Advance Rental Payment - Equivalent to 2 weeks rent needed to confirm booking and this amount will be deducted from the first rent instalment.
Damage Deposit - £350 to be paid along with 1st instalment and this will be refunded back at the end of the tenancy subject to any potential damages.
Payment Plans - In Full, 2 instalments (Guarantor needed) and 4 instalments (UK Guarantor needed)
1st instalment date - 1st July
Payment Method - Payment can be made by bank transfer (from a UK or international bank account)
Updates to Policy
Book now & move in September 2021 for the 21/22 academic year and you can cancel up to one month prior to your tenancy start date.
There is an amendment to the policy for new bookings in the form of a side letter which must be specifically requested at time of booking, much like the No Visa, No Pay policy. This covers students for the following instances:
The student is unable to travel due to travel restrictions in place either from their own country or the UK during the period of 15th August – 7th October. A full refund will be provided if the student cannot travel for the whole period between these dates.
Cases where the start date of their course has been postponed in which case we will reduce their rent pro rata for the period of time of the delay up to 8 weeks. In both of these scenarios we require written confirmation from the student of their wish to cancel along with proof of Government imposed travel restrictions and/or the postponement of their course.
This policy applies to new bookings only, where there is a genuine concern about one of the above that is preventing them from completing their booking.
For existing bookings, the standard cancelled but liable terms exist although our Customer Engagement team will work hard with the student to help find them a replacement before the start of term.
Cancelation within cool off period (5 days), 2 weeks advance rent will be refunded.
Cancelation outside cool off period (5 days), 2 weeks advance rent will not be refunded.
Cancelation outside cool off period (5 days) and when student has made all the required payments, student will need to find replacement tenant to take over the contract.
Replacement student needs to pay 2 weeks advance rent and security deposit with 1st instalment. Once replacement has paid, then the original student will get a refund of the £350 deposit (from DPS) and they will get a refund of the rent minus the 2 weeks advance rent – they do not get the 2 weeks advance rent back.
VITA STUDENT 4 POINT PROMISE
1.NO PLACE – The student doesn’t get their grades/acceptance into university.
2.NO VISA – The student’s visa is denied or visa offices closed and they’re unable to process.
3.NO TRAVEL – Government-imposed travel restriction are in place either from their home country or in the UK preventing them to travel up to 1st November.
4.NO COURSE – Either course is completely cancelled or it turns 100% online.
With any of the above cases, students can cancel with no obligation.
Q. Can I change my room?
If you wish to change your room, our on-site management staff would be more than happy to help and will do their best to accommodate your request depending on availability.
Q. If I am doing an internship/ placement year or part-time course, am I allowed to live with Vita Student?
Yes, as long as you are still registered as a student and your placement is part of your degree/course then you can still live here.
Q. Is booking exclusive to students?
Yes, renting is exclusive to students and all the apartments are designed specifically with students in mind. Booking a room guarantees you 200MB internet, WI-FI, a flat screen Smart TV, all utility bills included in the price, free gym access and a great communal space to socialize with other like-minded people.
Q. What happens if my loan doesn’t get paid on time and I can’t pay my instalment on time?
If you choose to pay by instalments and are reliant on a student loan, then you will also have provided a Guarantor. If your student loan is late, we do require you still to pay the rent on time and would ask your Guarantor to assist with the rental payment until your loan arrives.
