The monthly rental installment is your monthly payment for rent. We do not prorate rent, rather you are charged a total rent amount for the lease term divided into equal installments. Rent is due on the 1st of each month.
We encourage all of our residents to pay online through the portal. You also have the option to pay in office with certified funds via cashier's check or money order. We do not accept cash.

Q. What is the advantage of an individual lease?
With an individual lease, also called by the bedroom lease, you are responsible for your own monthly rent and the regular upkeep of your part of the apartment. Unlike conventional joint leases, you are not responsible for any delinquent amounts owed by your roommates. This means if a roommate moves out early or misses a payment, all other residents are not responsible for making up the difference.
Q. What is included in the rental installment?
Your monthly rental installment includes: high speed internet, cable, water, sewer, and trash. Any other fees such as parking, insurance, electricity, etc. will be billed to your account separately.
Q. What about utilities?
The only utility you will be required to pay is your electricity usage. The property will make the payment for you based on your unit's usage and Conservice will bill your account for that charge each month.
Q. How can I make a payment?
We encourage all of our residents to pay online through the portal. You also have the option to pay in office with certified funds via cashier's check or money order. We do not accept cash.
Q. Will I need a guarantor to lease an apartment?
Yes. Unless your income is greater than 3 times the rental installment or can qualify through our Leap Program, you will need a guarantor. A guarantor must meet the income requirements and credit qualifications. The guarantor is financially responsible and liable for the terms of the lease and rental installments.
Q. Do you have a roommate matching service?
Yes, we do. Part of the application packet is a Roommate Matching Form that you will be required to complete. This form will ask you questions about your social habits, study habits, and per preferences to help us match you with residents that indicate similar preferences. Please be honest on your Roommate Matching Form.
Q. Can I request specific roommates or units?
Yes, you can list your preferred roommates on the Roommate Matching Form with your application. All roommates must list each other for us to confirm that all requests are mutual. You can list your floorplan preference on your application and we will do our best to place you in a floor plan that meets your requests. All requests are taken in order by the date your lease was signed and is based on availability.
Q. How are maintenance requests handled?
Every resident is required to input the request through their resident portal. Every morning maintenance prints these out and goes through them in the order they are received. We also do have an after hours emergency maintenance line that every resident can call in case of an emergency.
Q. Is parking available?
Limited parking is available. Surface parking is $30 per month while garage is $50 per month. We do offer reserved parking to a limited number of residents which is $60 per month. We distribute parking on a first come first serve basis.
Q. Are you pet friendly?
Yes, we allow up to two pets per apartment so bring your furry friends!
Q. How far away is the property from campus?
We are located half a mile from Doak Campbell Stadium. We are located next to a tunnel which will give you direct access to campus via West Pensacola Street.
Q. Is parking automatically included in my lease?
No, you should contact the office to make sure it was added to your account. You will receive a parking addendum as well if you receive parking.
