Reservation fee to secure your room is £100.00 which will be deducted from the rent when you pay the full rent or the first instalment at a later date.

There is another £350 security deposit payable with the rent, which will be put into the government-authorized deposit protection scheme, TDS Custodial (Tenancy Deposit Scheme) for protection and is refundable when you check out if nothing is owing for damages or outstanding rent.

To secure your booking:

• Reservation fee: you need to pay this within 48 hours when you book a room with us.

• Rent: you need to pay your first instalment or your full rent at least 10 working days before you move into the property. The due date will be specified on your tenancy agreement. 

  * Please note: Paying rent by instalments is only allowed to the students who can provide guarantor information. The guarantor should hold British passports and work in the UK, or a qualified UK guarantor service providing agency. You can choose 2 or 3 instalments as you wish, but you need to provide the following documents: filled guarantor forms, bank statements of guarantors and pay slips of guarantors).

Updates to Policy

Visa application delay:

If the student cannot obtain the visa on time due to the closure of visa centres, the student can contact UNINN within 7 days for potential deferring the tenancy. We can also terminate the contract and refund the rent and deposit paid, if students decide to cancel in this case where sufficient documents are provided. 

Course start date delay:

If there’s a delay of course, students can submit the relevant updated course start dates to UNINN within 7 days and we’ll consider deferring the tenancy to match the course. We can also terminate the contract and refund the rent and deposit paid, if students decide to cancel in this case where sufficient documents are provided. 

Travel ban:

If there’s a travel ban for the UK in the country or region where the student is, the student can contact UNINN before the tenancy start date. We’ll consider deferring the tenancy till the travel ban is lifted，or terminate the contract and refund the rent and deposit paid given sufficient documents are provided. 

Early move-out:

If the student would like to check out early for 19/20 academic year, he/or she will still be responsible for the rent this year, unless a suitable replacement tenant is found. We’ll try our best to help but it remains the responsibility of the student to find a replacement tenant. 

Regular Policy

Once you pay your reservation fee, the amount is not refundable unless you find an eligible replacement tenant. 

If you have already signed the tenancy agreement, you'll still be responsible for the full rent unless an eligible replacement tenant is found.

If you're unable to study in the city booked due to rejected visa or university offer, you may be eligible to be released from the agreement. Documents below must be provided within 7 days from the date the results are published.

• a written rejection letter from the chosen university/college or UCAS or a screenshot of the UCAS status which confirms that the required results were not achieved; 

• or a copy of the proof of acceptance of the new university by UCAS adjustment. 

Q. Can I smoke in my room?
No. As per your tenancy agreement, it is not permitted to smoke inside the building. There are designated smoking areas at each of the developments which you are welcome to use.

Q. Can I move in early than the check-in date shown?
Some rooms might be available for early check-in but you need to check with our booking consultant for confirmation. Please note, once you've signed up your tenancy agreement, an administration fee could be applicable if you decide to change the check-in/check-out date.

Q. Do you have laundry facilities?
On-site laundry rooms with washing and drying machine are available on-site.

Q. Is the room furnished?
All the apartments come complete with high-quality furnishings that provide ample storage and comfort.
