Student Living - Edge Apartments are different from regular Student accommodation in Adelaide. Rather than being housed on one side, they’re strategically placed throughout central Adelaide at five locations close to colleges and universities.
Our Adelaide serviced apartments offer a range of accommodation types including three-bedroom townhouses to share with other residents and two-bedroom apartments for more privacy. The townhouses typically comprise a single lockup garage, three bedrooms, two bathrooms, laundry, kitchen, living and dining room and under- stair storage areas. The two-bedroom apartments feature two large bedrooms, well-equipped kitchens, and balconies.
Some of the Townhouses are also located adjacent to the Adelaide Central Market, the popular China Town, the Adelaide TAFE College, and the Royal Adelaide Hospital. Locations include Cypress Street, Gray Street, Grote Street, Queens Court, and Synagogue Place. All of the buildings are self-contained and fully furnished.

To secure an apartment, the Tenant must pay two week’s advanced rent plus the cost of a mattress protector and shower curtain if applicable and a Security Deposit / Bond of 6 weeks rent.
Updates to Policy
For all off-shore applications made to UniLodge, the property will be waitlisting these applications until such time as an announcement that the borders are opening.
So effectively, the property will not be offering contract leases, requesting security deposits or bonds or any advanced rent.
Property will be filing all applications in date order and when it's announced that international travel will begin again, the property will proactively reach out to all applicants and progress their applications to bookings.

Refund
If an applicant has fulfilled all obligations as defined by UniLodge but the offer of accommodation at UniLodge is withdrawn, or if UniLodge Management is unable to provide accommodation in accordance with our obligations, all advance Rent instalments will be fully refunded. However, while we will try to offer applicants the rooms or apartments of their choice, this may not always be possible. If applicants are offered similar alternative accommodation within the same UniLodge facility before commencement of their lease or upon their arrival, but wish to decline this offer, a cancellation fee may apply.
If your application has been accepted and you have paid your deposit of 2 weeks rent and you change your mind, then you are not entitled to a refund. Once the deposit has been received, this is taken as confirmation that you will move into that room and sign the lease that has been offered.
No Refund
In the event of a resident being evicted for whatever reason, the resident will not be
eligible for refund of any rent paid until another resident is found. At the end of a Residential Tenancy Agreement, where damage has been caused to UniLodge property and the Security Deposit is not enough to cover the cost of rectification, the Security Deposit will be claimed and the resident will remain liable for any additional costs.
Where a resident breaks a Residential Tenancy Agreement without cause, the resident is not eligible for any refund or advanced rent until another resident is found.
Breaking the Residential Tenancy Agreement
The Residential Tenancy Agreement is a legally binding document, which if broken will incur penalties. Where a resident believes that they cannot stay in the apartment or continue to pay the rent, they must notify UniLodge management as soon as possible. When considering prematurely terminating your Residential Tenancy Agreement, it is your responsibility to do the following:
• Continue to pay the rental payments for the remainder of the agreement or until the apartment is re-let plus a portion of the letting fee, calculated according to the Residential Tenancies Tribunal formula.
• You may help in finding another suitable person to take over your apartment so there is a continuation of payments to the apartment owner.
• In all cases a departure cleaning fee applies.
Q. Who pays for the electricity, water and internet connection?
Your electricity and water connection and usage is included in rent – no need to pay bills at the end of each month, you can enjoy the high-speed 100GB Wi-Fi internet (monthly allowance), as part of your room rent.
Q. Will there be car park spaces available?
There will be a limited number of car park spaces available at an additional charge.
Q. Can I bring my pet with me?
A6. Unfortunately pets are not accepted at this property.
Q. Do I need to bring my bedroom and bathroom linen?
You can.
Q. What kind of contracts are offered?
Full Year and Half Year leases are being offered. If your requirements are outside of these terms, you can reach out to us.
Q. What fees are payable to reserve my booking?
To secure your booking an advance deposit, which is an amount equal to two (2) weeks’ rent (inclusive of GST).
Q. When will the advanced booking amount be charged?
The advanced booking deposit will be requested for payment once your booking enquiry has been approved.
