Guarantor

You will need to give us your guarantor’s personal details – someone who is legally obliged to pay the rent if you can’t. Your guarantor will need to:

• be over 18
• be a UK resident (with an address in England, Scotland, Wales or Northern Ireland)
• have a regular income, assets or savings (which are sufficient to meet your potential liabilities)

Remember to get their consent before giving us their details. If you do not have a suitable guarantor, you will need to make payment for your accommodation in full. Please contact the office staff if you need to do this.

Credit/Debit Card

Once you have accepted your offer of accommodation, you will need to pay your £1 advanced rent* to secure the room and also set up a recurring card payment for your payment instalments unless you have paid in full.

*£1 is advance rent and will be deducted from your total rent amount.

Up to and including 45 days before the start of your tenancy

You can cancel at any time during this period, but there will be a reasonable administration charge.

During the last 45 days before the start of your tenancy – you will only be able to cancel this agreement if a suitable replacement tenant is found to take your place. Either you can find a suitable replacement tenant yourself, or we can find one for you. However if it is left to us, we will only do this after all our other rooms have been let. In either case there will be a reasonable administration charge.

Note: If no replacement tenant is found, you will be responsible for payment of the rent in full, even if you do not move in to the property.

Within 45 days of your contract start date

We will only be able to cancel your contract with us within the last 45 days before the contract start date in an exceptional circumstance. Find out more about our Contract Release process.

Cancellation / Refunds

If you wish to cancel this agreement, you should let us know as soon as possible. Written cancellation / refund requests should be made to your on-site team. Refunds are normally processed within 14 working days.

Rebookers

We may withdraw an offer of accommodation or cancel a contract if you have any outstanding fees from a previous stay with us.

Q. Can I view the accommodation before moving in?

You sure can!

It might not be possible to show you your specific room but we will show you a similar one.

If you’re passing by one of our student halls on a week day between 9am and 5pm (8am - 8pm in London), just pop-in and a member of our team will happily show you around.

Q. Can I chosse to live with my friends ?

You certainly can and we’ll do our best to make sure you get a flat together!

All we need you to do it to tell us the name and contact details of the people you want to live with on your online application, and they will need to put your name and contact details on their application. We’ll then link the applications and Voilà  – you’re offered a flat together (subject to availability of course).  

If you’re applying to live with us through your university each person will need to contact our team stating their names and the name/names of those they wish to share with.

If you would prefer to live with students of the same gender, we will do our best to help but we are unable to guarantee it except in our under-18s accommodation.

Q. Can I bring my pet ?

We’re really sorry, but no pets allowed except for unicorns.

Q. What is included in my rent ?

Your rent covers your speedy WiFi, handy contents insurance and utilities like water, heating and electricity.

Q.Can I stay in my room during the holidays ?

Your room is yours during the Christmas and Easter holidays and you may be able to stay over the summer too. Get in touch with us to extend your stay.
