Full contract payment: You pay for the full duration of the accommodation in one payment at the time of booking. Some of our locations will offer you the option of splitting the payment by making an advanced rent payment on booking, this is usually £200 which is deducted from the total payment which is due on the 1st August.
NB: If you book a room after the 1st August you will need to make the full payment at the time of booking.
Instalment plan: The full value of the contract is broken down into several payments spread throughout the duration of your tenancy. You will need to make an advanced rent payment when you book of £200 which is deducted from your second rent instalment.
Please note: To be eligible for an instalment plan you will need a UK GUARANTOR.
NB: If you book a room after the 1st August you will need to make payments one and two at the time of booking.
Cancellation Policy
You may cancel the booking you have made for the above named Building by giving us written notice of
your intention to cancel on the following basis:
Prior to entering into a Tenancy Agreement:
(a) If your notice of cancellation is received by us in writing prior to the tenancy agreement being
confirmed, and within 7 days of submitting an application, we will make no charge and your
Advance Rent payment will be refunded in full.
After entering into a Tenancy Agreement, but before the tenancy start date:
(b) If your notice of cancellation is received by us in writing within 72 hours of the Confirmation of
Booking email being sent, and the period of the tenancy has not commenced, we will make no
charge and the Advance Rent payment will be refunded in full; or
(c) If your notice of cancellation is received by us in writing after more than 72 hours of the
Confirmation of Booking email being sent, and the period of the tenancy has not commenced, we
will not accept a cancellation/surrender of your tenancy agreement for the Room until a
replacement tenant is found for the Room.
On or after the tenancy start date:
(d) If your notice of cancellation is received on or after the tenancy start date, we will not accept a
cancellation/surrender of your tenancy agreement for the Room until a suitable replacement
tenant is found for the Room.
Q. Do I need to take out contents insurance?
No, you do not. Contents insurance is automatically included with your rent.
Q. Do I need to move out during the holidays?
Your contract is for a fixed length of time – so your room is yours throughout that period. That means that you don’t have the hassle of moving your belongings out during the Christmas or Easter vacations, and you can choose to stay in your property over these holidays if you want.
Q. What happens if I have a maintenance problem?
Every home has a dedicated caretaker team to respond to and solve your maintenance issues.
Q. Do I have to be a student to live in this property?
To take out a tenancy with them, you need to be eligible for council tax exemption. This applies to all full-time students and some part-time students.
Q. What about security?
They provide 24-hour security with CCTV, electronic access control and a member of staff on site. The residents also have a responsibility for ensuring the site is kept secure and are asked to ensure the accommodation remains safe by not allowing access to non-residents and reporting anything suspicious to staff immediately.
