Booking Fees

To start your application, you will need to pay one week’s rent (your holding deposit). This will be treated as your first rent payment once your booking is confirmed and you move in.

Also bond amount equal to 4 weeks rent is required to be paid at the time of signing the contract.

Rent payments

Rental fees are paid once per fortnight. The student needs to ensure that the rent is paid a minimum 2 weeks in advance at all times.

Mode of payment

Pay using credit card (No credit card surcharge applied when paying holding deposits online, however all further credit card payments will have a 1.8% surcharge)

Updates to Policy

With an Australian Government COVID-19 travel ban in place until further notice, we understand students may have concerns about booking for Semester 2.

To ensure offshore students can push ahead with their plans and secure a place at Iglu, they can:

  • book one of our standard Semester 2 contract start dates
  • defer their contract start date* up until 1 September 2020 if the Australian Government COVID-19 travel ban is still in place after 1 July 2020. The request must be made prior to the contract start date otherwise the student may be liable for rental from the original contract start date.
  • If the travel ban is lifted before 1 July 2020, the original contract start date applies and the student will be bound by the terms of their residential tenancy agreement.

CANCELLATION TERMS AND CONDITIONS 

While the travel ban is still in place:

  • Students may cancel their Agreement without an early cancellation fee if they notify Iglu in writing prior to their original contract start date.
  • If the student elects to defer their Agreement’s contract start date under Iglu’s NO TRAVEL OFFER and subsequently requests to cancel their Agreement, they will incur an early cancellation fee equivalent to 1 week’s rent.
  • Where an Agreement has commenced, students may cancel their Agreement with an early cancellation fee equivalent to 1 week’s rent. Iglu will not refund any rental paid from their Agreement start date to the date the student informs Iglu of their cancellation in writing
  • Requests received before 15 July 2020 will not incur a deferral fee. Requests received after 15 July 2020, will incur a deferral fee equal to one weeks’ rent.


Regular Policy
 

Once a Residential Agreement (“Agreement”) has been signed, the student must comply with the terms and conditions of that Agreement. Whilst the terms of the Agreement vary between different Australian States, the student is required to pay the rental due for the term of the Agreement.  If the original student wants to cancel their agreement with Iglu and they or Iglu finds a replacement student to take over the balance of the Agreement, the original student will no longer be required to comply with the terms of the Agreement. This will typically incur a cancellation administration fee of between 1-2 week’s rent.

Students may also cancel an Agreement as part of Iglu’s “No Visa, No Offer, No Pay” option. If students are unable to secure an Australian Visa or have been declined entry to their intended course of study in Australia, they can cancel their booking without charge if they provide us with supporting document prior to their lease commencement date.

Q: How much do I need to pay when booking?

To start your application, you will need to pay one week's rent (your holding deposit). This will be treated as your first rent payment once your booking is confirmed and you move in.

Q: Are utilities included in the rent?

Yes, your rent includes gas, water and electricity.

Q: Is internet included in the rent?

Yes. You get 15GB of internet data included in your weekly rent.

Q: Will the price of my rent increase?

The price of your rent is fixed for the 6 or 12 months period that you sign a contract for. If you decide to stay on beyond your current lease, the weekly fee of the new contract may increase – any rate increase will always be advertised in advance.

Q: How long is my lease?

All rooms at the accommodation are offered on a 6 or 12 months long lease. Before your current contract come to an end, you will be contacted, to see if you would like to re-sign to stay for another 6 or 12 months.

Q: Do I have to be a student to live at the accommodation?

Yes. It is a condition of your stay that you must be currently enrolled and attending a course within an Australian Tertiary Institution.

Q: How old do I have to be to live at the accommodation?

To live in the accommodation, you must be at least 18 years of age at the time of signing the lease. Domestic students under 18 are accepted

in this accommodation on the following terms :-

  • You must be enrolled in a tertiary education institution
  • Your parent or guardian also signs your lease agreement
  • You comply with our rules regarding U18 residents 

Q: Can I choose who I live with?

When filling out your application form, you can put in preferences regarding who you would like to live with, and it will be determined by room availability – so it is advisable to you to apply as soon as you can so there’s more options for you.

Q: Can I live with my partner?

Whilst there are a limited number of studios available for couples to rent, all other rooms within the property are sole-occupancy. So, whilst you and your partner may each rent a room within the same apartment, each bedroom must only be occupied by 1 person.

Q: Can I have friends over to visit me?

Yes – you are allowed to have friends over, but consider your housemates and ensure that your guest/s do not cause any disruption or damage to any property or your housemates. Students are required to register their visiting guests at reception for safety and security reasons.

Q: Are pets allowed?

There is a strict no pet policy. No animals of any sort, are permitted in the building at any time this includes fish, birds or reptiles! This policy does not apply to students requiring the assistance of a seeing or hearing guide dog.

Q: Do I need to bring towels and bed linen with me?

Yes – you will need to bring your own towels, blankets, sheets and pillows. If easier, you can buy these items once you arrive at a retail store. You can purchase a kit in the accommodation which contains sheets, towels, eating utensils and much more and offers a convenient option for getting settled in quickly. Please note that the bed sizes at the accommodation include a king-single sized for multi-share apartments, and double sized bed for the studios.

Q: What other items do I need to bring?

You are responsible for supplying your own crockery, glassware, cooking and eating utensils. Other items you may need include coat hangers, cleaning supplies, washing powder, toiletries plus all your personal clothing etc.

Q: What happens if I damage or break something?

Any item of the property that becomes damaged or broken either by way of accident or intention will be repaired and the costs to repair or replace the goods will be charged back to the person/s responsible.

Q: Are the prices shown per apartment or per person?

The prices quoted are per person, per week. The price includes your own secure bedroom, all of your utilities and our base internet package.

Q: Are there organised events?

Yes, we have a comprehensive program of social, academic, sport, wellbeing and cultural events.

Q: Are there students from multiple universities and colleges?

Q: Can I stay at the property for longer than 12 months?

Yes, you can stay for the duration of your study.

Q: Do buildings have security?

Yes, all the properties have CCTV cameras installed throughout the building common areas, entry points and hallways, which operate 24 hours a day. They also operate on an electronic swipe card system, with four levels of entry-control programming – including building, floor, apartment and bedroom. Entrance to the property outside of office hours is only permitted to those with an authorised room key.
