            Booking Info

            You get 14-day cool off period (Free cancellation period) to cancel your booking after you sign the tenancy agreement. If you cancel within the 14-day period, your booking fee is refunded.

            If you make your booking fewer than 14 days before your tenancy start date, you may cancel your booking until the 14-days after you sign your tenancy or the date you check-in, whichever is earlier.

            If you cancel your booking after the 14-days cool off period, your booking fees is not refunded, and if reasonable, you are obligated to pay the rent as per the tenancy agreement.

            If you would like to cancel after having moved in, you are required to find a suitable replacement student to take over your tenancy agreement. Once the replacement tenant pays the rent due, your deposit and any paid rent is refunded to you. And if you fail to find a replacement, you are responsible for meeting the conditions of the tenancy agreement and pay the rent.

            Frequently Asked Questions

            What deposit is required?

            To secure your choice of student accommodation with Urban Student Life you are required to pay a holding fee of £250.00. At the start of your tenancy £230.00 of the holding fee will be converted to a deposit protection scheme, which will be fully refunded at the end of the tenancy less damage or other charges incurred. £20.00 of this is a non-refundable booking fee. Please see our Terms and conditions for cancellations of holding fees.

            How do I book?

            To book you can click the ‘Book Now’ buttons on our website and register with us to book the accommodation you want online. 

            Can I view the property before booking?

            Of course. Viewings of rooms can be taken throughout the year with at least 24 hours’ notice needed to be given. We can also arrange Skype Viewings for you. Please inform us and we shall be more than happy to arrange a viewing for you.

            Can I choose a certain room?

            Yes. The sooner that you book your accommodation the more likely you are of getting a certain room. Dependent on availability.

            What is the cancellation policy?

            USL have a ‘no place no say’ policy for new students and 14 day cooling off period after paying a holding fee. If you choose to cancel your booking with Urban Student Life, and you have not seen the accommodation, you have 14 calendar days after signing your AST to do so, and you will get a full refund of the booking fee paid. Please check the terms and conditions for more information.

            What does being a guarantor mean?

            A Guarantor is a responsible person and agrees to pay any outstanding rent and associated rent recovery costs for the tenant for whom they are acting as Guarantor. The agreement is a legal document and should not be signed lightly.

            How and when are rooms allocated?

            Rooms are allocated on preference. Please enter preferences when booking through the website and followed up booking form.

            Can I move in early?

            Yes, dependent on availability. Please speak to the booking team.

            What documents do I need to bring to the property when I move in?

            Please bring an official form of ID with you e.g. passport or provisional/driving license. If you have not already returned the original signed tenancy agreement you should also bring these with you.

            What are the reception hours of the property?

            These hours can vary from property to property and as business dictates. Properties will advertise their opening hours at their reception.

            What’s the property phone number?

            Where can I park to unload?

            Parking varies from property to property but there is generally limited drop off parking available. Check in package will be sent be expected arrival date.

            Can my family/friends stay for a few nights after dropping me off?

            It is best to speak with the staff at the property to find out if this is ok. If it is only for an evening or two, that is usually fine.

            Where do I get my keys?

            You can collect your keys from reception when you check in. Just come straight to the main reception with your photo ID and they will have the keys ready and waiting for you.

            Can you store my luggage if I get it delivered to site before I arrive?

            As we will be preparing the room for your arrival, we will not be able to store any luggage for you before you arrive.

            I haven’t yet signed my paperwork, can I still move in?

            We will need your signed tenancy agreement and payment information before you move in. If you are having any issues with this then please let us know by calling our customer service team.

            What time can I move in from?

            You can move in any time from the start date of your tenancy onwards. We can accommodate around your needs. Email specific site for expected arrival dates and times.

            Do I need a TV licence?

            TV licences are given for the communal kitchen areas but if you are bringing your own TV for your study room a licence is required. Please visit www.tvlicensing.co.uk for details and latest costs.

             How do I log repairs?

            Any maintenance issues are to be reported to reception a member of our team will log this and the issue will be resolved as soon as possible, in line with ANUK guidelines.

            What is the policy on guest staying in my room?

             You may have occasional overnight guests but not to have overnight visitors longer than two consecutive nights. Ensure that any visitors sign in at reception on arrival and on departing the building.

            Will my cluster be cleaned?

            Your rooms and cluster kitchens are cleaned for when you arrive. Once you have moved in you will be responsible for the cleaning of your room. We offer a service called ‘Urban Clean’, you may book a room clean at reception at a small extra cost.

            What is the security is available?

            24 hour CCTV is available across all our sites. The building is also monitored 24 hours a day by staff, Student Ambassadors or Security. Secure key access throughout the buildings.

            Can I smoke anywhere onsite?

            Smoking is not permitted anywhere inside of the building but facilities are provided on the exterior.

            Paying for Accommodation

            How can I pay if I’m an overseas student?

            How can I pay for my rent?

            Payments of direct debit can be set up upon signing of your Tenancy Agreement or rent payment can be paid in one full instalment on or before arrival. We currently accept Bank transfers and cheque details of which will be given in you accommodation pack.

            What happens if my student loan is late?

            Please inform your local reception as soon as possible and they will be happy to help and support you.

            When do I pay for my rent?

            Dates are set out in Rent Payment Schedule of your Tenancy Agreement (1st August, 25th September, 6th January and 7th April). Alternatively a payment can be made in full before your arrival.

            What happens if I can’t make my payment on time?

             Please speak to the management team at the earliest opportunity who will discuss payment options with you.

            Can I leave early and get the reminder of my rent back?

             Please inform our local team who will be happy to help reoccupy your room. You will be liable for the full rent specified in your tenancy agreement unless a replacement tenant is found.

            How do I go about collecting my post?

            Reception will inform you when post and parcel have been delivered to reception otherwise will be posted into your flat post box.

            What kitchen facilities are supplied?

            Fully fitted kitchens with dishwashers, microwaves, electric hob, oven and breakfast bar with stools. Toasters, kettles and non-fitted electrical appliances are not provided.

            Is there a bike store available?

            Bike stores or bike racks are available onsite.

            What is included in the room?

            Within every room there is a large bed with under bed storage, mini fridges, en-suite power shower, safe, wardrobe, drawers, desk and study chair are supplied.

            Where do I take my rubbish and recycling?

            Within all sites there are designated bin stores with large bins for general and smaller bins dedicated to recycling.

            When will I get my deposit back?

            Deposit will be refunded to you less any deductions within 10 days of written request at the end of your contract.

            Do I need to move out over the Christmas and Easter holidays?

            No- your room is yours for the duration of your tenancy. Please inform a member of staff if you are away from the accommodation for more than 3 consecutive nights for health and safety reason.

            Can I stay in my room over the summer holidays?

            Yes, speak to a member of management for special offers that might be available.
