Magill Hartley has a boutique, purpose-built student accommodation and is both close to shops, restaurants and public transport, whilst maintaining all the charm of a home in suburban Australia.
The Magill Student Housing complex is located on the corner of Magill Road and St Bernard’s Road at Magill. The complex consists of 24 x 2 bedroom fully furnished apartments and 6 x 1 bedroom fully furnished apartments.
The Apartments are situated 300 meters from the University of South Australia’s Magill campus and 100 meters from the Magill shopping centre. Magill is the home of the Penfolds Magill Estate Vineyard where the world-famous Penfolds Grange Hermitage is made
To secure an apartment, the Tenant must pay two week’s advanced rent plus the cost of a mattress protector and shower curtain if applicable and a Security Deposit / Bond of 4-6 weeks rent.
Rent must always be paid in advance.
Payments can be made in the following way:
a) Bank Transfer into the Bank Account.
b) Direct Deposit at the bank into the nominated Bank Account.
c) Credit card at the reception desk during business hours
Updates to Policy
For all off-shore applications made to UniLodge, the property will be waitlisting these applications until such time as an announcement that the borders are opening.
So effectively, the property will not be offering contract leases, requesting security deposits or bonds or any advanced rent.
Property will be filing all applications in date order and when it's announced that international travel will begin again, the property will proactively reach out to all applicants and progress their applications to bookings.
Bond and Advance Rent
If an applicant has fulfilled all obligations as defined by UniLodge but the offer of accommodation at UniLodge is withdrawn, or if UniLodge Management is unable to provide accommodation in accordance with our obligations, all advance Rent instalments will be fully refunded. However, while we will try to offer applicants the rooms or apartments of their choice, this may not always be possible. If applicants are offered similar alternative accommodation within the same UniLodge facility before commencement of their lease or upon their arrival, but wish to decline this offer, a cancellation fee may apply.
If your application has been accepted and you have paid your deposit of 2 weeks rent and you change your mind, then you are not entitled to a refund. Once the deposit has been received, this is taken as confirmation that you will move into that room and sign the lease that has been offered.
In the event of a resident being evicted for whatever reason, the resident will not be
eligible for refund of any rent paid until another resident is found. At the end of a Residential Tenancy Agreement, where damage has been caused to UniLodge property and the Security Deposit is not enough to cover the cost of rectification, the Security Deposit will be claimed and the resident will remain liable for any additional costs.
Where a resident breaks a Residential Tenancy Agreement without cause, the resident is not eligible for any refund or advanced rent until another resident is found.
Breaking the Residential Tenancy Agreement
The Residential Tenancy Agreement is a legally binding document, which if broken will incur penalties. Where a resident believes that they cannot stay in the apartment or continue to pay the rent, they must notify UniLodge management as soon as possible. When considering prematurely terminating your Residential Tenancy Agreement, it is your responsibility to do the following:
• Continue to pay the rental payments for the remainder of the agreement or until the apartment is re-let plus a portion of the letting fee, calculated according to the Residential Tenancies Tribunal formula.
• You may help in finding another suitable person to take over your apartment so there is a continuation of payments to the apartment owner.
• In all cases a departure cleaning fee applies.
Q. If I submit an application does that mean I am booked?
No, it simply means that we have received your application and can commence the booking process. If you are eligible, you will receive a Letter of Offer from the Reservations Team. Once you have signed and returned your Letter of Offer and paid your deposit, your booking has been confirmed.
Q. Is bike storage an additional charge?
Bike storage is provided to all residents at no additional charge.
Q. Can I bring my pet with me?
Unfortunately, pets will not be accepted at this property.
Q. What fees are payable to reserve my booking?
To secure your booking we require an advance deposit, which is an amount equal to two (2) weeks’ rent (inclusive of GST).
Q. When will the advanced booking amount be charged?
The advanced booking deposit will be requested for payment once your booking enquiry has been approved.
Q. What currency are the prices quoted in?
Room rates are quoted in Australian Dollars.
Q. What date can I move into the property?
We will be welcoming new residents from Monday the 2 July 2018.
Q. My flight is arriving late at night, therefore can you accommodate a late check-in?
Yes, we kindly ask that you advise us that late check-in is required at the time of your booking.
Q. Is there car parking available to residents?
Yes – car parking will be available for an additional fee. Spaces are limited.
Q. How do I claim bike storage for my bike at the property?
Advise our friendly team at a reception that you require a bike space and one will be allocated for you.
Q. Will there be bicycle storage available?
Yes, we will have 804 bicycle spaces available.
