meet their guests at the entrance door as this door is only accessible by resident key access.

Q.If I really want to move rooms after I move in – is that possible?
Once you have signed a lease for your room, you cannot change rooms until your lease expires or you break your lease.

Q. What happens when I vacate?
You need to leave your apartment clean and tidy in the same condition as when you arrived, and ensure all personal items have been removed, report any damage that may have been caused during your tenancy. This allows for a speedy bond resolution.
