Q. What is included in the rent?
The Valley's rent makes life easy. Your rent includes utilities (water, sewer, trash pickup, and trash valet), premium cable package, wireless internet, washer & dryer. And you’ll also have access to all of The Valleys amenities, and a wonderful team that is there to help you when you need them.
Q. Do you allow pets?

Q. Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?
The Valleys insurance will not cover your personal belongings. We require all of our residents to obtain renter’s insurance for this reason. It is generally inexpensive and will cover your personal belongings if something were to happen and The Valley is happy to help you obtain renter’s insurance through The Valley leasing office.
Q. What if I need to break my lease or don't return for the spring semester?
The Valleys lease is binding and cannot be broken. If you cannot live at The Valley after signing your lease, you will need to re-let, or find a replacement for your space.
Q. What type of parking is available at your community?
The Valley offers two parking options, reserved spaces at a monthly charge or free parking at a first-come, first-serve basis.
