TRAVEL RESTRICTION | LEASE ADDENDUM

Resident understands that Resident must notify Owner in time  that they will not be permitted to enter the United States for the Fall 2021 semester. Failure to timely notify Owner shall nullify this Addendum and Resident’s right of termination. This notice must be given to Owner in writing together with official documentation from a government or regulatory authority evidencing Resident’s inability to travel to the United States, with such documentation subject to approval in Owner’s reasonable discretion.Resident acknowledges that Resident has read this Addendum. Resident affirms that Resident will, in all respects, comply with the terms and provisions of the Lease Contract. RESIDENT ACKNOWLEDGES THAT THIS ADDENDUM IS A LEGAL DOCUMENT AND IS ENFORCEABLE AGAINST RESIDENT. This Addendum shall only be enforceable if the Resident has fully completed their Lease Contract in given time , including the payment of any deposit or submitting a fully executed Guaranty of Resident Obligations from an approved Guarantor.

Q. How long is the lease agreement? 

The Retreat Tucson has limited spaces available for immediate move-ins and can work with you on a lease end date that fits your needs. Please contact the office to discuss lease terms with our staff.

Q. How many parking spaces are provided? 

Parking is not reserved, but there is approximately one parking space for each bedroom plus one guest space per cottage plus additional guest parking. 

Q. Are pets allowed at The Retreat Tucson? 

Yes, most of our cottages allow pets, although an additional security deposit and cleaning fee may apply. 

Q. When is rent due? 

Rent is due on the 1st of every month and is late after 5 PM on the 5th. You can bring your rent check to the clubhouse or pay online using our online Resident Portal. 

Q. Are the cottages equipped with high-speed internet lines? 

Yes, the cottages are wired for high-speed internet and cable. 

Q. What type of on-site security does The Retreat Tucson provide? 

The Retreat Tucson offers video-recorded surveillance and on-site management. In addition, the cottages are wired for alarm systems with additional monitoring service available upon request and at the resident's cost. 

For our tenants' convenience, The Retreat Tucson also issues electronic key fobs to each resident, which allow for a keying system similar to a hotel's in which each resident has one key that can be used to access his or her cottage as well as community amenities like the clubhouse and pool. This system allows residents to enjoy The Retreat amenities 24 hours a day. Maintenance persons are given keys that are programmed to work only during certain hours, ensuring that no one other than the residents has after-hours access to the cottages, and preventing the keys from being copied. Management can also check the time log to confirm that repairs were completed during the allotted time with the keys.
