Booking Deposit:
£250 required to confirm your booking. (Refundable at the end of your tenancy)
Rent Payments:
Full Payment
3 Installments, due in September, January and April (UK Guarantor needed)
First payment (full or first instalment) needs to be paid at least 10 days before contract start date.
If any payments are overdue for 7 days, a late payment charge of £30 will be added.
You get 14-days cool off period from the time you book your room to cancel your booking. If you cancel within the 14-days period, you will get a full refund of your deposit.
If you are outside the 14-days cool off period, you may cancel, but are required to find a replacement tenant. Until a suitable replacement is found, you may not be released from the tenancy agreement and are liable to pay the rent.
If you do not meet the grades of the university you initially applied to OR fail to receive a VISA, you may be released from the contract and receive a refund of your deposit provided you provide the documents as a proof of this.
You are required to provide documents to the landlord in the 14-days cool off provide, if you fail to do so, your booking is automatically cancelled, and deposit forfeited.
Do I have to pay Council Tax?
Students do not have to pay Council Tax, but you must inform the council that your are a student and apply for exemption as this does not automatically happen. It is the responsibility of every student to apply for exemption, your University/College or accommodation provider cannot do this for you, though we can help you!
Do I need a UK based guarantor?
You only need to provide a UK-based guarantor if you wish to pay your rent in three installments. You do not need to provide a guarantor if you're paying the full annual rent in advance. International students will need to provide a UK based guarantor if paying in installments, otherwise full payment is required.
Who is responsible for cleaning my flat?
It is a student's own responsibility to clean their room. The stairs and hallways outside the flats (communal areas) are cleaned on a regular basis by our cleaners. At the end of the tenancy, flats must be returned in good condition or additional charges may be levied.
Are bills included?
Yes utility bill are included, along with broadband and WIFI internet.
Can I extend my contract length?
If you wish to extend your contract please speak to your accommodations manager.
Can I shorten my contract length or pull out of my contract?
No, unless you are able to find a replacement tenant, as defined in the Terms and Conditions.
How is my Security Deposit returned to me?
At the end of your stay with us, you will be invited to organise a check out inspection of your flat/room with the Hospitality Team on your site. This is your opportunity to discuss with the Team any damages and agree any charges if applicable. If you are unable to attend a check out inspection, you will be able to take advantage of our fast-track check out and the flat inspection will be conducted in your absence.
