About Harbour Court

Harbour Court is a purpose-built student accommodation located on Anchor Road, Bristol. It is less than a 15-minute walk from the Bristol uni accommodation and University of the West England. It offers great amenities such as private outdoor courtyard, social space, personal flat screen TV, parcel delivery service, cycle storage and Wi-Fi. They provide en-suite rooms in cluster flats and self-contained studios.

One can choose from either an en-suite room in cluster flats or a self-contained studio apartment at Harbour Court Bristol. If you choose an en-suite room in a cluster flat, you will have your own bedroom with en-suite shower room, work and storage area. However, you will have a shared fully fitted kitchenette and living area with flat screen TV. So, you can try out new forms of exercising in your room or socialize with your flatmates while watching TV in the living area. Harbour Court student accommodation also provides self-contained studios wherein you will have your own private fully furnished bedroom with bathroom, study, kitchen and lounge area. So, you can invite your friends or a sleepover or make a healthy breakfast in your kitchen area. You get 14-days cool off period (Free cancellation period) from the time you book your room to cancel your booking. If you cancel within the 14-days period, you will get a full refund of your deposit.

If you are outside the 14-days cool off period, you may cancel, but are required to find a replacement tenant. Until a suitable replacement is found, you may not be released from the tenancy agreement and are liable to pay the rent.

Moving into student accommodation and away from home, it’s only natural to have lots of questions. With many years experience in providing student accommodation, we’ve compiled the most frequently asked questions below. But if you have a specific question to ask, don’t hesitate in contacting the relevant local office.

Can I live with my friends?

Absolutely! Just ensure you include their names on your application and, availability permitting, we will allocate you all to the same flat.

Can I choose who I share with?
As part of your application you are asked if you have certain preferences in people you wish to share with, such as gender of flatmates.  You can also add any other preferences on your application such as year of study etc.

Is there a booking fee?
No, we do not charge a booking fee, just a refundable deposit at the time of booking.

How much is the deposit and when do I need to pay this?
The deposit is £250.00 and is payable at the time of making your application. Your deposit will be held by a Deposit Scheme details of which will be sent directly to you after your deposit has been lodged with them.

What is a guarantor?
A guarantor is someone who will fulfil your contractual obligations if you fail to do so - this includes paying any rent or other monies owed to us if they are not paid by you. Your guarantor must be over the age of 18 and have been based in the UK for last 3 years. You must supply proof of residence which could be either a Household or Council Tax bill.

Why does the guarantor have to have been a UK resident for last 3 years?
This allows us to conduct an appropriate credit check.

What is the next stage after booking?
After you have made your booking we will allocate you a room and send you tenancy documents to sign. Anyone over the age if 18 can witness the signatures.  The witness is signing to verify that the signatures of both you and your guarantor are genuine and that you have both signed the tenancy.

Do I need to return all 3 copies of the tenancy?
Yes, we need all three copies returned so we, as landlord’s agent, can complete the signatures on the documents. Once completed we will return the Tenant and Guarantor copies to you.

Can I extend my contract length?
On all sites offering a 43 or 44-week tenancy extensions are possible, please contact your site accommodation office for more information.

Are utilities included in the rent?
Utility costs are included in the rent at an allowance of £350.00 per Tenant per Residential Period

Are TV licences included in the rent?
TV licences are not included in the rent.
