Updates to Policy

• Students who are not allowed to enter Australia will be granted a deferment of their contract start date until when the travel ban are lifted, or when they check in the property, whichever occurs earlier. Rent will not be charged during the deferred period.

• A student can cancel an agreement without penalty if they do not receive their visa to study in Australia up to and including the first day of their residential agreement. You must notify our onsite team in writing within 3 days and provide an email with your declined Visa documentation attached. No admin fee to be paid.

• In the event there is a delay in visa approval (due to closures of embassies etc.), all requests will be handled on a case by case basis.

• Should there be a delay to the start date of universities, or for the period where the universities are closed and offering online courses, students will be granted a deferment of their contract start date until when the new date of course begins, or when they check in to dwell Australia property, whichever occurs earlier. Rent will not be charged during the deferred period.

Regular Cancellation Policy

Cancellations received before the signed Residential Tenancy Agreement commencement date

- Cancellation requests must be submitted in-writing via e-mail.
- If cancellation is requested before the agreement start date the customer is liable for the payment of rent for the room as stated in the tenancy agreement until an approved replacement is found. 
- A Cancellation /Reletting Fee of $150 applies and must be paid directly to Dwell East End as it cannot be deducted from the bond.
- Residents are responsible for rental payments according to the Residential Agreement for the whole period of their agreement or until such time as an approved replacement is found (whichever comes first).
- dwell East End must approve all replacement tenants. Replacement tenants must be students from a higher education institution and cannot be existing tenants with whom dwell East End already holds an agreement.

Cancellations received after the signed Residential Tenancy Agreement commencement date

- Cancellation requests must be lodged by completing a Notice to Leave by Tenant, available upon request at dwell East End Reception.
- A Cancellation /Reletting Fee of $150 applies and must be paid directly to Dwell East End as it cannot be deducted from the bond.
- Residents are responsible for rental payments according to the Residential Agreement for the whole period of their agreement or until such time as a suitable replacement is found (whichever comes first). 
- dwell East End must approve all replacement tenants. Replacement tenants must be students from a higher education institution and cannot be existing tenants with whom the dwell East End already hold an agreement.
- The outgoing tenant should allow at least 3 working days for cleaning and maintenance to be done after their departure and prior to the contract commencement date of the incoming tenant. Rent for such time is payable by the outgoing tenant to dwell East End prior to departure.
- Departing tenants are required to complete a Bond Claim Form prior to departure. Bond monies will be processed on the updated end date of the current Residential Tenancy Agreement, subject to apartment inspection following dwell East End Rules.

First Year Domestic Students

- If you are a first-year student (studying for the first time at University), dwell East End will release any qualifying first year University student from their agreement up to and including 5.00pm (AEST) 25 January 2019 should you not receive an offer to study at your chosen institute.
- Documentation with supporting evidence (for example notification from the University) must be received in order to be released from the agreement.
- Once the documentation is provided then the agreement will cease.
- Your liability under the Residential Agreement will be limited to the Residential Fees and other charges payable under the Residential Agreement from the contract start date to the date East End Management receives the Resident Notification from you.
 - Any resident cancelling after the 25 January 2019 is liable for the payment of residential fees for the room allocated to them until an approved replacement is found.

Cancelation due to No Visa (International Students)

- As an Eligible international student, you can enter into a Residential Tenancy Agreement at dwell East End before receiving and accepting an offer to study at University, with the knowledge that you may apply to terminate your Residential Agreement with limited liability. If you are an international student (students coming from overseas), dwell East End will release any qualifying international students up to and including the first 14 days of your lease agreement.
- If you are notified by the Department of Immigration that you have not received a Visa to study in Australia
- You must notify dwell East End Management in writing (Resident Notification) within 3 days from receiving notification from the Department of Immigration. Please send an email with your declined Visa documentation attachment.
- If you comply with all of the above terms, your liability under the Residential Agreement will be limited to the Residential Fees and other charges payable under the Residential Agreement from the contract start date to the date dwell East End Management receives the Resident Notification from you. Your holding deposit (1 weeks rent) and any advanced rent payment made to dwell East End will be returned to you.
- Any resident canceling after the first 14 days of your lease agreement commencing is liable for rent until a replacement is found.

Q. Due to Travel Ban from Australia or my home country, can I defer to check in for the
Semester 2 of 2020?

 In the event, there is a delay in visa approval (due to closures of embassies etc.), all requests will be handled on a case by case basis.

Q. Can I defer to check in if University has decided to delay the commencement or move to
remote teaching and learning for Semester 2 of 2020?

 Should there be a delay to the start date of universities, or for the period where the universities are closed and offering online courses, students will be granted a deferment of their contract start date until when the new date of course begins, or when they check in to dwell Australia property, whichever occurs earlier. Rent will not be charged during the deferred period.

Q. Who is eligible to apply for accommodation at dwelling East End Adelaide?

All students who are currently enrolled or intending to enroll in a tertiary education course are eligible to apply for accommodation at dwelling East End including undergraduate, postgraduate and research assistants. This includes students who are studying full time and part-time.

Q. What is included in the rent?

Utilities - water, electricity & 100gb internet per month

Use of all facilities in the complex including a movie room, gym, study lounge, communal kitchen, games room, and a rooftop terrace.

Residential Life Program activities including many free events for residents only (some events may attract a ticket fee).

Q. How is dwell East End Adelaide different to private rental accommodation?

Q. How far away is dwell East End Adelaide from the University of Adelaide and South Australia University?

The University of Adelaide and South Australia University is only a 7-minute walk from dwelling East End or 2 minutes by bicycle.

Q. Are pets allowed?

Residents are not permitted to bring or keep pets, including fish at dwelling East End. Guide or hearing dogs are allowed at dwelling East End under Australian legislation.

Q. Do you provide a cleaning service?

All residents are responsible for keeping their rooms and apartments clean. A cleaning service can be organized for a fee. Please enquire at Reception.

Q. Do you provide internet access?

Broadband connectivity is available in every bedroom. Rent includes 100GB of data per month included in the weekly rent.

Q. Is catering available?

Dwell East End does not provide catering. However, each apartment has a kitchen including a fridge, freezer, cooktop, and microwave, so feel free to cook up a storm at any time of day (subject to House Rules). If cooking is not your style, dwell East End is only a short walk from Rundle Street where you can dine at a variety of cafes and restaurants.

Q. What do I need to bring with me?

We want to make your transition to your ‘home away from home’ as smooth as possible. To get you started, our rooms include 1 set of bed linen, a pillow, a kitchen stocked with dining utensils, electric kettle, and a toaster. All rooms are fully furnished. You can bring your personal items, such as clothes, books, and toiletries. dwell East End is a short walk from Rundle Mall where you can purchase anything else you might need upon arrival.

Q. How long are the residential agreements?

Our typical rooming agreements are 1 year (52 weeks) starting at the beginning of the year to span Semester 1 and Semester 2. We also offer a limited number of 6-month rooming agreements (26 weeks) for students studying in Australia for one semester. 6-month agreements typically start at the beginning of the year and the beginning of July subject to availability.

Q. What is a rental bond?

The Rental Bond is money that you pay at the beginning of a tenancy to dwell East End. dwell East End requests all students to pay a Rental Bond equal to 4 weeks standard rent. The Rental Bond is in addition to your holding deposit of 1 week.

dwell East End lodges the Rental Bond with the relevant government authority on your behalf:

Adelaide: Consumer and Business Services (CBS)

At the end of Residential Tenancy Agreement, the Rental Bond should be paid back to you provided there are no damages, additional cleaning costs or outstanding rental arrears.

Q. Is dwell East End safe?

Each resident is issued with a unique access card which is required to gain entry to the building, lifts, and individual apartments. For our resident's safety, a member of the dwell East End Team is onsite 24 hours a day.

Q. What if I do not receive a VISA?

Q. What if I do not receive an Offer from my chosen institution?

If you are a first-year student (studying for the first time at University), dwell East End will release any qualifying first-year University student from their agreement up to and including 5.00pm (AEST) 25 January 2019 should you not receive an offer to study at your chosen institution. Documentation with supporting evidence (for example notification letter from the territory admissions office) must be received in order to be released from the agreement. Q. Cancellation of booking during lease?

dwell East End reserves the right to recover reasonable costs for agreement cancellation and early termination from advanced rent or bond payments (included but not limited to cleaning, advertising, administration costs and loss of rent) until the room is relet. A reletting fee of $150 will be charged.
