Updates to Policy
You get 14-day cool off period (Free cancellation period) to cancel your booking after you sign the tenancy agreement. If you cancel within the 14-day period, your booking fee is refunded.
If you make your booking fewer than 14 days before your tenancy start date, you may cancel your booking until the 14-days after you sign your tenancy or the date you check-in, whichever is earlier.
If you cancel your booking after the 14-days cool off period, your booking fees is not refunded, and if reasonable, you are obligated to pay the rent as per the tenancy agreement.
If you would like to cancel after having moved in, you are required to find a suitable replacement student to take over your tenancy agreement. Once the replacement tenant pays the rent due, your deposit and any paid rent is refunded to you. And if you fail to find a replacement, you are responsible for meeting the conditions of the tenancy agreement and pay the rent.
Cancellations by LIV Student or the Landlord
Our terms and conditions require you to sign your Tenancy Agreement within the period specified on your electronic Tenancy Agreement.
If you and your Guarantor (if applicable) fail to sign your Tenancy Agreement within this timescale, your Tenancy Agreement may be canceled. LIV Student retains its right to cancel your Tenancy Agreement and retain your deposit should you fail to provide a suitable Guarantor for your tenancy on more than 2 occasions.
If for any reason LIV Student is not able to offer you accommodation once your Tenancy Agreement is fully signed, we will contact you as soon as possible detailing the reasons why, or offering an alternative solution on terms sufficiently similar than the ones already agreed upon. If we cannot offer a suitable alternative, we will refund all monies paid to LIV Student.
“No Place, No Stay, No Stress’’ – Flexible Cancellation
This cancellation benefit might be available to full time students booking for the academic term from September.
If you are a prospective full-time student, and your offer of a place at your preferred university/higher education institution is withdrawn or your visa application is not accepted, you may be eligible to receive a refund of your deposit minus a £/€50 fee.
To cancel under “No Place, No Stay”, you must supply either (a) a copy of a written rejection letter from your chosen university/college; or (b) a copy of the acceptance letter from a new university/college (c) copy of written rejection letter from your visa application. This must be received by LIV Student before 7th August 2021 and within 5 calendar days of the date on which you have requested a cancellation.
On receipt of the required documentation, LIV Student will consider your request and will inform you within 10 calendar days if the agreement will be cancelled. If LIV Student cancels the agreement on this basis your deposit will be refunded minus a £/€50 fee administration fee.
It is unlikely that your request to cancel will be approved by LIV Student after 7th August 2021 or if your Tenancy Agreement has commenced.
Delayed University Start? Stay Your Way!… flexible arrival date
This offer is applicable to full time student booking for the academic term from August/September 2021.
If you are a prospective full-time student, and your offer of a place at your preferred university/college is delayed or moved to online lectures due to the COVID-19 pandemic during semester 1, you may be eligible to change the start date of your accommodation.
Students at university/college who have either delayed the start date of their courses or are delivering off campus (online) teaching in semester 1, can apply to delay their accommodation start date by up to 60 days. This will be split into two sections; a first offer of 30 calendar days, followed by and if necessary, a secondary offer of an additional 30 days.
During the agreed delayed period you will not be obligated to pay any accommodation fees. To delay your start day under “Delayed University Start? Stay Your Way!”, you must supply (a) a copy of a written letter from your chosen university/college stipulating you course start date is delayed or reduced to off campus learning. This must be received by LIV Student within 5 calendar days of the date on which you have requested to defer your start date or by 1 July 2021, whichever is earliest.
On receipt of the required documentation, provided it is satisfactory, your tenancy start date and rental obligations will be void for a period of up to 60 calendar days.
Checking into your accommodation within the agreed delayed start date will void the “Delayed University Start? Stay Your Way!” policy. Accommodation fees will be charged from for the day of check in.
International Guarantors – If you wish to secure your accommodation with us and you are planning to pay your rent in instalments, we ask that you provide a qualified Guarantor. International Guarantors will be considered and required to provide suitable documentation via the online application process.
Room Moves
We do not offer room moves once you have checked in. In very limited circumstances and depending on availability, we may allow a room move. If you wish to change rooms, please contact the on-property team to discuss your requirements. If you are upgrading to a higher standard of room, you will have to agree to any uplift in rent. There is a £/€50 fee for changing rooms.
Q. How do I book?
To book you can click the ‘Book Now’ buttons on our website and register with us to book the accommodation you want online.
Q. Can I view the property before booking?
Of course. Viewings of rooms can be taken throughout the year with at least 24 hours’ notice needed to be given. We can also arrange Skype Viewings for you. Please inform us and we shall be more than happy to arrange a viewing for you.
Q. Can I choose a certain room?
Yes. The sooner that you book your accommodation the more likely you are of getting a certain room. Dependent on availability.
Q. How and when are rooms allocated?
Rooms are allocated on preference. Please enter preferences when booking through the website and followed up booking form.
Q. Can I move in early?
Yes, dependent on availability. Please speak to the booking team.
Q. What documents do I need to bring to the property when I move in?
Please bring an official form of ID with you e.g. passport or provisional/driving license. If you have not already returned the original signed tenancy agreement you should also bring these with you.
Q. Where do I get my keys?
You can collect your keys from reception when you check in. Just come straight to the main reception with your photo ID and they will have the keys ready and waiting for you.
Q. Can you store my luggage if I get it delivered to site before I arrive?
As we will be preparing the room for your arrival, we will not be able to store any luggage for you before you arrive.
Q. I haven’t yet signed my paperwork, can I still move in?
We will need your signed tenancy agreement and payment information before you move in.
Q. What time can I move in from?
You can move in any time from the start date of your tenancy onwards. We can accommodate your needs.
Q. Do I need a TV licence?
TV licences are given for the communal kitchen areas but if you are bringing your own TV for your study room a licence is required.
Q. How do I log repairs?
Any maintenance issues are to be reported to reception a member of our team will log this and the issue will be resolved as soon as possible.
Q. What is the policy on guest staying in my room?
You may have occasional overnight guests but not to have overnight visitors longer than two consecutive nights. Ensure that any visitors sign in at the reception on arrival and on departing the building.
Q. Will my cluster be cleaned?
Your rooms and cluster kitchens are cleaned for when you arrive. Once you have moved in you will be responsible for the cleaning of your room.
Q. What security is available?
24 hour CCTV is available across all our sites. The building is also monitored 24 hours a day by staff, Student Ambassadors or Security. Secure key access throughout the buildings.
Q. Can I smoke anywhere on site?
Smoking is not permitted anywhere inside of the building but facilities are provided on the exterior.
Q. How can I pay if I’m an overseas student?
Pay to Study offers a fast and secure way to send payments globally at no cost to the payer or the payee by using a simple 3 step process.
Q. How can I pay for my rent?
Payments of direct debit can be set up upon signing of your Tenancy Agreement or rent payment can be paid in one full instalment on or before arrival. We currently accept Bank transfers and cheque details of which will be given in your accommodation pack.
Q. Can I leave early and get the remainder of my rent back?
You will be liable for the full rent specified in your tenancy agreement unless a replacement tenant is found.
Q. How do I go about collecting my post?
The reception will inform you when post and parcel have been delivered to reception otherwise will be posted into your flat post box.
Q. What kitchen facilities are supplied?
Fully fitted kitchens with dishwashers, microwaves, electric hob, oven and breakfast bar with stools. Toasters, kettles and non-fitted electrical appliances are not provided.
Q. Is there a bike store available?
Bike stores or bike racks are available onsite.
Q. What is included in the room?
Within every room there is a large bed with under bed storage, mini fridges, en-suite power shower, safe, wardrobe, drawers, desk and study chair are supplied.
Q. Where do I take my rubbish and recycling?
Within all sites, there are designated bin stores with large bins for general and smaller bins dedicated to recycling.
Q. Do I need to move out over the Christmas and Easter holidays?
No- your room is yours for the duration of your tenancy. Please inform a member of staff if you are away from the accommodation for more than 3 consecutive nights for health and safety reason.
Q. Can I stay in my room over the summer holidays?
Yes, speak to a member of management for special offers that might be available.
