Booking Info

Regular Policy

You get 14-days cool off period from the time you book your room to cancel your booking. If you cancel within the 14-days period, you will get a full refund on any rent paid.

If you are outside the 14-days cool off period, you may cancel, but are required to find a replacement tenant. Until a suitable replacement is found, you may not be released from the tenancy agreement and are liable to pay the rent. Any deposit or rent paid is refunded after the deduction of a £250 admin fee when the replacement is found.
 

CANCELLATIONS

  • You may cancel your Reservation by notifying us in writing by email to the Location email address as set out in the Details List at any time within the Cooling-Off Period.
  • If your Start Date is in advance of the Cooling-Off Period ending, you agree that the Cooling-Off Period cancellation rights will cease on the Start Date.
  • If you submit a Late Reservation and you will be checking in before the Cooling-Off Period has expired, you agree that the Cooling-Off Period cancellation rights will end on the Check-In Date.
  • If you make a cancellation in accordance with above, you will be entitled to a refund of any payments made in accordance with our Refund Policy.
  • We may at our option cancel your Reservation and bring these Booking Terms and Conditions to an end if either of the following occur:

-the information you provide as part of the Reservation process turns out to be false; or
-you fail to comply with your obligations.

  • Property will notify you by email if they choose to cancel your Reservation in accordance with Clause.
  • These Booking Terms and Conditions (other than the Refund Policy) will end and cease to have legal force and effect from the date we send you this email notification. This right of cancellation is separate from the right of termination contained in the Residence Agreement. Please see our Refund Policy for any refunds you may be entitled to.

Q: How long is the tenancy agreement? 
A: Scape contracts are for 51 weeks from September.

Q: Can I get a contract shorter than 51 weeks?
A: Scape only offers 51-week contracts making life with us easy you can stay the whole year and do not need to move out over the summer. 

Q: Do I have to pay a damage deposit? 
A: Yes, a £250 deposit is payable for each room. The full deposit must be paid by the time you check in and is secured by the Deposit Protection Scheme (DPS). You will receive an email confirmation from DPS when the deposit is registered.

Q: What does my damage deposit cover and when will I get it back?
A: The damage deposit is registered with the DPS and covers any damage you may cause to your room; this excludes normal wear and tear. It is refundable at the end of your stay with us and usually received within 28 days as long as there are no damages or outstanding rent. You will receive an email from DPS confirming when your deposit is ready to be returned. 

Q: When do I have to pay my rent by? 
A: An initial payment, of two weeks’ rent, is due when you make a booking. This payment is non-refundable and is a part of your rent. You can pay in full or in three termly instalments.

Q: What is included in the rent? 
A: Your stylish room, access to our vibrant communal spaces, all utility bills (i.e. electricity, water, heating) Wi–Fi internet and IPTV are all included. It includes Rooms with TV's even.
The following is not included:
• contents insurance
• meals
• laundry 
• TV licence (where a TV is provided as part of the room); 
• linen (including bedding and towels); or 
• crockery, cutlery and cooking utensils 
You can purchase a wide option of student living packs from us and at reception for all of your bedding, linen, crockery, cleaning and hospitality needs. Add-on services and other accessories such as stationery can also be purchased. 

Q: Do I have to pay council tax? 
A: Full-time students in the UK don’t have to pay council tax, however, you have to provide us with a certificate to show your status as an exempt student. 

Q: What facilities do you have? 
A: Communal lounge, study areas, communal kitchen, 24-hour reception, CCTV, electronic key fob access, cinema area, games tables, laundry access, gym. 

Q: How big are the rooms?

Q: Are the restaurants included? 
A: Meals from our restaurants aren’t included with your rent but, the menus are a good price and have been designed with students in mind. 

Q: Do you allow pets? 
A: No, sorry!  

Q: What payment types are accepted? 
A: We accept all debit and credit cards to confirm a booking. Please note there is no charge when paying with a UK debit card; with all other cards a 2.5% surcharge will be added. Card payments may be taken online, over the phone or at Reception. For the instalment payments you can also pay via Pay to Study, a quick, easy and secure online bank transfer for international students. We do not accept: direct bank transfers, cheques or cash payments. 

Q: Do I need to be 18 years of age or older? 
A: To stay at Scape you will need to be over 18 when you move in.

Q: Do I need a guarantor to book? 
A: You don’t need a guarantor.

Q: Can I move in later than my start date? 
A: Yes. You can move in on the day your contract starts or any day after the start of your contract, we just ask and request you to let us know if anything changes. 

Q: Can I move in before my start date? 
A: Unfortunately, it is not possible to move in earlier. But in exceptional circumstances we may be able to sort something out, please contact us and we can always look into this for you. 

Q: Can I live near my friend? 
A: That shouldn’t be a problem, but this will depend on availability. Please contact us directly before making a booking. 

Q: Can I swap my room once booked? 
A: When you confirm your booking, you will have a 14 day cooling off period to swap or cancel your room. After this period has passed, we cannot arrange any swaps. 

Q: I am on a waiting list, how likely is it that I will get a room? 
A: Joining our waiting list does not guarantee a room. If a student cancels and a room becomes available, we will then inform everyone that is on the waiting list. Bookings are made on a first come first served basis.  

Q: What happens if something in my room, e.g. a chair or light bulb breaks? 
A: Please report any maintenance issues to us. Your problem will be logged and a member of our on-site maintenance team will help resolve the issue as soon as possible. 

Q: Is there a gym/fitness club at Scape? 
A: Yes, the gyms are available to all residents. To use our gyms, students will need to complete a health and safety declaration and waiver. 

Q: Can I have guests stay overnight?
A: You can have overnight guests stay with you as long as it is cleared with Management in advance and your guests are registered with reception when they arrive. You may have a guest stay with you for up to 7 nights unless otherwise agreed by the Residence Manager. 

Q: If I go away for the university holidays do I need to move my possessions out of my room? 
A: No, you only need to move out of the room at the end of your contract. 

Q: If I go away for the university holidays do I need to pay rent for that period? 
A: Yes, smoke-free you still have to pay rent for the duration of your contract even if you are away on holiday. 

Q: Can I smoke in my room?
A: Building is smoke-free. 

Q: Can I store my belongings? 
A: There are under-bed storage, wardrobes and drawers in all of the Scape rooms. We do not currently offer any other storage. 

Q: Can I have a proof of address? 
A: Yes. Once you have a confirmed booking, you can view your invoices, receipts and contract. These should all serve as a proof of address. If you need additional proof, the Reception team can also provide a signed letter confirming your address. 

Q: Do you have A/C? 
A: There is no air conditioning in the rooms. All rooms come with window vents and individual temperature controls. 

Q: Can I let my friend live in my room when I’m away? 
A: No. You are responsible for your guests and must accompany them at all times. 

Q: Can I bring my bicycle? 
A: Yes, we offer bicycle storage at our locations.

Q: Do I need to bring any documentation for check-in?
A: Yes, when you arrive and check-in you will be asked to provide photo ID. This can be a driving licence, passport or any form of photo ID that shows your full name and date of birth. 

Q: What are check in times?
A: Providing there are no outstanding fees, check-in times are generally Monday-Sunday 2 pm – 8 pm. If there are any outstanding payments, please try to make these prior to arrival or make sure your arrival is between Monday-Friday 2 pm – 5 pm and you are able to make all the necessary payments before checking in. 

Q: How do I check out? 
A: In the week before your contract end date, you will be asked to organize a room inspection for any damages. Once this is done, you just need to return your keys (room, post box and safe box) to reception and we can check you out.
