Deposit:
A bond amount equal to four weeks' rent before the contract starts is required as a booking deposit, which is refundable at the end of the tenancy/occupancy period.
Rent Payment:
Pay fortnightly, annually, or biannually.
Fortnightly rent must be paid a minimum of two weeks in advance throughout the lease.
Annual rent must be paid in advance, prior to the lease start date or rent payments will default to the fortnightly cycle.
The biannual option requires you to pay rent in two equal installments. The first installment is due prior to the lease start date and the second installment is due approximately halfway during your lease. If you miss the first installment your rent payments will default to the fortnightly cycle.

COVID Risk-free booking
Journal understands that these are uncertain times so we’ve introduced flexible arrangements for bookings, to give you the peace of mind you need to book now without any risk.
Deferral
For bookings made up until 31 March 2021 which begin in Semester 1 2021, Journal will defer your booking to Semester 2 2021 on the same terms of the original booking including room type and the weekly rent.
To be eligible, you will need to provide Journal with the following before your Semester 1 2021 contract commences:
Cancellation
For bookings made up until 31 March 2021 which begin in Semester 1 2021, Journal will provide full cancellation refunds (excluding credit card surcharges and bank transfer fees) in the event your booking needs to be cancelled due to travel or study restrictions or ill health associated with COVID-19.
You will need to provide Journal with at least one of the below upon requesting a cancellation:
-Evidence that your travel is impacted by travel restrictions imposed on your country of departure by the Australian Government.
-A copy of your cancellation of enrolment from your academic institution within 48 hours of receiving such notification.
-A copy of your medical certificate of ill health associated with COVID-19 within 48 hours of receiving such notification.
General Cancellation Requests:
Holding deposits are non-refundable (other than where you qualify for our First-Year Student cancellation policy, as outlined above).
If a cancellation request is received after your tenancy agreement has been accepted (other than where you qualify for our First-Year Student cancellation policy, as outlined above) you will be responsible for rent until a replacement tenant has been found.
No Visa, No Offer, No Worries:
No Visa
If, before or within 14 days of commencement of your tenancy agreement:
you can cancel your tenancy agreement without penalty and any unused portion of the rent will be refunded.
No University Offer
If, before or within 14 days of commencement of your tenancy agreement:
you can cancel your tenancy agreement without penalty and any unused portion of the rent will be refunded.
Refund Process:
Journal will process refunds due within 28 days of receipt of a valid cancellation request.
Please note that due to bonds being lodged with the Residential Tenancies Bond Authority (Victoria), the time taken to receive your bond refund is not determined by Journal.
Q. Who can live in Journal?
A. Students who are enrolled at an Australian educational institution are eligible to live at Journal.
Q. How old do I need to be?
A. Journal accommodates students under 18 years of age. Journal works closely with institutional partners to assist them with any guardianship responsibilities they provide.
Q. Do you have a community life program?
A. Journal runs an engaging residential life program called Journal Life.
Journal Life is a carefully considered, full program of activities with a focus on health, culture, community, studying and leadership.
Through the Journal Life program, you will be introduced to other students, university life and the city of Melbourne.
Q. Can I choose who I live with?
A. Once you’ve secured a room please email your request to us and we’ll try our best to accommodate it.
Q. Can I live with my partner?
A. We do have limited availability for couples to live together so please contact us to see if there is any availability.
Q. What dates do contracts start?
A. Depending on the lease you select you may have up to three start dates to choose from. Available lease start dates are shown during the application process.
Q. Can I have guests stay overnight?
A. Guests can stay for a limited time. All guests have to be registered with the Journal On-Site Support Team. They will not have their own key access and will need to abide by the Journal House Rules at all times.
